This property exceeded all expectations. It was a great mental reset living the beach life for a few days.

We loved this house. So close and convenient to the beach. It was so nice to have use of the bicycles to ride around the area.

Great location! Loved having the bikes (and locks) available for cruising around. Appreciated the wine and chocolate welcome. Host was very communicative and the restaurant tips in their welcome book were excellent. Each room having its own full bathroom was wonderful. The rooftop deck and grill were great too. Street parking was easy (and do pay attention to the street cleaning signs!) Would book again if in the area.

This property constantly surprised me with the attention to detail and the beautiful furnishings supplied by our host Russ! Not only were the beds comfortable, but we loved the location, the ease of parking, the bicycles for enjoying the beach vibe, the boogie boards, the provided wetsuits, the washer & dryer with laundry detergent provided, as well as the fully-stocked kitchen, ease of cleanup with provided scrubbers, paper towels, dish soap, dishwasher detergent, table mats and a lovely tablecloth! All the extras in the bathrooms were a lovely surprise as well: toothpaste if needed, a toothbrush, lotion, shampoo and conditioner, body wash, shaving cream and a disposable razor!! The rooftop beach views, the comfortable beds, and the options for beach adventures with an exterior shower to wash off, and working televisions made our stay very enjoyable and like home! The host welcomed us by leaving some of the lights on so we could find our way to our rooms easily. This townhouse has a nice, clean welcoming smell as well! I definitely recommend this place! 10 out of 10!

This was our first stay on other side of Newport Beach pier. It was a great location. There were 3 couples on this trip, so it was nice having rooms and bathrooms connected. This rental was spacious and clean. Would highly recommend.

Fantastic property. The property owner was very responsive, and the house is well stocked with everything you need. It is only one block off the beach and in a quieter part of Newport Beach. We will 100% return again.

Really enjoyed our stay. The extras of the bikes and beach chairs, umbrellas and coolers was an added bonus. A little miss leading when advised as one house from the beach. Actually true, but when considering how to access the beach, you are required to go down an alley a half a block, then the access is one house from the boardwalk and the beach. Won’t have changed a thing for party, but to put that as an advertised highlight is a little much.

Lovely townhouse with spacious rooms throughout. Very clean and well stocked. You do share the roof top balcony with the downstairs renters and parking was challenging in August.Russ was a pleasure to work with and very accommodating. I would definitely recommend!

Excellent property location. Quiet area with shops nearby. Walk e where, no problem. Quick shared rides to Fashion Island and places to dine. Host was absolutely on top of everything. Ordered a queen blow up mattress delivered next day for us. Outstanding experience across the board.

We had a wonderful stay at this beach house last weekend. The location was perfect—just a short walk to the beach, and very peaceful with no traffic noise at all when we were inside. The house was clean, comfortable, and had everything we needed for a relaxing getaway. Everything was great. We highly recommend!

We stayed for two nights at this beautiful property. The house is wonderfully equipped with everything you need included bikes that we out to good use. The beach is less than a block away and the interior is beautiful. Would book again!

This place is great. The location is perfect and the host goes above and beyond with little details, such as extra toothbrushes, toothpaste, etc. They also had 6 bikes for us to use. It was a delightful experience.

We had a great time in Newport Beach! Accommodations were wonderful and the host was exceptional to work with, both prior and during visit. Will would recommend to anyone visiting the area.

A special time shared with our children for Christmas everything was wonderful and Russ was so helpful in ideas for food and fun!

We absolutely loved our stay! You can tell the owners take pride in their beautiful rental. It was very clean, and they thought of everything you might need during your stay. The bikes were a huge plus! Great location, directly between both piers and only 1 house back from the sand. The only thing I would note is there is stairs inside the unit so if you have a toddler that your worried about with stairs, I would bring a baby gate. We ended up just using stuff to block it off and it was fine. Each room has its own bathroom and the house has tons of space. We would definitely recommend this house and hope to come back again soon.

Great location super close to the beach and to places to eat etc. We rode the bikes to dinner every night. And working with Russ was awesome! Very quick to respond and so helpful. By the end of the trip we were already talking about when to book the next vacation at this place!

My family gathered to celebrate a 100th birthday in Tustin. Our adult children wanted someplace near the beach to stay and we selected this property. It was perfect and is just as pictured in its listing. It's an upstairs property with spacious roof-top patio where we spent the evenings. Beautifully furnished with three very comfortable bedrooms. The kitchen had everything we needed. While the ocean view is a bit limited because of the property behind us, Mother's Beach is just a short walk down the side street (no busy streets to cross). The garage was loaded with towels, umbrellas and chairs. Finally, the host couldn't have been more accommodating. Five stars for this property.

Wonderful home midway between the Newport and Balboa piers. Steps to the beach and short walk to the Balboa Ferry. Home is immaculate, and has everything needed for a beach vacation. We enjoyed the fresh flowers, wine and chocolates upon arrival! Easy and pleasant communication with the Host who was available if needed. We look forward to visiting again!

Just spent a week at this fabulous home with my kids and grandson and it was fantastic...from start to finish! Russ was easy to work with, very responsive and helpful. Check-in was a breeze. The home is just as described. Nicer that many that you find near the beach for sure. They take care of the home and keep it clean and current. The home is definitely well-stocked with the essentials and we really loved having the bikes for all of us and the beach chairs, towels and umbrellas. They even had a high chair and playpens for my grandson! Rooftop area was well used too, both early in the morning with coffee and late at night with a glass of wine :) The best part though is the location. Midway between the Newport and Balboa piers was perfect...not too long either way. And, just a block off the beach. Quiet, but still right there! We thoroughly enjoyed our stay and would not hesitate to stay here again on our next trip to Newport! Thanks Russ!
