Located just steps from the sand, the home features private bathrooms for each bedroom and smart TVs throughout for added convenience. Spend your days enjoying the beach, then head up to the rooftop deck to take in stunning sunset views. LIVING & DINING AREAS:
The ground-floor living area features a comfortable sofa set arranged around a TV, creating an inviting space to relax. The open-concept layout flows seamlessly into the kitchen and dining areas. A dining table with seating for eight offers plenty of room to gather, while a separate game table with seating for four adds a fun space to unwind.

Enjoy multiple outdoor spaces designed for relaxing and entertaining. The second-floor sun deck offers seating for two, perfect for a quiet morning or evening. Up top, the spacious third-floor rooftop deck is ideal for gathering, with a dining table for eight, a gas fire pit surrounded by sofa seating for six, a BBQ, and a faux grass lounge area. A charming peek-a-boo view of the bay adds a subtle coastal touch.

KITCHEN & AMENITIES:
The kitchen is located on the ground floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire tri-level 4BR/4.5BA residence. The neighboring 4BR/4.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the second-floor hallway, with complimentary laundry supplies provided.

Parking: Two garage spaces that accommodate most regular-sized vehicles, accessed via the rear alley. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property utilizes outdoor-only surveillance cameras and recording devices. There is a camera at the main south entrance facing outward, in the garage facing the exterior garage door, and on the third-floor rooftop deck facing the exterior that is not currently active. No cameras are installed inside the home, and all devices are used solely for exterior security purposes. The property is also equipped with noise-monitoring technology, such as decibel readers, to help protect the home, support guest safety, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Good clear communication with host. Nice place and nice outdoor spaces. It’s a popular beach community so expect people and traffic noise. Ear plugs & background noise might help for sleeping.

    The home was well appointed! It accommodated 10 of us very comfortably. The property management company responded immediately if we needed anything.Location is fantastic one block from the beach.Overall a great home!

    Nice property in a good location. Kitchen had what we needed as well as towels, shampoo, beach chairs and toys. The bunk heds were creaky and could use tightening, but overall comfortable. Would stay there with a group again.

    The house was great, we all thoroughly enjoyed our stay. We were there four nights and didn’t want to leave. Great to have a separate bathroom for each bedroom and a washer and dryer. Close to the beach, bike paths, the pier, restaurants, and coffee. The chairs, umbrellas, wagon and footballs were a nice addition and we used them every day. After a day in the sun, it was great to relax on the rooftop terrace. We are already looking into booking our next summer vacation in Newport and staying in the same house.

    From the booking process to chemcing out wverything was smooth. Amy questions we had were answered by host within hours. Cozy atmosphere, easy location for parking beach and restaurants. Ubers came fast. Took a boat out one day. Highly recommend and have it stop at bars along the harbour. Beautiful well kept clean location
