Amazing property with close proximity to the beach. Nice outdoor space for BBQ. Great to have so many bathrooms. We loved it!!!

You are just ateps from the beach, and great places to get coffee, food, donuts. The house is perfect for a large family and very comfortable, charming, roomy and clean.We had a wonderful time!

The property was excellent, ground level for a ninety year old. Steps away from the beach for the little ones. Clean and accommodating. The downstairs patio provided communal dinners for all. Tim responds to questions extremely quickly. Would definitely stay there again.

Location was perfect! House was cute and comfortable, accommodating several adults, plus there were multiple bathrooms! We have rented previously in Newport Beach and this was far and above any of our previous rentals!!!!

We had a wonderful stay at the house. The upstairs downstairs units worked perfectly for our group of 8 adults and 4 kids under 7 and an infant. There are tons of toys in the garage to take to the beach., which is less than a block away, and beautiful! Tim was very responsive and helpful to any questions and the check in process was easy. The house is clean and comfortable, well equipped. It’s an easy walk to the pier and there are many stores and restaurants there. We did a Duffy boat ride in Balboa village that we all enjoyed. A wonderful place, would highly recommend! Thanks Tim!

This property had everything we needed for a long weekend with friends. The house was stocked with more than enough towels for trips to the beach, and each kitchen had everything we needed to cook meals. Most importantly, the host was extremely responsive and communicative, and we really appreciated his help in coordinating our check in. We had a great experience here and would stay again!

A fantastic stay for multiple people. We had our staff retreat at this property. With each room having its own bathroom and community spaces, we were able to house 6 staff members in their own room and have team meetings in the upstairs community space and lunch breaks in the downstairs community space and outside sitting area. Being less than a block from the beach and the bay, people were able to get a quick walk in and breath of fresh air during breaks. Kitchen, bedrooms and bathrooms were fully stocked with everything you need. UBER and food delivery services come to the area. Easy parking for 3 mid-size cars. Lots of beach supplies and towels. In this area houses are tightly packed, and sun may be blocked in some of the east and west facing windows, but the front and back patios are glorious sunbathing areas.Would definitely book again

We loved this rental for our family of 12 Christmas week getaway! It could not have been more perfect! Clean, thoughtfully stocked with all the essentials and very comfortable mattresses! Warm cozy living room areas including fireplaces! Walking distance to the beach! We will definitely rent this gem again!

We were all very impressed with the rental property. It was perfect for a large family to gather and celebrate together. With the 6 bedrooms, all with ensuites, it provided a measure of privacy when required. The location is outstanding, just steps from the beach and close to all the amenities that you need. In our case, Disneyland was relatively close for the days we spent there. Our host was exceptional, very prompt in his replies to any queries we may have had previous to our stay and when we got there. Many thanks to Tim. All in all, we have no hesitation in recommending this rental to anyone.

We loved the delightful accommodations at Rory and Tim's 2-story place. It was just steps from the beach in Newport ! All of the beds were extremely comfortable and the house was very clean. Our group loved the well-appointed kitchens and outside patio for breakfast! I am hoping to talk my extended family into renting this very fun place for a vacation experience together someday soon . . .

We had a great time at this darling beach house. Plenty of room for our family, great beach supplies; chairs umbrellas toys, bonus a wagon! This place was perfect for our family of 14. 10 adults and 4 babies. Portable cribs, high chairs. Plenty of sand toys and beach chairs. The kitchens were well stocked with everything needed to cook and bake. Grill was awesome! Would definitely recommend this place!!!

Our host was great with communications and with any questions we had. Our VRBO was just as advertised, light, airy, and spotless. We particularly appreciated the beach gear made available to us. From seniors to a pre-teen, we all had a glorious time. The location is magnificent.

This was our ninth year, renting a house in Newport Beach for a week in the summer. This was the best place we have stayed in. The house was very clean and very well supplied with all of the things we needed. Working with Tim was so easy and the communication was perfect. Having central air conditioning was a first for us in nine years and we definitely enjoyed it. The washer and dryer are big and perfect to wash the towels after a day at the beach. I have zero complaints. It is the perfect place to stay with a big group. We will be back.

This is a fantastic place to stay. It is clean, updated, well appointed, and has everything one would need to have a wonderful beach vacation. The host is top quality and a great communicator. Highly recommended!

This property is in a perfect location, very close to the beach, and is well equipped with all sorts of beach items, from sand chairs and boogie boards to sand toys and a wagon to transport everything. Tim was a great host, very accommodating and helpful. We would stay here again.
