This 2000+ square foot townhouse is the perfect space for families, friends, sports teams, or business travelers. It is a one size fits all space. The downstairs is a large open living area with a family room (with a 60 4K TV), a dining room, and a kitchen. There is a full sized front loading washer and dryer inside available for guest use and detergent is provided. Outside, there is a generous patio area with a Weber Genesis 3 burner gas grill.

The kitchen has a Wolf range, fridge, drawer microwave, toaster, coffee maker, and electric tea kettle. High quality non-stick cookware, bakeware, and cooking utensils are also provided. A set of beautiful Mikasa bone china dishware along with coordinating flatware and glassware is also provided. If you have any questions on specific items that are provided, please just ask!

There are 4 bedrooms total with Tuft & Needle mattresses; all four bedrooms are upstairs. There is a powder room downstairs and three bathrooms upstairs. Each upstairs bathroom has a large shower with a rainfall shower head and a handheld shower head. Bed and bath linens are professionally laundered and plenty of beach towels are provided. Nest bath toiletries and hair dryers are provided for guests along with an iron with an ironing table.

Please note that this property does have a one car garage, but will only fit a small to mid-sized SUV or car. There is street parking around the property for larger vehicles or if your party has more than one car.

1. Are there two units Are they connected
Yes, these are two separate units. There is an front unit and a back unit, but they are not connected. This listing is for the front unit, and it does not share an entrance with the back unit.

3. What is included in terms of linens
We provide bedding for all the beds. Bedding will include: fitted sheet, flat sheet, duvet & cover, and four pillows with pillow cases. For towels, we provide 16 bath towels, 16 hand towels, 8 washcloths, and 8 beach towels.

4. Is there a BBQ
Yes, there is one natural gas BBQ. The BBQ is on the patio and is a Weber Genesis natural gas 3 burner BBQ.

5. How far is the beach
The beach is less than 300 feet away from the property. Although you can't see it on a map, there is a pathway in front of the property to get to the sand.

6. How much parking is included
There is 1 enclosed garage spot. There is street parking all around the area and that does not require a permit of any sort. The garages are for normal to mid-sized cars and SUV's. Any large cars/trucks/SUVs will not fit and will need to find street parking.

7. Are there any beach items included with the property
Yes, we provide beach chairs, beach towels, and umbrellas. We also have small beach toys for little ones.

8. Do you provide bikes
No, but there are plenty of rental places nearby and some will even deliver the bikes to you.

9. Do you have baby items like pack and plays
No, we do not provide baby items because we do not have the ability to sanitize the items after each guest. There are rental companies in the area that specialize in providing baby items (and have the sanitization facilities) while on vacation and they can deliver the items as well as pick them up.

Please note that there can only be 10 people (including children) sleeping at the property per Newport Beach City rules. No large parties or gatherings of any kind. If authorities are called to the property, you will be asked to vacate the premises immediately.

We are licensed with the City of Newport Beach and have an added in 10% tax to the nightly rate that is remitted to the city per short term housing regulations.

    We had stayed here once before and it was even better the second time! The location is perfect - close to the beach, a short walk to restaurants and parks, and a bike ride to the grocery store. It is helpful that there was a garage for a mid-size car because street parking can be tricky - especially on weekends. The house is clean, comfortable, and the neighborhood is quiet and chill. Great amenities and the kitchen is fully stocked. We will definitely be back!

    Location is fantastic, 2 minute to beach. House is beautiful with modern décor and everything you would need. Some minor repairs needed...master bedroom night stand fell apart when opening the top drawer and we couldn't get the oven to work. But our family of 12 had a great time, thanks so much.
