Our 2 BR/2 BA rear second floor cottage on the Newport Beach Peninsula is stylish, practical, and centrally located near some of Newport’s best attractions. Just one house from the popular 18th Street beach, this inviting coastal retreat offers modern conveniences and easy access to the surf, sand, bay, and nearby shopping and dining.

LIVING & DINING AREAS:
The living and dining areas provide a comfortable, casual setting for relaxing after a day by the water. Furnishingsinclude an upholstered sectional sofa and cable TV, along with a dining table that seats 4-6 guests. The adjacent kitchen counter also offers barstool seating for 3.

BEDROOMS:
- Guest Room 1: King bed; Roku TV; en-suite bathroom; peek-a-boo ocean view
- Guest Room 2: Twin-over-full bunk bed set; Roku TV

BATHROOMS:
- Bathroom 1: En-suite to Guest Room 1; spacious step-in shower with rain shower head
- Bathroom 2: Hallway bathroom; tub/shower combo

OUTDOOR SPACES:
Just outside the entry door, a small deck offers cushioned seating for 4. Outdoor features also include a propane gas BBQ grill and a shared outdoor shower.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major appliances and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on-site, including a 2BR/1BA and a 1BR/1BA are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared coin-operated laundry facility is located in the closet along the side walkway near the back gate. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One small covered carport space is provided for compact vehicles only. General area street parking is also available when space permits, with some free and some metered options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Perfect location. Just steps away from the beach, pier and shops. The kitchen was perfect for our stay and was well stocked. Our host was super responsive and extremely friendly. The master bedroom was huge, with the second room being a bit small, but it worked for our family of 4. It got a little warm in the master bedroom, compared to the rest of the place but it was very comfortable. As others have described, the car port is extremely tight. We were able to park our Hyundai Tucson, but the driver didn’t have much room to squeeze out. The neighbours were friendly, but with it being Christmas they had a bad habit of leaving their garbage in our bins (2 times), but the rental company was extremely responsive in clearing them out for us. We would stay here again.

    We've been renting houses along Newport Beach for about 10 years now and we all agreed that this was our favorite one yet. Location, the property itself, the master suite/bathroom--everything was great. Highly recommend.

    Amazing master bedroom and shower. A good amount of space. Parking was definitely tight. Dishwasher didn’t work. Had to make after hours call, they were responsive and friendly.

    We had a great stay overall. This property is located in a great location, half a block from the beach and within close walking distance to shops, restaurants, and Balboa Park. It is small, but suited our family well with bunkbeds for the children, and a large master suite. The carport is extremely small, but we were thankful to have a designated space to park in. The management company requires quite a bit of information upfront, but was very easy to work with and available to answer questions. I would recommend this property and look forward to our next vacation in Newport Beach!

    The property was small, but clean and accommodating. The Property Manager was very helpful and easy to communicate with. The only downside to this location is parking. The carport is tiny and parking in the area can be very challenging.

    This rental is steps from the main beach and boardwalk and close to cafes, restaurants and shops. The unit looks a bit more light/bright in the photos, but generally fits the descriptions given. Beds were very comfy.

    #C was the perfect place for my daughter and I to land, spend the weekend and have everything we needed. The place was perfectly clean and I really appreciated that. The beds, linens and extra towels were a huge part of my 5-star. So many times you get a great place and then the beds are uncomfortable or they use cheap linens and so you're up all night. These were GREAT!! We really enjoyed ourselves, thank you!
