Enjoy an open-concept main living space featuring a queen-size pullout sofa bed for additional sleeping capacity, cable TV, and French doors that open to the front patio. Upstairs, a second living area offers a large sofa, cable TV, and direct access to a private second-level balcony.

- Bedroom 1 (Ground Floor): King-size bed, cable TV, ceiling fan, walk-in closet, and direct access to the shared hallway bathroom
- Bedroom 2 (Second Floor): Two twin-size beds
- Bedroom 3 (Second Floor): Queen-size bed

BATHROOMS:
- Hallway Bathroom (Ground Floor): Accessible from both the hallway and Bedroom 1, featuring three sinks and a step-in shower
- Hallway Bathroom (Second Floor): Includes a tub/shower combination

OUTDOOR SPACES:
Relax and dine al fresco on the ground-level front patio, complete with an outdoor table for six and a propane gas BBQ grill—perfect for gathering after a day at the beach. Upstairs, a private balcony just off the second living area features charming bistro seating, offering a quiet spot to unwind.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage for your convenience. Please note that guests will need to provide their own laundry supplies.

Parking: Two designated spaces are available in the double garage, best suited for small to mid-size vehicles, with access via the rear alley. Additional street parking may be available in the neighborhood on a first-come, first-served basis.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Close to beach. Our stay at this Newport Beach rental was absolutely amazing! From the moment we arrived, everything exceeded our expectations. The home was spotless, beautifully decorated, and stocked with all the essentials. The location couldn’t have been better—just steps from the beach and within walking distance to great restaurants, shops, and the pier.

    We loved this place we will definitely come back! The location made it easy to walk to restaurants, grocery store and even the beach! Plus the house itself was so spacious, it was perfect for our family with our little children!

    We had a fabulous time with our teen daughters and two of their friends. The house was set up perfectly for our group of six and the location could not be better. We were close to everything. We didn’t rent a car and used the bike rental through the property management company - the bikes were in the garage when we arrived and we biked everywhere we wanted to go during the week (except dinner in Laguna Beach which was the only time we used Uber). It was perfection. The only minor inconvenience was not having enough hot water if everyone wanted to shower at the same time but that might happen anywhere with four teenage girls and we quickly adjusted. Would highly recommend this house, location, and management company.

    The house was nice and the location was really good. Unfortunately the pots and pans are really worn out and peeling. Both couches need to be replaced, really uncomfortable, no cushion support. You sink in when you sit down. Nice place just needs a little more attention.

    We stayed here as a family after having not seen each other in over 2 years. We celebrated 3 birthdays and had a blast, so close to the beach and to the grocery stores. Everything was great! I wouldn't have anything to add!
