We really enjoyed the property and loved being able to use the bikes and wetsuits. Great location!!

We loved the location of this property!! It was just a few steps to the beach and the neighborhood was wonderful. It felt safe and was quiet. It had some wonderful amenities such as beach chairs, a grill w/propane, a great patio and laundry available. While we knew from the pictures the property was older and a bit dated, we were surprised at the overall condition. It had very old carpet with various stains (always felt damp and dirty), filthy box fans, broken blinds and stained bedsheets. It could definitely use some TLC. The internet didn't work reliably, and parking was also a bit of an issue. While Dave did share very specific instructions about how to park (very tight quarters), we had one incident where we didn't park as close to the metal pole as we needed to which resulted in him yelling at us from his balcony in front of some incoming renters. We had been at the beach and didn't realize we were not far enough back. This made us very uncomfortable running into him during the rest of our stay.

What a great spot, so close to the beach! The bikes were a highlight of our trip and and we loved the convenient access to them. The house rules were very reasonable and easy to follow and this stay allowed us to fall in love with Newport Beach.

Lots of supplies for cooking. Loved the bikes and boogie boards and you can’t beat the location for the value of the stay!

Dave was attentive and extremely nice/easy to work with! The building itself is a little run down, but it was comfortable and the location more than made up for it.

The location gives this place 5 stars, the beach chairs and sand toys really are an excellent touch. The condo itself is pretty plain Jane, nothing fancy, parts are in need of some repair or update, but really it's just what we were looking for, traveling with kids it was nice being in a place where I didn't need to worry about nice trinkets and breakables. I would absolutely stay here again, it was a great stay, I felt safe and never had an issue with parking (my stay was in winter, summer may be different), but there are some things that may be deal breakers for others. -The floors need updating, not necessarily dirty but the carpet was matted down pretty bad to where it felt gross underfoot (I just kept shoes on), there is mold on the washer and all of our clothes came out smelling really bad (the owner is aware and is working on it) and the washer ruined a few pieces of clothing (if I stayed again I would plan on not washing any clothes), the furnace doesn't work, and the repairs in the bathroom are pretty bad (very patchy, gives it a run down feeling), oh and most of the wetsuits were threadbare and unusable. But honestly for the location, being 30 seconds to the sand, these things were very trivial for me. The kitchen was pretty nice, the stove worked great, the beds were just fine, the blow up mattress worked really well, and it's really close to a lot of places to eat out, we were even able to order gluten free pizza for delivery. Great stay, excellent host!

The location was 100% the best part of this stay. We were able to maximize our time in the ocean, on the sand, and riding bikes up and down the boardwalk. The amenities at the house allowed us to enjoy the beach and local parks with the kiddos.

The place is so close to the beach, you could walk out with your morning coffee, but there was not actually a beach view due to another row of houses between us and the beach. The house was clean and the kitchen was fairly well stocked. The carpet seemed ready to be replaced, maybe with tile due to all the sand and such that gets tracked in. Everything worked well. Having TVs in the living room and both bedrooms was nice. Parking was easy. Overall double thumbs up.

Right across the street from a beautiful beach with lots of chairs and beach toys to use. It is big and comfortable and the neighborhood is feels very safe and quiet. Kitchen, bedrooms and bathroom were all clean but it could use a good tidy. Host was very responsive to questions. Definitely felt like a good deal for the price!

Great spot and great access to the beach

The house was ideal for us. very simple and feet away from the beach. I took my adult special needs son who is loosing his eye sight and can not see well and is not able to walk to far due to his feet so it was perfect. We are use to dry climate in the dessert so my Only complaint is there was No AC and was very humid inside as no real breeze came in the house as the houses are very close to each and block some of the breeze, but fans were provided and that helped at night. The owner responded to everything very fast and he was very kind and helpful.

It was a great place and location. Kitchen was awesome. Bikes were very enjoyable but could use a little tlc. Carpet was as reviewed. Master room had a very musty odor so would beware if you have any sensitivities.

Took the family to the beach for Easter vacation. The location is perfect with the beach steps away. The kids loved it and we will definitely come back.

