Experience coastal living at its finest in this 4BR/3BA three-story luxury beach home set directly on the sand. Expansive windows and vaulted ceilings fill the interior with natural light while showcasing breathtaking ocean views from nearly every room. Enjoy the coastline from multiple oceanfront balconies or gather on the ground-floor patio for a barbecue, all while taking in vibrant year-round sunsets. With no boardwalk or bike path out front, the setting feels especially serene and private—offering the perfect backdrop for a relaxing Newport getaway.

LIVING & DINING AREAS:
The main living space features a plush sectional beside the fireplace and a flat-screen TV, creating a comfortable setting to relax and unwind. The adjacent dining area includes seating for six and sits just off the kitchen, while a sliding glass door opens to an oceanfront balcony—bringing in coastal breezes and uninterrupted views.

- Primary Bedroom (third floor): Queen-size bed, ceiling fan, TV, en-suite bathroom, and access to the third-floor oceanfront balcony

OUTDOOR SPACES:
Outdoor living is spread across multiple levels, beginning with the ground-floor oceanview patio featuring lounge seating, a fireplace, a dining table for seven, and an outdoor shower located along the side of the home. The second-floor balcony includes a dining area, BBQ, and sweeping ocean views, while the third-floor balcony offers additional seating and a cozy fireplace for elevated coastal relaxation.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for effortless meal preparation. A generous kitchen island provides barstool seating for three, creating a casual gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire residence. This includes all interior spaces as well as the oceanfront patio and multiple balconies.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located on the second floor, with complimentary laundry supplies provided.

Parking: This home includes one garage parking space and an additional covered carport space. There is also general neighborhood street parking, metered, unmetered, and pay-station.

Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Great place! 3 story, Very clean and comfortable. Fully equipped kitchen. Cornhole game, 4-5 beach chairs & beach towels provided. We liked the privacy of not having the boardwalk in front of you. The 2 parking spots were a plus. We’ll definitely be booking this place again.

    Loved the view, the 3 levels, the bed/bath ratio and the gourmet kitchen!! Perfect set up for a small extended family like we had. True master suite! Other bathrooms are in halls. Little extras like beach towels, beach chairs, starter kitchen spices, ice maker, wine glasses, and more, made it feel easy to stay and relax. Beds a bit soft and TP and bath towels lacking, but that is just so people know. Not a deal breaker. Thankful for carport as only the smallest car will fit in garage. Will stay again!

    Best thing about this house is it’s right on the beach. Also the back patio is wonderful & has comfortable seating & umbrellas to shade. Kitchen is well stocked. Suggestion would be to have child gates for the main level to block the stairs for toddlers. And perhaps more pillows & towels. Overall a great stay & we’d definitely come back to this house. Thank you !!
