Newport Beach House on the Oceanfront, Great Beach and Bay Access

We had a blast. We had 27 people with us and a frenchie and had plenty of room. Rooms and kitchen were clean and well equipped. View from top balcony was great. The host was very informative. We had a small issue with a couple of fans and she was right on it. Washer and dryer available but quarters only!!! So many stores , restaurants ,playground and soccer field walking distance.Highly recommend and we will definitely stay here if visiting New Port again. Thanks again!

The house was wonderful for our large family reunion. It was wonderful having 2 kitchens and 6 bathrooms. We had 21 people. Shauntelle was a fabulous hostess who gave us VIP care. The beach there has perfect waves perfect for boogie boarding.

My friends and I had a great time staying here! Shauntelle, our host, did a great job and gave us a VIP treatment. She was very accommodating; working with us to give us check-in and check-out times that worked for our schedule. And the property was furnished with everything we needed! We had all the linens, bedding, and utensils we needed.The property itself is great! There were 11 of us staying there and there was more then enough room there for us all to sleep comfortably! We were there to have a board game retreat and there was more then enough room for us to have multiple games going at once. And right outside is the beach, so when we wanted to take a break from gaming we could just walk outside and relax on the beach.

The ocean view is breathtaking; we loved waking up to the sound of the waves each morning, and the sunsets were absolutely spectacular.The kitchen was fully stocked with plenty of dishes, pots, and pans, making our retreat meals easy and enjoyable. The outdoor patio deck offered a gorgeous view of the Pacific Ocean and was beautifully lit at night. We also appreciated the direct access to parking, the Balboa Pier, volleyball courts, and the firepits—definite highlights for us. We spent much of our free time exploring the charming coffee and souvenir shops, then relaxing on the beach and stargazing by the warmth of a bonfire.Our host was incredibly responsive and thoughtful throughout our stay, and check‑in was seamless. We truly felt well taken care of from start to finish.We can’t wait to come back. If you’re looking for a relaxing, comfortable, and well‑appointed beach retreat, this is the place.

We had a fantastic stay at this Newport Beach home while celebrating my mom’s 70th birthday with our family, and it couldn’t have been a better experience.Shauntelle was an outstanding beautiful host, kind, responsive, and very accommodating. From the moment we booked through check-in and during our stay, communication was clear and easy. She truly made us feel welcome and provided a level of care that felt thoughtful and personal, creating a VIP experience for our family and friends.The location is excellent. The home faces both the beach and a nearby parking area, with a popular walking path right in front where people bike, scooter, skateboard, and enjoy beach walks. It added to the fun, lively beach atmosphere and made it easy to enjoy daily walks, ferry rides, and time by the water.The house comfortably fits our large family and was well set up for group living. We cooked most of our meals and appreciated having all the cookware, dishes, and space needed to gather together. It truly felt like home and was perfect for a small family reunion. We also spent time at Disneyland with all the kids and enjoyed local favorites and a popular M&M Donut Shop, a great bonus to an already memorable trip. Overall, this home had everything we needed for a comfortable and meaningful stay. Our stay at 510 Oceanfront was an amazing experience. From the time we booked the property to the final check-out, everything worked very smoothly and seamlessly. Shauntelle, our host, was very professional and extremely easy to work with. She clearly cares a lot about providing guests with specialized care so that we had a VIP experience. Prior to arriving at the property, she reached out by email and phone to make sure that we were aware of many important details related to the check-in process, and then during check-in, she spent a large portion of her day checking on us and then walking us through the property, introducing the lighting in each room, the function of the satellite tv's, and details related to each kitchen, etc. Additionally, she was always available by phone if we had any questions during our stay. She went well above and beyond expectations to make sure we enjoyed our stay. Honestly, I couldn't ask for a better host. The house itself is great! All of the bedrooms and bathrooms are fully updated, the water pressure in the house is wonderful and the hot water is fast and powerful. There were 14 of us in our party and with all of the many kids and adults simultaneously taking showers and washing dishes, we did not encounter any difficulties with water usage whatsoever.The beds were extremely comfortable. They feel very new and the bedrooms are very nicely appointed individual tvs. All of my family members had three nights of very comfortable sleep.

