We've been trying a different one every year, because something always falls short -- either the gathering spaces inside the home can't comfortably seat all seven of us, or the location isn't close enough to the beach and/or town, or someone's bedroom has no bathroom, etc. But this time -- it's all there, and we are planning to return! What a charming, spacious, well-located and thoughtfully laid-out vacation home! And Newport Beach offers so many activities (like the arcade and paddle boarding), all close by. Also: since I'm the one planning it, I particularly appreciated the timely updates and reminders from the property managers, which I forwarded to everyone,so we all knew exactly where to go and what to expect. Thank you! See you next year!

Beds are super comfy. Very beachy and cozy. Loved it and will return.

This is a well maintained but old property with a 2nd story that is beautifully done. If you need the downstairs bedroom it is much smaller, older and darker. Unfortunately, that is where we stayed. The rest of the family loved their upstairs rooms. The kitchen is a good size but could use a refresh. The living room is a nice size but could use a refresh. The location is terrific.

Nice beach cottage that was comfortable and well-equipped. Also located roughly mid-way between the shops and restaurants, and the ferry, and about six houses from the water. No A/C, but the weather was perfect and it wasn’t needed. Thanks for a great week away!

Reviewer Comments: Overall this house is older than expected and the kitchen is very small but the location i s great, 3 minute walk from ferry and 5 minute walk to downtown. Major construction starting every morning at 7am across the alley just a few feet away made for very early mornings.

Close to the water, nice fireplace (for February trip). Would use again.

The house size and location cannot be beat. Close to the water and shops on adorable Balboa Island. The room configuration and bathroom for each bedroom make it an ideal stay for friends or family. The living room has ample seating and a great big cozy gas fireplace for Fall and Winter stays. Private courtyard with dining table is great and open porch in front to hangout too. The downsides were stained rugs, horrible smell from kitchen faucet, sink and dishwasher. Not sure if house specific or the area but I don’t remember the smell from other stays on Balboa. It was chilly, so we had to turn on the heat and furnace was super dusty smelling. The house was ‘vrbo’ clean but could use a deep clean for dust and surfaces.

Reviewer Comments: It was a fun time. We were disappointed In the weather.I had trouble closing the front windows on the master. They seemed to be stuck. Sorry! The only complaint was the dirty screens and the spots on the carpets.

We were 9 gals celebrating our 70th birthdays. Great location and lots to do for meals and walking!
