This 4BR/2BA second-floor vacation residence has long been a favorite summer retreat on 35th Street, hosting generations of families who return year after year to create lasting beachside memories. Now available as a year-round getaway, this spacious and welcoming home offers the perfect setting for unforgettable stays in Newport Beach.

LIVING & DINING AREA:
The open-concept living and dining space offers a comfortable sofa and loveseat, along with two upholstered side chairs and streaming cable TV. A sliding glass door opens to the front ocean-view balcony, bringing in natural light and coastal breezes. The dining area features a table with seating for six and a ceiling fan, seamlessly connected to the kitchen for easy gathering and entertaining.

The front ocean-view balcony provides a relaxing outdoor retreat, complete with a dining table for four, additional side seating, and a propane gas BBQ grill—perfect for enjoying meals and coastal breezes.

KITCHEN & AMENITIES:
The well-equipped kitchen includes a breakfast bar with seating for two and is fully stocked with everything you need to prepare meals with ease, including a full set of dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

NO A/C DISCLAIMER:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided throughout for your comfort.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front patio. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the laundry room along the side walkway, with complimentary laundry supplies provided.

Parking: One designated space is provided in a shared double carport, accommodating most vehicles, including some SUVs. Additional neighborhood street parking—both metered and unmetered—may be available on a first-come, first-served basis.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This house was perfect for a beach rental, loved that it was walking distance to the sand! Fans provided throughout the house and kitchen stocked well. Roomy and spacious with a good view from the balcony!

    Very nice place. Very close to the beach. The property has the best patio on the block. Hate the parking if you have more than two cars or have neighbors that literally sat out on the street to save parkings.

    We all had a fabulous time! This beach house is beautiful and the proximity to the beach is perfect. My Escalade even fit in the carport! The home is spacious and comfortable. The only bummer was the lack of beach chairs/umbrella/sand toys. The beach towels left for use couldn't be any thinner and without laundry facilities I wish I'd packed REAL beach towels. Fun spring break getaway!

    For a non-beachfront property, this is a great location steps from the beach. Walk or bike to pier. Highly recommended. Hosts were professional.