This beach house exceeded our Christmas expectations. I have been doing VRBO for over 10 years and our host Shantelle was probably the most attentive we have ever had. She graciously gave us a late check out because the next guests weren't arriving until the next day. Most of the living is done upstairs because the table is huge and we had a blast playing cards up there every night, and of course the view is spectacular. But if it gets too noisy (We had five little kids with us, and four couples), You can go downstairs where it is quite peaceful and feng shui. Nice place to read a book in peace and quiet, & has rooms that get dark enough to lay babies down for a nap. The kitchens are wonderfully stocked, we cooked four big meals. There's a TV in every room & Wi-Fi is great. Coffee on the patio up or down is amazing. Almost every bedroom has its own bathroom! The location can't be beat. Literally less than one block to the Balboa Island ferry, we rode bikes over there & saw Christmas lites. Its a super easy walk to Ruby's at the end of the pier, & there's three fun hopping bars just around the corner. There is a cute kids playground near the pier, and the beach sand and fire pits are mere steps away, where we watched some Beautiful sunsets.Shauntelle was great checking on us, fixing one door lock problem immediately, got us extra towels & beach chairs. She is more like dealing with a friend than a landlord. I would do this again in a heartbeat. GREAT house for big groups!

Shauntelle was very kind and helpful with all of the questions I had. This beach house is amazing! So many places/things to do right next to this house and our family of 26 had plenty of room for all of us to sleep here.

Property was furnished with everything you might need. Shauntelle was very responsive when I had questions, did a great job with the welcome tour and called during the stay several times to see if there was anything we needed. Area was great for the grandkids and great grandkids. Views from the upper deck were great. I would definitely recommend this place.

We had an amazing time at the Newport beach house last weekend with 10 friends to celebrate the 60th birthday for two of us. The house is beautiful, spacious, and all the beds are super comfortable. We loved the balcony and enjoyed the sunsets! It’s in the perfect location with a very short walk to the Balboa pier. We had fun taking the ferry to Balboa Island and a harbor cruise to see celebrity homes. It was easy to book through VRBO and Shauntelle made sure the house had everything we needed. She was always available if we needed anything and I was grateful she provided extra towels and blankets that we requested. We would definitely stay at this beach house again!

Had a wonderful stay. Shauntelle was super welcoming, helpful and detail oriented. The house was big enough for our needs, with lots of bathrooms which made getting ready nice. The location was incredible, everything within walking distance.

Parking was easy. Kitchen, bedrooms toilets, livingrooms were great and most importantly the porch upstairs coz you can watch the sunset from there.

This was a fabulous place for our large family gathering! Shauntelle, the host, was super helpful and attentive. The location was amazing. Steps from the sand. The house had two kitchens stocked with everything you need. Plenty of linens. Slept 27 easily. Beach toys, chairs, and umbrellas were an added bonus! We would love to come stay again! Shauntelle was AMAZING to work with! She was not fazed at all by our large group or by our even larger needs. She was extremely accommodating and went out of her way to ensure we had a great trip. The house is adorable and set up for large groups. It’s a little crazy at first with all the futons- but when you have multiple families with little ones and you can keep them in rooms with their parents- it’s perfection. I have a large extended family and we meet up often in different parts of the country. We have stayed in some elaborate and spacious homes. This one was by far one of our favorite houses despite being much smaller and simpler than others. The house had everything we needed for our meals and even some extra fun like playing cards and beach toys. It was close to the beach and having the cars parked right in front of the house was perfect for our loading and unloading. Our trip was split between Disneyland and the beach. The drive to Disney was only around 30 mins so that was ideal. We were not thrilled with the area around the Disneyland parks or the rentals available so we were thrilled with the location of this rental. There was a cute store next door that was sadly only open on the weekend. We were within walking distance of many shops, treats and things to do. Our kids loved playing at the beach and doing surfing lessons. We also did a whale watching tour down the street at Davey’s Locker. I’m excited to come back to this area and will definitely stay again!

