Newport Beach Cottage Steps from Sand of the Ocean and Bay

This house was in the best location!! The house is fantastic and has every amenity you need for the beach. Washer/dryer, fully stocked kitchen, all of the beach supplies you need for the best day at the beach. We needed nothing!! Have never stayed at a place where the host has been so thoughtful and generous. Terry was thoughtful, kind and incredibly understanding. The house is clean, cost and our favorite place we’ve ever stayed. The walk to the beach is around the corner, on a quiet road. We were safe the whole time. Perfect place for anyone. We were there with our kids but it would be great for all ages. It has a darling patio on the front porch with a bbq grill and table and chairs the host allows you to use.

Cute little place to stay. Nicely decorated and perfect for our 4 family members. Easy check in and Wi-Fi worked great. We liked being close to the beach on one side and Marina on the other. Parking was not bad, we always found a spot close to us. Will love to stay again!

I'll definitely be returning to this treasure. You can have your breakfast on the front patio with a harbor view. Then, walk to the beach, which is practically in your backyard. You get to run back and forth to your house for every little need. Which was a big plus for our family.

Small but clean property. On a busy street but that really wasn’t a problem. Easy access to the beach & shops. Host was easy to communicate with. Enjoyed our stay.

We enjoyed our stay. We parked our car once and walked all over. There is plenty to do around the area with the bay across the street and the beach behind the house. The cottage was very clean and supplied you with everything you need for the beach. No neighbors above you as it is a one story home. We will be back!

This was our second time at this same place. Love love love! It’s our happy place…a perfect retreat for my girls and me. Terry was an excellent host-timely responses and great communicator. Looking forward to returning again!

Ideal spot for walking to Newport beach and restaurants. (Try Lighthouse for brunch across the street). But space is very small and a bit dark. No views at all. There were no toiletries, so bring your own.

Grandparents plus one 5 year old grandchild for a Fall getaway. Perfect set up. Roomy livingroom, eat-in kitchen (NO dishwasher). Includes beach toys, boogie boards, beach towels. Very nice! aware...)

We were very pleased with our stay. Close to many of the attractions, but amazingly quiet for a major street. Nicely set up, and the owner communicated well

We enjoyed our stay immensely. When there were WiFi issues, Terry was responsive and came over and fixed it promptly. Great communication. Great location. We want to book another stay soon!

First thing I'd say is that if you have an understanding of the area and know what to expect from a rental, then I can say it was a good place to stay. Newport beach area is busy, especially on Balboa Blvd. This house's front porch faces Balboa Blvd and is on the ocean side of the road, not the harbor side. This is not totally clear based on the photos for the listing. The house was well stocked with beach chairs, toys, and boogie boards. Any they were all in good to new condition. Much appreciated. The house is small and fits on a half lot. This was expected and fine by me. The only concern in the house one may have is that the bathroom is fairly small. So, if you are a larger person, it will be a tight fit if not inconvenient. Another unfortunate situation is that the house on the back lot has an outdoor space that backs up to the bedroom windows. Although no one bothered us on our stay, the motion light for that space blinked on an off into our window a couple nights. I could see it being a problem if you were trying to sleep and they neighbor wanted to sit on the patio and have a conversation with their guests. The biggest drawback was no fault to this house, but the house next door on the corner hosts some questionable residents who blow cigarette smoke onto your patio 24/7. This was a bit troublesome for us and caused us to have to keep our windows closed at night. Not trying to be too negative, as we did enjoy our stay.

Do not book this property. Terrible communication, charged for the trip and didn’t even stay in the property. Had to book another property. Owner would not refund money.

Nice little 40's bungalow, good location. None of the houses near the beach in Southern California have air conditioning. That's never a problem. The next door neighbor to the north SMOKED non-stop, all day, and all night. We had to close our windows because of this guy. Just a heads up to the non-smoking vrbo peeps. If cigatarette smoke bothers you, I'd look elsewhere, or maybe this guy moves out next year? Who knows. No fault of the owner though.... Just tough with 4 foot setbacks. We couldn't use the front patio table/chairs, as the smoker dudes window was right next to the front patio.

Perfect place to stay. Beaches very close. Nice and clean. Comfortable beds. Great patio. Everything you need for a relaxing vacation. Grocery store near by. Parking was easy. Owner was very nice and made the renting process easy. Very professional. I will definitely stay there again.
