Ideally located near Marina Park and just a short walk to the beach, this inviting home offers the perfect balance of coastal convenience and relaxed comfort. LIVING & DINING AREAS:
The living and dining area features comfortable sofa seating, a streaming TV, and a fireplace, along with a breakfast table with seating for four. The space offers a cozy and functional layout for relaxing and gathering after a day at the beach.

- Bedroom 2: Bunk bed with full and twin beds

BATHROOMS:
- Bathroom 1: Step-in shower

OUTDOOR SPACES:
The front deck is positioned above Balboa Boulevard and offers views of Marina Park and the surrounding bay. This outdoor space includes a BBQ grill, a patio table with seating, and cushioned outdoor sofa seating, creating an ideal setting for relaxing and enjoying the coastal surroundings.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front deck. This is a second-floor unit and requires using stairs to access the main and only entrance. Please note that the landing at the top of the stairs is narrow.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.

Parking: One open carport space is provided on the far left side behind the unit, accessed from the alley. Additional neighborhood parking is available, including both metered and unmetered options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Can’t beat this location! Easy back and forth from the beach with a baby. The rooftop deck was a great place to spend time in the evenings. The unit was stocked with everything we needed for our stay.

    Great location, small parking spot but we had one which was key. Property manager fixed shower right away when we called. The grill didn't light well. The condo had 6 nice beach towels and three beach chairs.

    The location of this property is amazing, and you look out at the bay and lighthouse (the restaurant of which is great!). And, it is only one house row from the beach, so getting out to the surf is very easy! And, with the parking, you don't have to worry about getting that in the always busy Balboa!The challenges - the parking is one slot (typical) but uncovered, which is not a huge deal. It shares the lot with 2 other spots, and this spot is by the trash cans, so you have to navigate that. The only access to the unit is via stairs, which are a bit steep, and the first time you access you have to show your ID along with your face to the digital doorbell. There is 1 bathroom off the entrance, which wasn't a problem for me but if you have several people that could be an issue. The carpet is a little worn and the vents are somewhat dirty but I think the property is priced accordingly. But the deck off the front looking at the bay/lighthouse is so nice as well as the access to the beach, it is hard to really complain about anything else - those are just things I'd want to know before booking!

    Great boogie boarding, basketball and volleyball on the beach. Saw dolphins clise to shore several days. Not a fancy place to stay, but perfect for a family of 4 with the bunk bed and separate bedroom. Small living room. Good deck facing the marina, but not really a view of the water, hidden by trees. We were able to park our medium sized suv, so it worked nicely.

    Our family of four(3 and 4 year old) had a blast staying here! Our first family beach trip and we got to stay within walking distance to beach. Felt safe and plenty of things to do within walking or short drive distance. Would highly recommend!