As the saying goes, location is everything, and this house certainly has a great location. It is located on the boardwalk in Newport Beach, just steps from the Balboa Pier. We spent 8 nights in the house with 23 adults, teenagers, and children. Despite being right near the beach, it was fairly quiet in the evenings and morning hours, and not loud even in the middle of the day. There is a large parking lot nearby, which worked out well for the several cars we needed to park.The house is large and very well equipped with everything we needed. It was very clean when we checked in.Shauntelle, the property manager, was terrific to work with. She called us several days before our stay and covered everything we needed. She arranged extra bed linens, towels, and even beach chairs, a canopy, and beach umbrellas. The video walkthrough at the beginning of our stay answered all our questions and gave us a good overview of the property. She promptly and efficiently handled the minor issues we had during our stay.If you are looking for a great location for a large group, look no further than this house!

We were so blessed to stay in the Newport Beach House on Oceanfront of Balboa Island. Location is right on the walkway next to Newport Beach. Our student group and chaperones truly enjoyed our location, very comfortable house with furniture you can actually sit and relax in. We slept well, bathroom spaces are plentiful and well appointed, good water pressure. The location of the home was ideal--close to shopping, coffee shops, boardwalk/pier, parking and, of course, those thunderous waves! The House was clean, with many amenities: laundry, dishwasher, coffee makers, parking, fold out futons, plenty of pans and dishes, large gas grill, crock pot, toasters, and oven space. The home fit our group of 36 very nicely, and we were all very comfortable. Front porch seating was pleasant, and accessibility to public showers to rinse sand off was very convenient. The hostess was very accommodating, helpful, and responsive to my questions if I needed help. We truly enjoyed our stay. Best place for large groups, will definitely book again. Thank you so much.

The location is perfectly centered between the beach, shops, restaurants and entertainment. The house was perfect for the 17 we had but can easily hold more as all couches are comfortable futons. The deck and living space on the second floor is perfect for the large group to hang out. It was clean and new and the host Shauntelle was great about giving us the VIP treatment with extra chairs and towels and anything we needed. She also did a virtual check in process so we could save time when we got there. Even gave is early check in. Having the garage to store our bikes and stuff was also a nice benefit. We will be renting it again.

We booked this beautiful beach house for my Mom's 80th birthday celebration with family, and it was fantastic. We created such wonderful memories that will last a lifetime. As 20 people, we had never all stayed together under one roof before (ranging from 7 years old to 80 years old), and it so much fun! Shauntelle was extremely professional and had excellent communication throughout. She provided the highest end VIP service and always made sure things were seamless. Location, location, location! The location is simply amazing, with walkable access to everything - the beach, fire pits (just make sure you end by 10:00PM), Fun Zone, ferry ride to Balboa Island, and there is bike rental storefront literally next door. The house looks just like the photos, and was fully stocked with everything we needed. If you need beach chairs, beach towels, extra blankets or bath towels, Shauntelle will be sure to have that ready for you at check-in. You just have to let her know and she has your back! She goes out of her way to make sure her guests are accommodated at the highest level. Talk about VIP service! It was an epic vacation, and the house was everything. We hope to book again in the future.

What a wonderful property! The location on the boardwalk was perfect for our beach loving family. Having stayed in Newport Beach before, I was somewhat concerned about finding parking for our three vehicles because I know that can sometimes be an issue. However, parking was easy and literally right outside the front door. Everything, from shops, restaurants, the Fun Zone, and the Catalina Flyer is located within a very short walking distance from the house. We took the Flyer to Catalina Island on one of our days. We had such a fun time and it was so easy to do. The property actually consists of two units; an upper and lower, which can easily be connected. We reserved both units and our group of 14 (8 adults and 6 kids) had plenty of space to really spread out. The two youngest kids (3 and 7) had a blast in the bunk bed room and the 13 year old was thrilled to have her own bedroom and bath. Having two kitchens and two living rooms was really convenient. A favorite hangout location for the adults was the upper level deck. Great for people watching, sunsets, and enjoying the sounds of the waves. I can't say enough good things about Shauntelle, the owner and property manager. She made the whole experience from beginning to end easy and seamless. Communication with Shauntelle was excellent. She made sure to explain everything about the property and would check in with us to make sure things were going smoothly. She truly did provide a VIP service!

