LIVING & DINING AREAS:
Located on the ground floor, this bright and inviting living space features a beautiful open layout with a wood-burning fireplace and three French doors that open to a large, sun-filled bayview patio. A 55 TV adds to the comfort, while a dining table with seating for six provides the perfect spot to gather and enjoy meals together.

A propane fire pit adds a cozy touch for evenings, while the propane gas BBQ makes outdoor cooking easy and enjoyable.

KITCHEN & AMENITIES:
The kitchen is located on the ground-floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire two-story 4BR/2.5BA residence. This includes all interior spaces and the private bayside patio. Guests may access the dock area; however, all boats are reserved for owner use only and are not available to guests. By booking, guests agree to allow the boat owners to access the dock and their vessels at any time via the exterior walkways and back patio, without prior notice.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Extended Stay: Available for stays of 31 nights or more.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A stacked washer and dryer are located within the home, with complimentary laundry supplies provided.

Parking: One garage space in a single-car garage; parking in or across the driveway is prohibited. Street parking on Newport Island requires a special permit during the summer months. Do not park without a permit. A permit can be supplied with advanced notice from Beachview Rentals. Visiting guests may need to park off the island, throughout the peninsula neighborhoods.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.
