Tucked away from the crowds yet close to great surf and local dining, you’re within easy walking or biking distance to the best of Newport Beach. Relax on the front patio or the spacious upper deck, offering a mix of sun and shade, ample seating, and a BBQ grill for evening cookouts. Step inside through the classic red Dutch door to begin your coastal getaway.

LIVING & DINING AREAS:
The ground floor features an open-concept layout connecting the living area, dining space, and kitchen for easy gathering. The living area offers comfortable sofa seating arranged around a cable TV and a fireplace (not operational). A dining table with seating for 6–8 provides ample space for meals, with additional breakfast bar seating for two at the kitchen counter.

BEDROOMS:
- Guest Bedroom 1 (Ground Floor): Two twin-size beds, en-suite bathroom, access door to garage
- Guest Bedroom 2 (Second Floor): Queen-size bed with pass-through door to the third guest bedroom

OUTDOOR SPACES:
Enjoy two inviting outdoor spaces designed for gathering and relaxing. The front patio features an outdoor dining table with seating for six and a gas BBQ grill, perfect for easy meals al fresco. Upstairs, a spacious deck offers a large dining table with seating for 10 and a partially covered layout, providing the ideal balance of sun and shade.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: Two parking spaces for midsize or standard-size vehicles in the double-car garage, accessed from the rear alley. No oversized SUVs. Garage dimensions 80 H x double wide. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This Newport Beach area house was wonderful for our family! Location was fantastic, home was clean and spacious, and beds were comfortable. The rental company was very responsive, and we would easily stay here again. While the house was a bit older and not as updated throughout as where we typically stay, its wonderful for this expensive location.

    Love the location; unless you are planning to travel to some of the SoCal attractions you can easily stay here and never drive. Plenty of restaurants within walking distance and grocery store only two blocks away. Beach is 3 minute walk.

    This house is an easy walk to the beach which was perfect for us. We also walked easily to the shops and restaurants as well as the pier. The house comfortably slept our family of 6. Our family had a nice stay and would stay here again.

    Great location and perfect for 6 adults. Beds comfortable and showers good. Close to everything (especially the beach). Nothing plush or fancy (living room could have a little more comfortable seating) but a glorious time.

    It was my first time in California and it didn’t disappoint. House was located a couple blocks from a great beach. Dolphins and pelicans just off shore were fun to watch. Close to great food and shopping. Watching the sunset over Catalina Island was beautiful. Would definitely stay here again.

    For the price paid this place was perfect. Had a few boogie boards in garage to use. A 2 car garage is a big plus plenty of space. Beachview realty was very helpful in helping us move location to a house that was accommodating to my mother who couldn't go up and down stairs. We ate on the front porch with the nice umbrella every meal. Nice quiet street