This home is amazing and Shauntelle was so wonderful to work with! She is very thorough and accommodating. She even did drop-offs at the house for additional items we needed. The location is beautiful and so close to the Fun Zone, shops and food. We walked on the Balboa Pier to Ruby's our first night to enjoy great food! We used body boards, extra beach chairs and additional bedding for futons. Fire pits are close. Everything we wanted was available. The home is beautifully decorated, exceptionally clean and has a gorgeous view from the upper patio! Our family get together turned out just as we had hoped. Wonderful property for our family reunion. 15 of us, ages ranging from 6 to 77, and plenty of sleeping accommodations plus more if we had needed. Having 2 kitchens was great for a group like ours. Shauntelle is absolutely amazing. She made sure our arrival was seamless, that we had all the information necessary for all the various devices in the property, and immediately responded to any questions that came up during our stay. Being able to walk out the front door and right to the beach, to walk to restaurants, shops and entertainment, and to go a few blocks to the bay and go out on boats and rent water equipment meant that we really didn't need vehicles during our stay. Great place for a group stay!

This is a great property with an excellent hos. Shauntelle delivered a total VIP treatment. Every question answered immediately, every special request met making our 4 generation family reunion exactly what we had hoped. An excellent home in every regard. Furnishings and finishes, bedrooms and bathrooms all immaculately clean and comfortable. We were a group of 15 aging from 1 to 83. Perfect for all. Shauntelle will do every reasonable thing to ensure your stay is first rate and worthy of the VIP Treatment label. Highly recommend this well-equipped property right on the strand with easy public parking adjacent. Fabulous access to the beach. This is a 10-plus!

We loved staying at this beach house. The house accommodated our family get-together perfectly. We loved all the bathrooms. It would have been helpful to know that you have to walk through the room with bunk beds to get to the back bedroom downstairs.There was plenty of room for all 23 of us in our family, from 2 years old to 87 years old. The location was perfect!All of our communication with Shauntelle was great!

The beach house is wonderful and in the perfect location. We had a little issue and it was taken care of right away! I would stay here again and again! The owner really cares and takes pride in providing a place for people to gather and make memories.

Myself and 20 of my friends had the best girls trip ever here!! The location is right next to the beach and within walking distance of many restaurants and shops. We all fit comfortably within the space, sharing beds and the futons were surprisingly comfortable - Shauntelle, the host, even provided extra bedding for the futons free of charge and was very accommodating to our large group size! We used the grill on the porch and on the first floor with 0 issues - all the amenities we used worked. I had several girls compliment and thank me for finding and booking this place. The check in process was very thorough and we all felt very taken care of. I especially appreciate communicative hosts and Shauntelle was perfect, answering questions weeks in advance to check in and reaching out before and after our stay. Cannot recommend enough!

We had a wonderful trip for my mother's 70th birthday. Plenty of rooms and bathrooms to accommodate adults and a 2 year old. The location was perfect, close to the pier and restaurants right on the beach. My only complaint is there was nothing provided in the bathrooms so just note you need to bring your own shampoo/conditioner and soap.

We stayed in the Beach house for three nights from (Thursday- Saturday) to celebrate our son’s Match Day from UCI medical school. We were a family of 27 people with age ranging from 4 to 60 coming from all around the world. The place was very comfortable for us. This place is located right at the beautiful Newport Beach. One can literally walk to the beach and the view from the upper level deck is amazing. Boulbova peninsula it sled is beautiful and safe with a lot of activities within a walking distance from the house. Some of us walked to Duffy boat rental place, whale watching boats, and the bike rentals are next door. Shauntelle, was exceptionally responsive and available to address every request/accomodation we made.For example, there were only 12 bath towels for the whole family, I requested if we could have one for each adult, we got them. One of the things I was worried about was the quality of beds especially the futon beds. The futon beds turn in to real beds and are very comfortable and accommodate adults! The parking might appear little tricky, but there the a pier parking lot in front of the building and also some of us found street parking as well. Great place for a large family gathering! We will come back again!

Our cycling team stayed here for a training camp. We loved the location and bike routes nearby. Lots of bike paths and awesome coastal riding! Shantelle, made the check in process super simple and helped with extra bedding needs, parking, and anything we needed quickly! We highly recommend staying here with a large group!

