Thoughtfully designed for comfort and convenience, this inviting retreat offers easy access to the sand, nearby bayfront attractions, and all the top destinations along the Peninsula.

LIVING & DINING AREAS:
The living and dining area features an upholstered sofa and loveseat, cable TV, and a dining table with seating for four. Additional barstool seating for three is available at the adjacent kitchen counter, creating a functional and comfortable gathering space.

BEDROOMS:
- Bedroom 1: Queen bed and Roku TV
- Bedroom 2: Full-over-twin bunk bed with twin trundle

BATHROOMS:
- Bathroom 1: Hallway bathroom with tub/shower combo

OUTDOOR SPACES:
The front patio includes seating for two and a propane gas BBQ grill, offering a relaxed outdoor setting. A shared outdoor shower is also available for rinsing off after a day at the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor cottage, including all interior spaces and the front patio. Additional units located on the property, including a 1BR/1BA and a 2BR/2BA, may also be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mat by making advance arrangements with our office.

Laundry: A shared coin-operated laundry facility is located in a closet along the side walkway near the back gate. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One small covered carport space is provided and is suitable for compact vehicles only. Additional neighborhood street parking is available, including both free and metered options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Location is fabulous! House is cute, Small in size, perfect for a couple and possibly small children. sharing square footage on the listing would help determine if this space works for your party. Overall I liked this house, it was clean and as pictured. The parking was too tight for our liking (Hyundai Elantra) so we opted to park on the street - metered parking. I would stay again for a couples get away.

    STAY HERE!!! This unit is perfect for a small family who wants to hang out at the beach and have accessibility to all that LA has to offer. The unit is EXACTLY as the pictures depict. We loved being able to open the front door. The open air and lack of humidity and bugs were such a treat. The beds were comfortable and there was plenty of closet space. The kitchen had everything we needed. There were plenty of bath towels and beach towels/chairs. The location to the beach was just amazing and being able to walk to all of the shops and restaurants was great. I didn't get in a car for an entire week. The instructions provided by the rental company were on point and should be followed - especially the small car recommendation. The rental company was really easy to work with. The only small flaw, is that the WIFI wasn't amazing. WIFI on the main tv was fine but wasn't great in the bedrooms and when I tried to work it was very spotty and I ended up having use my hot spot the entire time to work and watch tv in the bedroom. Totally fine for me but something to consider if you don't have a hotspot. Golfing and sports in LA were so much fun. I hope we can come back and if we do we will stay here!!

    Great location, close to the beach and pier. Designated parking in rear of building was way to tight. Had a compact suv. Had to adjust it around just to get out of the doors. Need to put a beam that spans across the whole carport and get rid of the vertical posts in the middle. Neighbors in the back moved cars to let us in and out. They were nice.

    We traveled here for a beach vacation with our newborn and it couldn’t have been a better overall experience! From the ease of booking and communication with the property management company to the perfect location close to the beach, it took the stress out of things and made our trip very enjoyable.     This was the perfect little cottage, steps from the beach, minutes to the pier and restaurants. It had everything we needed, and was clean and lovely! Would love to return and will recommend!
