- We allow service animals at this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.

- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- This unit is located on the bottom floor, and there may be guests staying in the upstairs unit during your stay. We apologize for any inconvenience.
- Please note that new construction has begun across the street. Some daytime construction noise may be heard, typically from morning to afternoon. The noise is not constant, and no work will occur on weekends or federal holidays.
- The reservation holder must be at least 25 and must be present for the entire stay.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

    We had an absolutely wonderful stay at O'Neill 1. The house is just steps from a stunning, peaceful beach. It was clean and well cared for and looks even better than the photos. The hosts were extremely welcoming, communicative, and went above and beyond to make sure we were comfortable, checking in and generously accommodating our requests. Unfortunately, we had a Tsunami warning on our last night, and they reached out right away to ensure we were safe and informed. We couldn’t have asked for a better experience. Highly recommend!

    The property is conveniently located to a variety of restaurants and shopping. Easy access and parking with a perfect location near the beach Condo has bikes, beach toys, and chairs along with everything we needed inside as well. AvantStay was responsive and provided all needed information for the stay. It is a well run business with a clean, modern style and appeared as represented in photos. Definitely will stay again with my children.

    The house was perfect! Location was 20 steps to beach. Fully stocked with beach chairs, umbrella, sane toys, beach games, boogie boards and plenty of beach towels! Made going to the beach so enjoyable! The beach cruiser bikes were a blast! I’m a mid 40’s mom with my teens. They got me riding to breakfast and around at night. So fun! House was clean! Washer and dryer great addition! We even stayed an extra night than originally planned and booked! Would definitely recommend and would love to stay again! All small details thought of. Owners truly care about their guests! The rental agency was very supportive with any questions!

    Our family stayed in this unit for a long weekend and had a blast. We loved walking a few steps to the beach and playing in the surf for hours. The unit had bikes, beach toys, chairs and towels, so it was easy and fun! Newport Beach can be loud but this area at the edge of town is a little more private and fairly quiet but it’s not secluded. But the location is perfect, we could walk to get coffee and food nearby and the airport and Disneyland are around 30 mins away. it was fun to ride the bikes down the boardwalk and there’s so much to do in Newport Beach for all ages. There is also a little park adjacent to the unit, and it was great to have a garage with parking as it can be tough in that area.

    My family had a fantastic time at this property! Very clean with all of the necessary beach amenities!!!! We loved the beach toys and bikes were so fun to ride all around Newport!!! Property management was super responsive and courteous!!! Overall, we had a great time!!

    This home had everything we needed for a fun family vacation, along with excellent customer service, which more than compensated for the location which was unusually busy for December due to some construction and holiday traffic.