Hi there, I’m the condo you just stayed in. I know, I know—I’m not exactly the belle of the beachfront ball, but I try my best. Or at least I used to, back in 1987. That was my golden era. Let’s talk about my carpet. Actually… please don’t. It’s been through some things. At this point, it has its own ecosystem and possibly a personality. It’s stained, soggy, and smells faintly of mystery mold with undertones of regret. If you ever wondered what “yuck” would look like in shag form—now you know.The air in here? Let’s call it “eau de mildew.” Not exactly a spa scent, but it is… consistent.My decor? It’s what you’d call “meh.” A little bit grandma’s-basement-meets-yard-sale-leftovers. Not offensive, but not exactly warm and inviting either. More like: “You’re here for the location, right?” Now, credit where credit is due—the owner lives on-site and is super chill and communicative. You text, he replies. No complaints there! It’s clear he tries to make the best of what he has, and the place did technically appear clean. But let’s be honest, no amount of Lysol can erase decades of wear and water damage. So here’s the tea: If you’re looking for a budget spot with a responsive host and you don’t mind a little musty nostalgia and questionable carpeting, you found it! But if cleanliness and comfort are high on your priority list… maybe keep scrolling.With love,Your tired-but-trying condo

Loved how close to the beach it is.

This place was great. We didn’t have a rental car but with the bikes we could get to plenty of restaurants in the area. And the beach is so close and we loved the patio

The property is not fancy and doesn't have fancy frills but if you're looking for a reasonably priced property that is within steps from the beach then this property is worth consideration.

Great location.

Ok so when I booked with all the great reviews I assumed the pictures were deceiving but they are accurate. The place is really close to the beach, like walk across the street and you’re there so that was really nice. Kitchen accommodations were pretty good. The major problems that I had were the cleanliness. Old stained carpet that really need a good clean and stains on the comforter in the master and what looked like blood on the pillow for the additional blow up bed. Parking is listed, what is not listed is that the owner needs access during the day from 9 am to 9 pm so you have to find somewhere on the busy streets, sometimes you can find one close sometimes not so much. The last thing I struggled with is the washer and dryer are shared with the owner and rental above so if you have laundry to do you have to stay close. Towels and sheets are supposed to be washed before you leave which one load to wash took an hour and a half so it’s pretty time consuming. All and all you are paying for access to the beach but if cleanliness and privacy are priority then this might not be the place for you.

The property was so great in so many ways and not so great in so many other ways. The great part was the location. One House from the beach. You could hear the waves. It was a quiet area. The house itself needs attention. The carpets are disgusting. I would not go there with a toddler. Bring shoes so you can wear inside otherwise your socks and feet will get dirty. Other minor things wrong. For example, were only four forks. We met the owner and he said he would look at the list of things that we left of things that were wrong and try and fix them. The owner was very nice. The property just needs attention. The bikes were great. There were wetsuits if we would’ve wanted to use them, all the beach equipment you want you want that was there. If you get past the deferred maintenance and the carpets the place was very good Hence the title Ying and Yang.

The towels smelled like mildew and the place had a smell of cigarettes with an attempt to cover it up. Otherwise we were comfortable. The spot is great and I just re-washed all the towels. If towels sit in the washer for a day and then they’re thrown in the washing machine they still don’t smell good. Silverware was limited. My own wetsuit was taken off my patio and the upstairs guests thought it was community property. I found the wetsuit before I left. Host was nice.

Dave's house is a no frills home in a perfect location. The listing pictures are accurate. The home needs some maintenance and should get rid of the carpet, but I can overlook that for the price and the area. It's only one home from the beach and you can hear the waves from the large patio. It is walking/biking distance to the pier, restaurants (Zabb Thai lunch special!), grocery store, donuts, coffee, etc. It's an easy bike ride to Huntington Beach. The area is pretty quiet. The owner is a nice man. We brought our own bikes, so I can't speak to the condition of the bikes or other beach stuff he provides for free. Take note, the home across the street was just torn down, so expect some construction noise in front of the patio. I'd rent this home again.

We had a good stay. The location is great, just a few steps away from the beach. Love that they have multiple bikes, beach stuff, and even wetsuits for our use. The place was clean and cozy. The only “con” would be that they instruct the guest to do two loads of laundry before leaving. One for towels and one for bedding. It’s just too much when your trying to pack and clean before leaving at 11am.

Great stay. Kids want to do it again!

Great location. The only things I didn’t like was being told to do the laundry (bed linens and towels). I also thought it was weird that I was asked to move my car at least twice a day with no set times. I wasn’t there to stay in the room. Other than that I would definitely return.

Nice weather and area.

We met Dave right away and he gave us a run down on all of the amenities; bikes, umbrellas, chairs, etc. He was super friendly and made us feel welcomed. The house was super spacious and didn't have a bunch of clutter like some houses we've stayed at before. We appreciated this since we had our whole family with us and came with our own stuff. We loved the location - super close to the beach and walking distance to a few of our favorite restaurants. We will certainly be back!

We were beyond thrilled with the location and living space. It is a charming place, the manager is very nice.
