Our newly constructed 3 BR/3.5 BA tri-level condo is ideally located just blocks from the Newport Pier and Marina Park and only 100 yards from the popular 18th Street Beach. With desirable styling, modern amenities, and an expansive rooftop deck, this coastal retreat offers the perfect setting for enjoying Newport Beach, whether you are relaxing at home or walking to the sand in just seconds.

LIVING & DINING AREAS:
The ground floor living and dining areas offer an inviting spaceto gather, with a plush sofa set, additional armchair seating, a flat screen TV, and a fireplace for cozy coastal nights. A round dining table provides seating for six, and the open floor plan connects seamlessly to the kitchen and front patio.

- Guest Bedroom 1 (Ground Floor): Queen-size bed; closet; TV
- Guest Bedroom 2 (Second Floor): Twin-over-full bunk bed; armoire; en-suite bathroom

OUTDOOR SPACES:
On the ground floor, the front patio features bistro seating for two and large sliding glass doors that open into the living area. On the third floor, the large outdoor deck offers peek-a-boo ocean views, a covered dining table with seating for eight, sofa seating with two additional armchairs, a sunlounger, and an outdoor kitchen with a built-in BBQ, sink, mini-fridge, and ample prep space.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware for effortless meal preparation. It features modern warm wood cabinetry, crisp white countertops, stainless steel appliances, including a refrigerator, dishwasher, stove, oven, and microwave, and a large central island with barstool seating for three. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer is located in the second-floor hallway, with complimentary laundry supplies provided.

Parking: One carport space and one small garage space for small to mid-size vehicles only. Guests must ensure they do not encroach on the neighboring residence's carport space and that no part of their vehicle is parked in the alley. General street parking, both metered and non-metered, is also available throughout the neighborhood.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This property is gorgeous. The rooftop deck is ?? And you can't beat the location. It's close enough to just about everything, allowing you to leave the car at home and explore on foot!
