Hands-Down Best Deal in Newport Beach!

We had such a wonderful stay. We appreciated all the beach supplies and bikes we could use. At the end of the day I loved sitting on the deck and enjoying the view. Stores and restaurants were close. If you've ever been to New Port parking can be tricky, but we were taken care of and had a place to park even with our big suv. I would plan to stay here again in a heart beat.

We loved our stay! Stocked with all the beach supplies you need! Beach chairs, toys, boogie boards, wagon, umbrella, towels, bikes, and more! Great location! Very easy walk to the beach. Very cute costal decor that feels warm and inviting! Would highly recommend.

The home was beautiful and had everything we anted! The beds and sofa were so comfortable! Very close to the beach and walking distance to lots of things. We had great communication with our host and would definately stay in this darling beach house again!!

The house was exactly how it appears in the photos. Very clean and comfortable. We thoroughly enjoyed our stays. Within walking distance to the beach and the host provided all the necessary amenities to enjoy the beach. One of the bikes had low tires but we couldn't find a tire pump. We asked the downstairs neighbor about it and he had one brought to the property within minutes. Minor issue would be that we could not figure out how to get the TVs in the bedroom to work. Didn't bother us too much as we really enjoyed sitting in the living room with the patio doors open. Still giving them full stars because this wasn't a necessary amenity for us to enjoy our stay.

The host was unbelievably kind with us. The Boat House by the Beach is truly a 10 home. Everything was spotless and beautifully decorated—perfect beach vibe throughout. The home feels open, airy, and welcoming, with thoughtful details everywhere you look.The deck is fantastic, with a great view directly across from Newport Island, and the beach is just a short, easy walk away. The location couldn’t be better.The property manager was a pleasure to deal with—responsive, accommodating, and very helpful with a special request, which made our stay even better.The neighborhood is wonderful: quiet, friendly neighbors, and even their dogs were welcoming. It felt safe, relaxed, and genuinely enjoyable.We couldn’t have asked for a better stay and would absolutely return. Highest recommendation without hesitation.

The listing did not fully meet our expectations. The exterior of the building was in poorer condition than what was shown in the photos. The front gate did not open fully, requiring us to squeeze through to enter and exit. Inside the home, the couch had visible stains, which affected the overall first impression. The deck area overlooked a cluttered adjacent space, which limited enjoyment of the outdoor area. On a positive note, the bedrooms were clean and the beds were comfortable.

Nothing special for welcoming. We had to fill out extra paperwork and ask several times for confirmation and details. I’m not even sure who the host was. I think a management company takes care of this. Explanations were very hard to understand/ blacked out/old. Decent place. Pretty quiet. Amenities/kitchen items fine though old, stained and cushions and blankets were not welcoming. Downstairs neighbor had huge inflatable Christmas decorations which took up the view. Space was large with three bedrooms. Unfortunately, there were mice or rats in the kitchen. They nibbled on our tomatoes and bread which was slightly open on the counter. A bit disconcerting. I understand it’s the beach and maybe hard to know about this. It was very expensive but I guess everything in Newport is expensive. I can say we would not book this unit again.

Everything is near perfect! Location is awesome, the place itself was great (comfy and cozy). Beds and linens were great! Loved everything!

Fantastic location with amazing views and amenities

Very close to the beach! Kind tenant downstairs. Biking distance to some shops but a car would be best. We used ride share to get everywhere we needed. They worked with our late flight and we appreciated their kindness!

The neighborhood was peaceful, with calming water views and just a short walk to the beach and Lido for shopping and dining. The home had comfortable beds and inviting spaces to relax, journal, and gather for creative activities. Cozy, clean, and full of charm—this spot was just what we needed.

We loved our stay in this property. The location was great! We were able to walk to the beach, grocery stores and restaurants. We had a large car that would not fit in the garage, so it was so nice to be able to park on the street in front of the property garages. We also loved having the beach chairs and towels available as we enjoyed hanging out on the beach. The decor in the property was really nice and loved the big couch. We would stay here again the next time we are in town.

The location is great for experiencing Newport Beach. The beds were extremely comfortable and the outside deck was the highlight. We would stay there again.

We loved our few days here, the terrace was a lovely spot to relax and the property a great space for time by the beach.

Wonderful relaxing stay than you

This is our 2nd stay at this property. Great views out back and lots of room in the living room. The property needs a bit of TLC and there are a few items that require fixing (hot water valve needs to be fixed/replaced, TV operations are almost impossible, TV remote needs new batteries, no lights working at the front door, light switches at front door don't turn on any lights so you need to use your cell phone light to get into the unit).

Our stay was lovely with lots to recommend. Easy 3-block walk to tower 40 Newport Beach. Parking great and lots of towels, beach stuff, etc. But no real access to Bay…just beautiful views of it…which is kinda implied by the listing.Shower concept nice but valve not functioning well making it tricky to navigate. Towels aplenty for fam of 6 but insufficient towel hanging opportunities to track individual towels for reuse. Coffee maker missing key basket resulting in sill and then unusable. No response from property mgr when we inquired about this. TV in bedroom stuck in upright position blocking view and access to window. No response from property mgr on this issue. Several lights not working including porchPorch beautiful, beds comfy, kitchen very nice and functional, neighborhood quiet and welcoming.

Property was well maintained and clean and was accurately represented in the listing. The outside space was really nice and we enjoyed spending our time out there. Decor was so nice as well. The location is convenient and perfect for where we wanted to be, but this area of town is busier than some others so you should know that comes with some noise. Only downside was that the rainhead shower seemed a little weak for ladies with lots of hair. :) Would absolutely stay again!

We loved the apartment. Very clean, fully stocked, nice location close to the beach, grocery store and restaurants.

I had a short term need for accommodation as my hotel was full. The booking process was easy, Jenny as super responsive and flexible and the apartment was well equipped, clean and comfortable. An excellent result!

This house was exactly as described. Beautiful house in a great location. We were celebrating a 60th bday with friends and enjoyed our stay at the beach. Took walks to the beach, enjoyed restaurants at the Balboa and Newport piers, had dinner on the balcony patio and visited with friends. The house was perfect for our needs.

We loved it, nice deck, nice neighbors, a gorgeous view of the canal and access to hop on paddle boards. We hope to come back.

We enjoyed everything about the house. The beach was a very short walk away and we rode our bikes down to Balboa every day. Will absolutely be back!

We were there to celebrate a 50th birthday and really wanted something quiet and peaceful. Thimet all of our expectations.
