With a beautifully remodeled kitchen, comfortable furnishings, and walkable access to local favorites, this home is perfectly suited for relaxed, year-round beach getaways.

LIVING & DINING AREA:
The welcoming living space features a sofa, two upholstered side chairs, cable TV, and a gas log fireplace. Sliding glass doors open to the front ocean-view patio. The adjacent dining area includes a table with seating for six, perfect for gathering after a day at the beach.

BEDROOMS:
- Bedroom 1: Queen-size bed; en-suite bathroom
- Bedroom 2: Queen-size bed; twin-size bunk bed set

BATHROOMS:
- En-Suite Bathroom: Walk-in shower
- Hallway Bathroom: Combination shower/bathtub

OUTDOOR LIVING:
The front patio features a dining table with seating for four, a market umbrella, and a propane gas BBQ grill, creating a comfortable outdoor space to relax and dine.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 2BR/2BA ground-floor residence, including all interior spaces and the front patio. During the summer months, the full property, including the second-floor residence, may be rented together for weekly bookings to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One parking space is provided in a shared double-car garage and accommodates compact to medium-sized vehicles, including small SUVs. Access is via the rear alley. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    There wasn't a beach view as anticipated, however it was just steps to the beach and the home was beautiful, comfortable and clean! It suited all of our family's needs wonderfully! It was an absolutely fantastic stay!

    I used to live in Newport Beach and visit the Coast every year as I now live in Arizona. My dear friend and I decided to rent a house this time instead of staying in a hotel as we celebrated my birthday. The house was in a great location adjacent to the beach so an easy walk. Happy to have garage parking as it would be awful to park on the street. The kitchen was terrific. The bedrooms could use some updating. The pillows need to be replaced. It was very noisy during our stay. They are building a house directly across the street and they started construction at 6:00 am. That was no fun. Also lots of noise late into the night on the weekend. Like until after 1:00 am.

    Definitely would stay again! Wonderful location steps from the beach. The living area is bright and comfortable and the kitchen is incredibly well stocked with dishes, utensils, and appliances. The beds weren't perfect, but overall a great stay. The host was super communicative and check-in/check-out was a breeze.

    The property was in a great location, was exceptionally clean and true to the pictures on the listing. The beach is a short block walk and beautiful. It was a little chilly the week we were there but we still enjoyed the location. However, unlike other properties I’ve rented, there were no basics like oil or condiments to cook with. You have to buy all of that, even salt and pepper. Other than that it was a 10!

    We have rented vacation homes from Beachview for over 8 years. Everything is just they way you want it when you walk in, always clean and as described. The people are very accommodating. If anything is not just right, or breaks while you are there, the maintenance people are right on top of it. Beachview Bikes is a great way to rent bikes for your stay, reasonably priced and they deliver and pick up right to your rental.

    February's kinda cool, but had a fun stay, daughter came down on weekends with the 3 grandkids, fun times! This place had everything needed to make us all feel comfortable.
