Location is incredible but place needs some major TLC.

Dave was very nice! Carpet needs to be replaced with something else. Also a little difficult to be expected to wash all the linens on day of checkout unless you are up really early stripping beds etc. No one wants to do laundry on their vacation!

We had everything we needed in the house for our family of 7. You can only see a sliver of the beach from the house but it’s less than 100 yards away. The bikes are a little old but so fun and awesome to have. Felt very safe in the quiet neighborhood. Boogie boards and wet suits and chairs and toys made our beach excursions so much better! Would stay again and would reccomend. The outside is a lot worn down for the neighborhood but the inside is updated and clean.

I had read from previous reviews that the place was a bit dated and run down. I had hoped that since Dave, the owner, had mentioned renovations, that it would be a bit better. The kitchen appears to have been recently updated, but it needed a good deep clean. Everything felt a bit grimey. The carpet (the main flooring) was very dirty. The furniture and decor was quite old and falling apart. A few small details, such as cleaning the carpets (or replacing them) and painting the baseboards, trim, and updating the decor would make a huge difference. The sheets also do not fit either bed well and come off very easily while sleeping. (The elastic on the fitted sheets is worn.) the location of that place can’t be beat though! We also really enjoyed having beach toys, boogie boards, and bikes to ride. For a couple of days at the beach, this is a great place. It is literally steps from the beach, and you can see the ocean outside of a couple of the windows (and hear it at night). We enjoyed riding the bikes down to Huntington pier (it was about a 30 minute ride with kids). And there are many shops nearby so you don’t necessarily need a car. I had planned to do laundry as we had come from a week at Disneyland, but be aware the laundry is shared with the other unit, so it was difficult to get time to use it as they were also checking out and washing the sheets and towels. If you don’t care too much about cleanliness and decor, this place would be great as it has all the amenities.

Clean place. We had everything we needed. Dave was fantastic! Highly recommend. Cannot wait to go back!

Great value for location. Check in/out was easy, host was very responsive. Nice to have garage parking access and washer/dryer access. Bikes and beach chairs were very convenient to have. We had 3 grandkids age 6, 9, 14 with us and all were happy.

The kitchen was fully equipped, it was nice to have ice on hand at check in. It was great to have beach towels and chairs. The location was good for us, so close to the beach. Nice to have parking included. We had hoped to use the grill but it was in poor condition.

Excellent Location! Just steps away from the beach! We are so glad to have this location for our budget. The beds were very comfortable and everything we needed was there. The only thing we didn’t have were plastic cups and dishes to take to the beach. They had everything else, beach chairs, toys, umbrella. There was unfortunately, loud construction on the house next door going on that created a lot of dust, but overall we had a great stay! Thank you Dave!

Everything was fine

The host was very welcoming. He also communicated affectively and responded quickly to questions. The property description was accurate. The property is very close to the beach and has everything a family would need to go to the beach. The beds were very comfortable. I have already booked another stay at this property.

Easy to find. Clean, and fav bonus was the beach cruisers provided. Had a wonderful night riding around Newport during Christmas Season looking at all the lights! Our Host Dave was very helpful.

Dave was super welcoming and helpful ..great location close enough 2 walk 2 restaurant and rhe store plenty of free parking a little view of the beach. Quiet neighborhood..bikes were great 2..really one of our best places weve stayed at hope 2 come back in the summer

Great location, one house from the sand. Full Kitchen. Bed was comfortable. Dave's (host) communication was excellent. Check-in & check-out was easy. Huge bonus: was having bikes to use, rode along the beaches everyday and the garage to park our car, since parking on the streets can be difficult to obtain. Will definitely stay again on our next trip to New Port Beach.

Reviews were such lies, this place was horrible. The carpets were covered in stains and ripped in many places. The carpet was sticky so we never felt comfortable taking off our socks and shoes. The listing says it sleeps seven but they had two beds and two broken blow up mattresses?! The only bathroom had a toilet that wouldn’t stop running and a sink that wouldn’t drain. The towels were stiff like they hadn’t been washed. The bedrooms smelled so bad we all ended up on the couches for the longest nights sleep of my life. We ended up renting another VRBO the next day and had to pay double but we couldn’t sleep another night in this awful place. When I contacted the owner and asked for a refund since I felt we were lied to he said I was crazy and that families have this place booked out for years-but I’ve got the photos so you get to decide if you’d want to take your shoes off and spend a weekend with your family here. The location was the only nice thing about it but our second VRBO was just as close to the ocean and actually had accurate real reviews and was wonderful. I wouldn’t stay in this blue hell hole for free. DO NOT STAY HERE

Location was absolutely amazing. Communication with host was great. Our hick up was not being able to use the oven. We had purchased groceries to make dinner each night to save on cost and ended up ordering 75 in pizzas the first night. The next day we were able to use the oven in the unit below us to make dinner, but just until noon. No oven use for the third day. Bummer, we ended up wasting groceries. The hard-wired fire alarm in the hallway was going off every 90 seconds throughout the first night. Host had a habndyman fix it the next morning, but it would set of again every 6 hours or so. We ended up figuring it how to stop the alarm ourselves for the rest of the trip.

All as described. Host VERY friendly.

The condo was great and just as described! Perfect location for the beach although we didn’t spend much time on the beach due to my son’s water polo tournament schedule. Condo had everything we needed and we would definitely stay here again!

The upstairs was beautiful and clean.

Location was great. Kitchen had everything we needed to cook. We really enjoyed having bikes to use. Everything was as described. Would stay here again.

Our host was available for all questions and his home was the perfect location. We enjoyed his bikes for our family of 5, used his sand toys, chairs and beach amenities. Fell in love with this town. Some things could be updated, but if you’re looking for something basic and footsteps from the beach, this is your place.

We had 3 adults so it was very comfortable for us but I think additional people would have to sleep on air mattresses. Construction across street was going on but it didn’t annoy us. A bit dated but such a great value for the money. Wireless was not very strong. We used hot spot.

This beach house was just what we needed for our little get-away to the beach. So close to the sand, restaurants, parks, and a great little patio deck that we sat out on each morning. Dave (the host) was always responsive to our texts.

The bikes, skim boards, wake boards and beach stuff are the frosting upon frosting. We used the bike trail along the beach everyday. We're hoping to use it again.

Stayed with my family (2 adults, 2 teenagers). Location is amazing! Host is super responsive. So nice to have beach chairs, boogie boards, and sand toys available. Loved riding bikes to Balboa. Rental could use some sprucing up but was adequate.

Great location! Steps from the beach. Walk to the sunset every night. Apt is a little dated but who cares when you're that close.

This is the second time our family with 5 kids have stayed here. It’s close to the beach so can come and go with ease and it has pretty much everything you need. It’s definitely on our list of places to visit again.

I had a wonderful stay at this Newport Beach apartment, located just steps from both the water and the pier. The view was fantastic, offering a perfect coastal experience. I also had the chance to meet the owner, who was very pleasant and welcoming. Overall, a great experience, and I would definitely stay here again!
