The lower-level open-concept floor plan brings together the living, dining, and kitchen areas, all enhanced by beautiful ocean views. The living space features a comfortable sofa and upholstered side chair arranged around a cable TV, while a dining table with seating for six offers a welcoming place to gather. Sliding glass doors open to the oceanfront patio, creating a seamless indoor-outdoor flow.

The lower-level front patio features comfortable seating overlooking the boardwalk and beach, offering a perfect spot to relax and take in the coastal scene. A propane gas BBQ grill is also available, ideal for sunset cookouts by the ocean.

KITCHEN & AMENITIES:
The kitchen is located on the lower level and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A shared washer and dryer located in the garage, with complimentary laundry supplies provided.

Parking: Two tandem spaces in the shared subterranean garage. CAUTION: EXTREMELY LOW OVERHEAD CLEARANCE. Accommodates low-profile vehicles only; vans and SUVs will not fit, with a clearance of only 68. Keep all vehicles and valuables locked at all times. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The property management was great, however the home certainly had a lot more wear and tear than I expected. I also got a text for check in and when I arrived to follow directions the check in code for the door did not work. I had to call the property management company and they informed me I couldn’t check in until 3. Just a little miscommunication.

    Excellent location. The living area is small, but we spent most of our time outside. Parking can be challenging in this area, but overall, it was a fantastic place.

    Overall, great stay. A few comments offered for improvements. All 6 chairs on front patio could not be used as they were full of major rust and some had sharp chips which actually could be quite dangerous. They need to be replaced. Rear bathroom had sewage smell for entire week and same bathroom towel rack was rusty. We prefer to cook and eat on-site and some kitchen items need replacement (dull knives, dull paring knife for vegetables, and so on).

    Great location - great people watching - furniture in living room was ok - not comfortable for a family - only thing missing was a toaster - otherwise we had a great stay. Walking distance to everything was the best!!!
