LIVING & DINING AREAS:<br>The ground floor living and dining area features a leather sofa with fold-out capability, a loveseat, gas log fireplace, and both cable and streaming TV. A dining and game table with seating for six creates a versatile gathering space. A Dutch entry door opens directly to the front patio, boardwalk, and beach, enhancing the home's connection to its oceanfront setting. Upstairs, an additional sitting area offers panoramic ocean views, vaulted ceilings, a leather sofa with fold-out capability, cable and streaming TV, a wet bar, and access to a private ocean view deck with seating for two. The fireplace visible in this space is not operational.

OUTDOOR SPACES:
The front and side patio areas serve as the centerpiece for outdoor living, offering exceptional views of dolphins, migrating whales, and daily coastal activity along the boardwalk. The space includes a built-in gas BBQ grill with counter space, an outdoor dining table with seating for six to eight, and a market umbrella, creating the perfect setting for dining and relaxation by the ocean.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes both large and small appliances, along with island barstool seating. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two queen fold-out couches with extra linens and pillows are provided. Twin rollaway beds can be rented instead of the couches by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the rear garage, with complimentary laundry supplies provided. Please note that these facilities are shared with long-term studio tenants located at the rear of the property.

Parking: Two parking spaces are available along the property's private side driveway or parking strip and can accommodate vehicles of all sizes. Additional neighborhood street parking is also available, including metered, unmetered, and pay-station options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Upon entering the location there were two dead cockroaches inside the house and one live one inside the downstairs bedroom, The shower downstairs was leaking. Also, it says it sleeps 8 but really 6. One pull out coach, one queen bed and one Jo g bed. Not really for eight especially if you have older kids.

    It a great location that did not disappoint. The house was mostly clean, but there were maintenance issues. Some windows did not work at all. Some electric plugs did not work at all. Had to wash all the dishes because they were not clean. Some things were extremely rusty. Still had a great time.

    The house is in a great location, away from hustle of pier traffic but close enough to get there with an easy walk or bike ride. Love the layout with 2 living spaces, one upstairs and one downstairs. Nice kitchen but would suggest upgrading cooking equipment for people that do cook when renting. Outside of that I give this place a 5 star rating. Rental company is great to work with and they provide excellent customer service. We will be back!

    The location was absolutely perfect! There was enough parking for both of our giant vehicles, which for that location is not always the case. They were responsive any time we needed anything and suggested a few local things as well. The space was perfect and homey and close to the park for the kids when they wanted a little extra play. We will 1000% be looking to stay here again and just might make it a tradition! Thank you guys sooo much!!

    Everything about this trip was amazing.. From the views in the morning to the relaxing wave sounds at night.. Everything is right in walking distance, the host was more than responsive and helpful.. There wasn't much i needed because everything was already set and in order.. I would definitely come back and stay again
