An all around pleasant stay in an ideal location. My brothers and I treated my Mom to an 80th birthday celebration with a long weekend and she loved this place. Having a car is ideal so you can drive to other spots such as Crystal Cove State Park but this is a great walking location too. Clean and relaxing near the beach, glad we chose correctly!

We had a great stay and the location is great. The property manager was very attentive and the check in process was very smooth.

The house was great! Exactly as pictured and very clean. The host met us to welcome us and walk us through the house and all the amenities. Great location…quiet and very close to the beach.

The internet connection was horrible. It did not even work most of the time as well as the area was weak signal to the phone

Great parking, full kitchen overall great stay

Great house with everything needed for a fun filled break. Good location and good parking. Unfortunately, noisy neighbours which were annoying from early mornings. Shared washing/drying facilities in garage with other tenants which was a minor inconvenience.

I was surprised to learn this was an upstairs unit with shared parking and garage. This should have been made clear in the description. The first night the other tenant blocked our vehicle in garage. I messaged the next morning at 7:30 am and did not hear back for 3 hours. We would have preferred a no contact check in process instead of in-person. It was not convenient. Also, coffee station was insufficient for 2 day stay. As a prior host, a complimentary coffee station is standard for such a short stay. It’s a nice place but fell short of my expectations given the price point.

The house was very nice and well maintained and had all the essentials. The kitchen had everything we needed and nice quality items. We really enjoyed our stay, great location many activities with in walking distance.

Our family had a great stay. The house was as expected. The kitchen was well appointed with dinnerware, utensils and cookware. The beds were comfortable and we appreciated the large TVs in each room. We were happy to be able to park two small SUVs onsite. The location was perfect with short walking distance to the beach, restaurants and other activities. Definitely would book again.

Wonderful accommodations and location right off the beach. So many amenities including the beach supplies! Communication was on point. Would absolutely come back.

We had the best time in Newport Beach visiting my son and daughter-in-law who live in the area and this beach condo was the perfect home base for us. We had seven adults comfortably stay here. In addition to two people in each room, we used the inflatable bed which was very nice and very comfortable. This property is well stocked and clean and just steps away from the beach. We loved the location for strolling around for great coffee and food and it is also the perfect location to walk to the Balboa Fun Zone, Balboa Island Ferry and the dock where we took our Whale Watching Tour. Another perk of this property is that we had two parking spots (one in the garage and one in the driveway). The garage had bicycles and beach chairs among other things to make your beach time enjoyable. This unit is upstairs and there is a downstairs rental but we literally did not hear a peep from the group staying there. I definitely recommend this property if you are looking for a perfect place to stay in Newport Beach!

Good location roomy and they provided bikes beach chairs and towells

Very enjoyable stay. Convenient to restaurants, shopping, and the beach. The house was spacious and clean. The beds were comfortable and the shower had strong water pressure and the water was hot. We experienced no problems during the stay and would definitely stay there again.

I took my teenage daughter and her friend to Newport for a few days of Spring Break and we really enjoyed the property. It was clean and comfortable. The location is incredible - right in the middle of everything and a quick walk to the beach and restaurants!

This place was great, centrally located in the heart of Balboa Peninsula. A block away from the beach and restaurants, with a garage full of bikes and other beach gear. The house is really well appointed to make your vacation a special adventure. I would definitely recommend staying here. Denise, the house manager was very responsive. Last, be sure to visit Great Mex restaurant for some of the best tacos.

Overall great well stocked home with everything you need for a great beach weekend. Only downside was the downstairs people were a bit loud until 3 am.

Loved the decor and location of this well-appointed beach getaway. We also chose this particular listing for the desk alcove so members of our family could “work from home” while others explored the area. We will have to come back as there were many amenities that we didn’t even get a chance to use, such as the outdoor barbecue and patio.

This is where you want to stay! 1block from the beach and 3 blocks from the ferry to Balboa Island! The home is beautiful and has everything you need! Beds are comfortable, kitchen is well appointed, and the front room relaxing. We loved using the bikes to ride on the boardwalk and to the fun zone and used the beach chairs to sit and enjoy the sun and ocean! This place is simply wonderful!!

This place was where it said it was. Just feet from the beach. You may not get a view from the living room couch but it was close enough to hear the waves slam the ground. The ocean is never still. The place, beautiful. The colors of blue and white made the home clean and roomy. 3 bedrooms 2 bath. I would say there were 2 masters and that's because 1 bedroom had a restroom and that was a normal size room but the other bedroom was bigger. They're were 2 sliding doors that led to the balcony. A fireplace, table and enough room for the air mattress that sleeps 2. Each room has a smart tv. You don't need to bring dishes or wine glasses. They provide everything. They have beach towels, chairs and bikes. Balls, gloves to play catch and little pails for the kids to build a sandcastles. They have more but I don't want to spoil it for you. If you are planning a trip to the beach for a week or longer or maybe just for a weekend, this is the place to stay. It sleeps 8 comfortably.

We had a great time staying at this Balboa Peninsula property. The check in process was smooth with a representative actually showing up to show us around the place and to answer questions. Nice outside furniture available to enjoy morning coffee. Close to the ferry that goes to Balboa Island, as well as a number of local restaurants.

We had a great 3 night stay. Such a convenient location for the beach and harbor! They had all the accessories that you need for the beach (wagon, towels, chairs, mats and bikes too!) Loved our stay!

We loved our stay at the property with our family of 7. The home is clean, well organized, has a well-equipped kitchen, and very comfortable beds. Beach chairs, umbrellas, towels, and beach games are all provided. The outdoor patio is a great extension of the space and so pleasant to spend time on. The location near Balboa Fun Zone is fantastic, as it is close to shops, markets, and restaurants. I highly recommend staying here!

I recently had the pleasure of staying at this charming VRBO condo on Balboa Peninsula, and it truly exceeded all my expectations. The condo itself is spacious, bright, and thoughtfully designed. The open-concept living area is perfect for relaxing after a day of exploring the island, and the fully equipped kitchen made it easy to prepare meals whenever we chose to dine in. The comfortable bedrooms offered a restful retreat. One of the highlights of this property is its fantastic location. Just a short stroll from the condo, you'll find the delightful shops, cafes, and restaurants that Balboa Island is known for. And let’s not forget the picturesque waterfront just steps away – it’s ideal for morning walks or evening sunsets. The hosts were incredibly accommodating and provided excellent recommendations for local attractions and dining options. Her attention to detail and commitment to ensuring a pleasant stay were evident throughout our visit.

This property is as stunning in person as it looks in the photos. Spacious, clean, and stocked with everything you need - kitchen supplies, bikes, beach chairs and umbrellas, Brand new washer/dryer (in shared garage). Everyone in my family raved about how comfortable the beds were, and my teens appreciated having their own rooms with TV's. The location cannot be beat - 75 steps to the boardwalk on the beach, and plenty of restaurants and entertainment near the Fun Zone about 10 minute walk away. No car needed! The owner provided us with restaurant recommendations and connected us with a tour of the harbor in a Duffy boat. We were greeted by the owner's rental agent who showed us everything we needed to know about staying in the unit, using the TV, etc. Overall, we were impressed with everything about this property. HIghly recommended.
