Ideally located near one of the area’s best beaches, you’ll be within easy walking distance of restaurants, parks, coffee shops, and local conveniences. Enjoy the fresh ocean air, explore the shoreline, or unwind in your private patio, perfect for relaxed family cookouts away from the crowds.

LIVING & DINING AREAS:
Open-concept layout connecting the living, dining, and kitchen areas, with sliding glass doors opening to a private rear patio. The living space features a leather sectional, upholstered chair, Yamaha upright piano, cable TV, and a gas-log fireplace. Enjoy meals at the dining table with seating for 10 or at the breakfast bar with seating for two.

- Primary Bedroom: King-size bed; TV; en-suite bathroom; entry/exit door to attached garage
- Guest Bedroom 1: Queen-size bed
- Guest Bedroom 2: Full-size bed and a twin-size trundle bed

Private rear patio featuring a dining table for six, additional side seating, a hard-line gas BBQ grill, and an outdoor shower for easy rinsing after a day at the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor 3BR/2BA residence. This includes all interior spaces and the private rear patio. The upstairs 2BR/1.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. A ceiling fan and tower fans have been provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.

Laundry: A washer and dryer are located in the attached garage, with complimentary laundry supplies provided.

Parking: Two designated spaces. One space in shared double-car garage (mid-size vehicles only). One space in front of the garage on the driveway (compact vehicles only). Garage dimensions: 6'7 height clearance with 18' depth. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    House is as represented. We were a group of 7, 5 adults 2 children. The was an ample supply of linens and towels. Honestly the lead up to the stay was off putting. Many many warnings about city noise ordinance, parking, smoking etc. I now understand this as rows and rows of houses inches apart. However when we got there all was fine and easy. Very short walk to beach and centrally located to activities.

    Great property just a hop skip and a jump to the ocean. Very accessible to local areas and the overall property was perfect for us. Would recommend and stay there again when we are back in town.

    The location was great & convenient with easy access and the parking for two cars was especially appreciated. The house was spacious & perfect for our group. The back patio provided privacy from passers by & the BBQ was clean & worked well. The house, however, could use some updating. Since it’s the lower unit, we could clearly hear the occupants upstairs walking around.

    We had a nice Christmas holiday with family. The home was clean and looked like the pictures online.We had access to the laundry which was a plus. The house could have used some throw blankets as the leather sofa gets very cold in the winter. One note of caution, the hosts stay above you in the winter months and if you are a light sleeper or go to bed early, the footsteps would bother you.

    House was very clean! Just a short walk to the beach and a short drive to everything in Newport Beach. Ideally located to Huntington State Beach and Long Beach. Kids enjoyed having beach chairs, towels and toys available.

    The house, while conveniently located, is old and worn. Cabinet doors don’t close properly and window coverings are worn and dirty. I spilled water on the kitchen floor and when I wiped it up, the paper towels were black from floor grime. We will not stay here again.

    My family and I had a wonderful and relaxing vacation. On the beach everyday as it is just steps away from this unit. The unit was clean and very spacious. Would definitely stay again!!!

    This is a great rental that is only a short walk from the beach. It is very clean and comfortable with three bedrooms and two bathrooms. The beds are all very comfortable and the trundle is surprisingly comfortable. The rental company is very easy to work with an gave us all the information required for check in/check out. I would not hesitate to stay here again! The neighbors are all very nice and you are far enough from the pier that you will not hear the loud parties, but close enough that you can get there on a short bicycle ride. Most of the cooking stuff you will need is supplied, but there is not a skillet, crockpot, or any cooking spices. Only thing lacking is there is no napkins or paper towels and we ran out of toilet paper but very minor inconveniences. Last but not least the street sweeper comes on Tuesday so if you have a car parked in the road make sure you move it to avoid a $68 ticket!
