This modern tri-level 4BR/4.5BA home with AC was thoughtfully designed for a fun and comfortable Newport Beach getaway. Located just steps from the sand, the home features private bathrooms for each bedroom and smart TVs throughout for added convenience. Spend your days enjoying the beach, then head up to the rooftop deck to take in stunning sunset views. With shops, dining, and local attractions all within easy walking distance, the location is hard to beat.

LIVING & DINING AREAS:
The ground-floor living area features a comfortable sofa set arranged around a TV, creating an inviting space to relax. The open-concept layout flows seamlessly into the kitchen and dining areas. A dining table with seating for eight offers plenty of room to gather, while a separate game table with seating for four adds a fun space to unwind.

OUTDOOR SPACES:
Enjoy multiple outdoor spaces designed for relaxing and entertaining. The ground-floor front patio features a BBQ grill for easy cookouts, while the second-floor sun deck offers seating for two, perfect for a quiet morning or evening. Up top, the spacious third-floor rooftop deck is ideal for gathering, with a dining table for eight, a gas fire pit surrounded by sofa seating for six, and a faux grass lounge area. A charming peek-a-boo view of the bay adds a subtle coastal touch.

KITCHEN & AMENITIES:
The kitchen is located on the ground floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire tri-level 4BR/4.5BA residence. The neighboring 4BR/4.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the second-floor hallway, with complimentary laundry supplies provided.

Parking: Two garage spaces that accommodate most regular-sized vehicles, accessed via the rear alley. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property utilizes outdoor-only surveillance cameras and recording devices, including a doorbell camera at the main south entrance facing outward, a doorbell camera in the garage facing the exterior garage door, and a camera on the third-floor rooftop deck monitoring the exterior. No cameras are installed inside the home, and all devices are used solely for exterior security purposes. The property is also equipped with noise-monitoring technology, such as decibel readers, to help protect the home, support guest safety, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This house is near the beach boardwalk. It appears to be strictly a rental house. We liked our location, however it was raining, so not much use of the patio. The upstairs shower door leaked water onto the bathroom floor and the walls were thin(snoring neighbors were heard overnight). We were stressed that we were supposed to bring our own toilet paper/paper towels as was indicated, plus laundry pods. There wasn't enough towels so we were constantly doing wash. Overall, I would choose something else next time especially for the price of this place.

    The condo was not what we expected. It was furnished akin to a college apartment with cheap furniture and beds with mattresses no thicker than a futon. The bedding was worse than a college apartment with flimsy duvet covers, scratchy sheets and the worst pillows you can buy. The staircase steps were cracked on just about every step. There was absolutely no beach view whatsoever. The bathroom showers were poor and had mold in the tile. The only redeeming features were that the kitchen was well stocked for cooking and the beach was a block away - although you'd never know it from the inside of the condo.This did not feel like a vacation - it felt more like your flight was cancelled and you had to stay at a cheap hotel for a few days until you could re-book so you make the best of it.

    Great location - a short block from the beach and walking distance from the pier, shopping and restaurants. The four bedrooms, all with their own baths was perfect for our group of 7. The rooftop deck was awesome. Also we had a couple of small issues while we were there and the property manager was easy to get a hold of and responded quickly to take care of the problems.

    Everything was great! We felt very welcomed and the customer service was top notch. We had a small issue with the toaster and fire pit and I text and within a very short time, someone was out and fixed them both! We couldn’t believe how prompt it was taken care of. It was perfect for 3 couples and we will definitely be back.

    We loved our stay in this home! It is in a great location within walking distance of shops and many restaurants while also being steps from the beach. There was plenty of space for our family of 8 to stay comfortably. House was clean and having the garage for parking is a game changer during busy season. Would definitely stay here again!!

    The property is in great shape. Nice kitchen, great open layout on 1st floor with lots of seating and 2 car garage. 2nd floor has ample space in the bedrooms and adjacent bathrooms. Love the 2nd floor covered patio. 3rd floor bedroom and rooftop patio are awesome. Only drawback, is the street noise. But, location and proximity to everything is great. Walkable, and close to the beach, and close to the bay.

    We had a wonderful time at this property over the Memorial weekend for my daughter’s graduation from Chapman. The location works perfectly for strolling to the beach, going out to eat, and grabbing midday snacks. The kitchen, living room and rooftop area are great gathering places for our informal breakfasts and quick lunch prep area.

    Great property a block from the beach and nearby main Newport strip/pier. Can’t beat the location and space was ideal for larger group with multiple bedrooms and levels. Outdoor areas were great as well. Convenient two car garage as well. Would stay again.