Our Oceanfront home was undeniably perfect for our team's trip out west- pristine condition, effortless beach access, comfortable beds, and a kitchen with everything we needed to cook meals at home. Congruent with top-notch amenities provided, I was more impressed with the impressionable communication I received from our property owner/manager- Shauntelle Esposito! She wholeheartedly cared about our groups experience- and our overall satisfaction! Shauntelle was incredibly responsive, and made what is normally an uneasy trip- irreplaceable lasting memories for the entirety of our group! Lastly- the location was ideal for just about everything Balboa had to offer. We had a wonderful holiday weekend together with a large family group. Having so many rooms and bathrooms allowed us to have our own space, yet gather together for meals and family time. Shauntelle was extremely helpful and hospitable. Location was excellent and convenient to beach, pier, bikes, ice cream and the boardwalk! Easy walking distance to the Balboa Ferry and fun. We'll be back!

This is a great property especially for big groups. The beds and pillows were really nice and comfortable which is always skeptical at these places. It's close to lots of places to eat so wasn't necessary to have a car.

This is our 9th trip to Newport Beach in the last 13 years but our first time staying this close to the Balboa Pier. If you are from Arizona and come out every fall break, consider staying at this end of the area, over Newport Pier. It is much quieter, and much less teenager traffic. The fire pits at the beach were awesome and an added, plus. The restaurants and bike rental shops were convenient and close. And when you want to go up to the chaos at Newport pier it’s only an eight minute ride on a bike. This house itself was incredible. Each room offered a lot of space and comfortable beds. The bathrooms were up-to-date and clean. And there’s definitely enough couch space for many teenage kids to sleep on if you have your entire family with you. We especially loved the garage for storing all of our bikes. And the parking around the area was convenient and never an issue. The waves directly in front of us at the beach were not great for surfing or boogie boarding. But if your family is like ours, just rolling in the waves was really fun. We would definitely come back to this house and do it again. Great location, great atmosphere, great parking, great house, great gathering place.

The house is great! We had access to all that Balboa has to offer. Minutes to the beach, bay, and restaurants. Parking in the city lot was safe and convenient.

We loved being able to walk every where. Ice cream. Doughnuts. Food. The beach. We even took the free trolly and went to dinner. Location was amazing. House was well stocked and equipped. And the owner bent over backwards to help us.

First of all to find a place directly across the beach in an artistic location on Balboa in Newport Beach was amazing. With our family, we had 30 people staying there from 70 years old to two years old and they loved it. The owner or agent who worked with us Shauntelle was very responsive to emails and answering questions We will be back.

WOW. What an incredible experience and weekend. We booked this beautiful beach house for a large group of 25 & everything from the location, service, & house itself exceeded expectations. From the beginning Ms. Shauntelle went out of her way to accommodate us: from drafting a payment schedule, to making sure we had extra pillows, towels, etc. She was an absolute pleasure to work with & more than happy to communicate through email, text or phone. The place is marvelous. We rented the entire home, though each floor is completely set up as its own unit with a large fridge/freezer, 3+ bedrooms, 3 modern bathrooms, dining & plenty of convertible couches for lounging or sleeping guests. Located on Oceanfront Blvd with a balcony upstairs & patio on the 1st floor, we were literally steps from the sand. Beach chairs, umbrellas etc can be requested which was great since who wants to lug beach chairs on vacation? (not me!) Also, the convenience of two off-street parking spaces cannot be understated. However, once the cars were parked we could just walk! Balboa Lily’s for amazing coffee/breakfast/lunch. Newport Harbor Boat Rentals for duffy boat rentals. Cabo Cantina for delicious margs & Mexican fare with breezy open windows. Next door is a bike rental (and ice cream) shop so you can lazily cruise the wide beach path and daydream while passing in front of all the gorgeous beachfront homes. 100% will be back, even if just for a couples’ retreat upstairs! Highly recommend.

The house is great! The location couldn’t be better and the whole place is spacious and very very clean. We made great use of being able to walk to the Balboa Island Ferry, the pier, the Fun Zone, restaurants, bike rentals, and of course the beach! Shauntelle was very helpful. She responded to all of my messages right away, walked us through everything we needed to know, and even checked in with us to make sure we were happy. My only recommendation is to bring your own extra sheets and towels. The house can sleep up to 35 people but they only provide sheets and towels for 12! I was surprised we would be charged for needing more towels but we brought our own and made do.
