LIVING & DINING AREAS:
The main living space features a sofa bed and loveseat arranged around a Smart TV with streaming capabilities, creating a relaxed setting to unwind. The adjacent dining area includes a table with seating for six, ideal for shared meals. Please note that the fireplace is non-operational.

BEDROOMS:
- Primary Bedroom (Second Floor): King-size bed, streaming TV, and private balcony
- Guest Bedroom (Second Floor): Queen-size bed and streaming TV

BATHROOMS:
- Hallway Bathroom 1 (Ground Floor): Step-in shower

OUTDOOR SPACES:
The outdoor patio offers a large dining table with seating for six, a propane gas BBQ grill, and a propane fire pit—perfect for gathering and enjoying ocean views just steps from the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major large and small appliances. A breakfast bar provides barstool seating for four, creating a casual dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
Air Conditioning: In the primary bedroom only.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: A double garage accommodates two small to mid-size vehicles, with access via the rear alley. Additional general neighborhood parking is available (metered and unmetered).

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This property was exactly what we needed: charming, very clean, more than one barhroom, comfortable beds and furnishings. Very convenient to walk to the beach.we were surprised there was an apartnent above the garage, but it was not disturbing. We wiuld look forward to a return trip. MAHALOOh, just a side note, the indoor dining has elevated chairs which i had not noticed in the listing.

    What a great house in a fantastic location. The sand of the beach is just a few houses down. The house is well stocked and ready to host, with an office area (monitors provided use DVI connections), beach chairs, and boogy boards. We loved the house and already are looking forward to coming back again.

    Our family was visiting for a quick weekend trip. I highly recommend staying at this house. Close to restaurants, grocery stores, shopping and the beach. The host was in constant communication with us and provided excellent service.
