This spacious second-floor 4BR/2BA home is the perfect setting for unforgettable family vacations year-round. LIVING & DINING AREAS:
The living area features an upholstered sofa set with additional side seating arranged around a streaming TV, creating a comfortable space to relax. A dining table with seating for six offers plenty of room to gather, while sliding glass doors open to the front oceanview balcony, bringing in the coastal breeze.

OUTDOOR SPACES:
The oceanview front balcony offers comfortable chair seating and a propane gas BBQ grill, perfect for relaxed coastal cookouts. At the rear, a sunny deck accessed via the bedroom features an outdoor dining table with seating for 4–6, creating a private space to enjoy meals and unwind.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire upper 4BR/2BA residence. This includes all interior spaces and the private oceanview balcony and rear deck. The ground-floor 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared coin-operated laundry facilities are located in the laundry room alongside the walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Two designated spaces. General neighborhood street parking (metered and non-metered) can also be utilized.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Perfectly positioned with a house in front but positioned so you can still see the sea from the front room. Easy to walk barefoot from the house to the beach. Everything required is there. Kitchen fully equipped. Bathrooms good. Balconies lovely. Parking big enough for two seven seaters to park next to each other. We had a great five days. Thank you.

    Great place to stay for 10 of us! Very clean and roomy and just steps to the beach. Management was very accommodating and quick to respond when we were in need of some beach chairs. Just wish they had some bigger pots in the kitchen. One medium pot doesn't quite cut it for ten people :) And a pair of kitchen scissors would be super helpful too :)

    Great Location to the beach, well stocked home and excellent communication. Home could use some updating as appliances are older and bathrooms are very small. Beds could really use some new pillows. Neighborhood is very active so if you're looking for a party vibe- this is it!

    This is a great stay if you’re looking to be near the beach and walking distance to shops and plenty of spots to eat. The beach is half a block and ocean views can be seen from the kitchen and deck.

    The location was great, right next to the beach. The kitchen did not have basic cooking staples to cook a meal. Plan on bringing your own cooking utensils if you plan to cook. The silverware and some of the dishes were dirty. There was not enough silverware for our party of 8 - we contacted management and they brought more. The heating system is not balanced and the back rooms did not get enough heat.

We had a large party (11) and everyone slept very comfortably with easy access to morning walks on the beach. The second patio was huge and perfect for dinner outside.
