Just one home from the popular 18th Street beach, this thoughtfully designed retreat offers the perfect blend of comfort and accessibility, with easy access to the sand, bayfront attractions, and nearby dining and shopping.

LIVING & DINING AREAS:
The living and dining area features an upholstered queen pullout sofa bed, an upholstered side chair, cable TV, and a dining table with seating for four, creating a comfortable and functional space for relaxing and gathering.

BEDROOMS:
- Bedroom 1: Queen bed and Roku TV

BATHROOMS:
- Bathroom 1: Hallway bathroom with tub/shower combo

OUTDOOR SPACES:
A small seating area for two is located just outside the unit’s entry door, along with a propane gas BBQ grill. A shared outdoor shower is also available for rinsing off after a day at the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the outdoor seating area. Additional units on the property, including a 2BR/1BA and a 2BR/2BA may also be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared coin-operated laundry facility is located in a closet along the side walkway near the back gate. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One small covered carport space is provided and is suitable for compact vehicles only. Additional neighborhood street parking is available, including both free and metered options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Beach cruiser bikes for all ages are available with free delivery and pick-up, including helmets and locks. Additional items such as child seats, trailers, body boards, surfboards, large ice chests, wagons, Pack-n-Play portable cribs, high chairs, and twin rollaway beds are also available. Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    My girlfriend and I chose Newport as the location for a weekend getaway and were thrilled to find this lovely one bed one bath to be our home base for the weekend. Everything is perfectly within walking distance and there is a mirage of shops and restaurants to try in the area. 10/10 location.

    Location was awesome, home was clean and equipped with necessary items. Home as described. Beachview rentals checked in on my family and I during our stay and made sure everything was going well. Thank you VRBO and Beachview.

    As soon as we walked in, we were overcome with a heavy stench of smoke/must. We had to wait until the morning to get a resolution, due to the late hour of our arrival. I double checked, & it WAS listed as nonsmoking. We were also surprised at how the place looked compared to the listing - photos were very well staged. Our main concern, however, was the smell. We all woke up with headaches in the morning. I reached out to the company. They apologized & stated that the cleaning crew did not report a smell and reiterated it was a nonsmoking rental. They stated that they could NOT move us to any other rental (despite having others available) because all their homes are independently owned. They also were not willing to give a partial refund. Their only offer was to send in their cleaning crew which we declined because 1) all our personal belongs were unpacked throughout the rental & 2) if they couldn't detect it the first time and their cleaning process didn't rid it yesterday, it was unlikely to this time. We reached out to VRBO to help but their money back policy did NOT apply to this rental. Other issues to note: cracks in tub, paint peeling in places, no bedding for the couch pull out, mold in the crease of bathroom sink and countertop, designated parking taken by other tenants. We didn't bother to send these issues to the rental company as we knew it wouldn't make a difference.

    Couldn’t have been a better location. The only negative about this cute place is, I felt enclosed. The pics make it seem really bright and airy. However, due to how close the homes are to each other, they needed to add a privacy fence around every window in the unit. We rented the back of the unit (B). It was certainly better than viewing another home but if you are looking to view out a window, rent the front of this unit not the back. The shower was a bit odd as the door where the faucet is - doesn’t open, so you had to be undressed or get your clothes wet when turning on the shower. Again, the location was super great so i was ok with the above mentioned items. And the

    We needed a smaller place for our larger family overflow and your unit was perfect. We actually were able to use the ovens for Thanksgiving Turkey!!! Thank you for a great visit!

    We came to be married in Lover's Cove in Corona Del Mar. Had a blast and 2nd time staying here. Totally cozy and great location. Would be 5 of 5 stars but the mattress was soft and should be replaced. Otherwise great on all counts.

    Loved this location! We were so close to the beach and could walk to so many restaurants and shops. But a couple of things to keep in mind- There is construction right across the alley and it woke us up bright and early Friday morning with a lot of banging. Not a great start to vacation! Also, the parking is very tight. There are 3 spaces super close together and it’s extremely hard to get in and out of load your car. One of the spaces is right in front of the gate and made it almost impossible for us to get out and around the car to our car. With that being said, I was thankful for a dedicated space that saved me from street parking! All in all, it was a really great vacation with very few complaints ???
