Occupying the left half of a beautifully designed duplex, this home offers ocean views from multiple front-facing balconies and a thoughtfully designed layout that provides both shared gathering spaces and private retreats across all three levels. Natural light, hardwood flooring, and a striking central staircase tie the home together for a comfortable and memorable beach getaway.

LIVING & DINING AREA:
The main living space on the second floor features a leather sofa, upholstered loveseat, woven armchair with ottoman, gas fireplace, TV, and ceiling fan. Sliding glass doors open to a front deck with ocean views. The adjacent dining area includes a table with bench seating for eight, ideal for group meals and entertaining.

- Bedroom 1 (Second Floor): Queen-size bed; TV; sliding glass door to small private rear deck
- Bedroom 2 (Third Floor): King-size bed; TV; sliding glass door to private oceanview deck

OUTDOOR LIVING:
Enjoy multiple outdoor spaces, including oceanview decks on the upper levels and a ground-floor front patio set slightly below street level, surrounded by a succulent garden. The patio features an outdoor dining area with seating for six and a propane gas grill.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, cookware, bakeware, and utensils, along with all major and small appliances for easy meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 4BR/2BA tri-level residence, including all interior spaces, balconies, and patio areas. The neighboring 4BR/3BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans and room heaters are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: Two tandem parking spaces are provided in a subterranean garage and accommodate mid-size or smaller vehicles only. Garage dimensions are 104 W x 69 H. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Partial beach view. Having 4 bedrooms was great. Fireplace was a bonus on the couple of below normal cold days. Great place. Only wish is for a bathroom on the top floor.

    Great stay at this property. Ideal location and easy access to the beach. The shower knobs are extremely hard to turn and need to be corrected. Other than this small issue, we loved the property and had a wonderful time.

    The condo was beautiful! Close to the beach, lots of windows with natural light. Easy check in/check out. Only downside is there is no bathroom on the third floor.

    We had a great stay at this property. Everything was clean and organized. Check in and out processes were well outlined and easy to follow. We did not have any issues during our visit. The property is a great property that's very close to the beach/ocean. We stayed there for a business trip and we found everything to be great overall. We would all stay there again.Thanks!

    Place is good. It’s not as nice as the photos show, a lot of things are old and need some maintenance but it’s a solid spot in a great location.

    Location can't be beat and the property is exactly as pictured! Main complaint is just that the walls are very very thin so you can hear both everything from outside and everything throughout the house.
