The home features a bright and inviting layout with comfortable living spaces, updated appliances, and easy access to your private front patio, where you can relax and enjoy the California sunshine.

The open living and dining area includes a comfortable sofa set, a TV, and direct access to the frontpatio through a sliding glass door, creating a seamless indoor-outdoor flow for relaxing and gathering.

OUTDOOR SPACES:
The front patio features seating for six along with a propane gas grill, providing a comfortable outdoor space for dining and relaxing.

KITCHEN & AMENITIES:
The kitchen is open to the living area and includes counter seating with five barstools. It is fully stocked with dishes, utensils, cookware, and bakeware, along with a full range of large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One parking space is provided in the shared rear garage on the right side, accessed via the alley. Additional free street parking is available throughout the neighborhood when available.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This was a perfect place for us to vacation for the 4th of July. You are close to everything you need. The house was nice, updated kitchen and the patio was great for relaxing and people watching.

    We had to evacuate the Pasadena area and found the perfect spot in Newport Beach! The beach was steps away and any restaurant option at fingertips! The accommodations were exactly what we needed!

    Could have been cleaner (found used contact lenses on the floor along with dirt and grime throughout). TV in the master did not work. Nice location but that was about it.

    The place was very nice and the location was excellent. All neighbors were very friendly along with the locals. Only have 2 negatives- it’s about time the flooring be replaced along with pots and pans. All being said, we would definitely stay here again.

    My family and I came up for Memorial Day. The communication and check in process was prompt and clear. The unit was clean and comfortable. The location was incredible, and having a garage space was awesome so we didn’t have to deal with finding a parking spot in Newport. For surfing, it’s a laid back lineup and people were friendly. We’d definitely consider staying again.

    We loved this stay! Clean and just as described Only complaint would be how noisy the above unit is. You can hear conversation and all movement etc Not a tenant issue i just think the floor is super thin for some reason…. So you hear everything. But bedsides that a great property!!! We loved it

    The beds and linens were super comfortable. My boys and I slept very well, as long as the neighbors above us were asleep. You can hear every move they make through the floor, including toilets flushing and showers being used. Their kids were heavy footed and a bit rambunctious- but luckily for them I’m a mom of boys, so I understand. Anyone else renting below them would have thrown a major fit about the noise (it was a lot and LOUD), probably more an issue of the building being older and thin between levels. But this is something that should be warned open renting. The home provided all basic supplies, except a spatula. Plenty of large and face towels, though low quality. More hand towels for the bathrooms would be preferred. Home was easy to access, garage parking was helpful, windows and doors all in working condition with screens, W/D was useful. The property met our needs and made for a relaxing week, despite the noise and lack of spatula.

    Great location, has parking (!) and super responsive host. We had to find a place to stay very last minute during the few days around new years and we are so happy we found this place to stay :)
