The inviting living space features an upholstered sofa, side chairs, cable TV, and French doors that open to the front patio. The adjacent dining area offers a table with seating for six, perfect for gathering after a day at the beach.

OUTDOOR LIVING:
Enjoy the shared front patio with a propane gas BBQ grill and a designated dining table with seating for four and a market umbrella. This space also offers an ocean view, creating a perfect setting for outdoor relaxation.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA ground-floor residence, including all interior spaces and the designated portion of the front patio. The second-floor unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the hallway laundry closet, with complimentary laundry supplies provided.

Parking: Two tandem parking spaces are provided in a shared four-car garage. Garage height is 84.5. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    We had an amazing stay! The property was super clean and in a fantastic location. You are just steps to the beach, the boardwalk, and many restaurants. We were able to fit our two cars in the tandem garage. Our one car is an SUV and the other a Tesla. You’d be surprised with a little maneuvering how easy it was to fit both cars. We definitely hope to come back and stay at this house.

    The apartment is a lovely modern apartment with three bedrooms and two bathrooms. The bedrooms are a little on the small side but given you'll be at the beach all day you'll get in bed and crash anyway so that's not a biggy Loved the location. The car park is tight but you'll be surprised if you communicate with the upstairs neighbour how much room there is. Convenient to shops and restaurants and a nice walk every day is easy form a very central spot
