This tastefully appointed downstairs 1BR/1BA home is an ideal retreat for a solo traveler, couple, or small family looking to experience Newport Beach comfortably and affordably. The home features a bright, open living, dining, and kitchen area with plenty of natural light and all the comforts of home. Step outside to the large, cheerful front patio and enjoy being just a short 200-yard stroll from the popular 35th Street Beach, a true local favorite.

LIVING & DINING AREAS:
Theliving area features a comfortable sofa and loveseat arranged around a cable TV, creating a relaxed space to unwind. A dining table with seating for four offers room to gather, and the open layout flows seamlessly into the kitchen. Sliding glass doors lead out to the front patio, bringing in natural light and an easy indoor-outdoor connection.

- Hallway Bathroom: Step-in shower

OUTDOOR SPACES:
The front patio features a dining table with seating for four, complemented by additional seating and a market umbrella for shade. A propane gas BBQ grill makes it easy to enjoy relaxed meals outdoors.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Floor fans have been provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: No laundry facilities; however, there is a convenient laundromat five short blocks away.

Parking: There is no designated parking space. Free neighborhood street parking can be used when available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    We loved the beach cottage we stayed in the week of 2/13 - 2/19. It is in a convenient location to the beach and all the activities going on there plus necessities like a great grocery store nearby . The cottage is in pristine condition offering all the amenities anyone could want for a fun vacation.

    Three blocks away from the beach and a well apportioned cottage. Within a 20 minwalk to Pavilions, Crab Cooker and Newport Pier. Great TV servicce and quiet at night.

    Charming, chic, clean beach cottage! Can see beach from front patio. Easy walk to both beach and boardwalk with shops, restaurants, bars. Did not need a car at all.Well-equipped kitchen when we just wanted to cook a bit or enjoy take-out. Host communication best I've ever experienced! Would give that a 10! The slightest question or concern was responded to and taken care of immediately.Will definitely book again!

    I stay in hotels and/or VRBO’s on average of once a month all over the country and this place had more noise and disturbance from the upstairs tenant than I have ever experienced. It would start at 4:40 AM and wouldn’t stop until 10:00 at night. It was very disappointing because I was traveling for work and needed to get some sleep. I also had my 1 year old son and spouse with me so they barely slept due to the noise as well. I kindly asked the management company to address the issue and they just kept saying they would speak to the upstairs tenant / owner but the noise never stopped over a 5 day period. If you are strictly there to party and play loud music then this is the place for you, otherwise I would stay someplace more updated that doesn’t have upstairs neighbors literally dragging furniture or God knows what across the hard wood floors above the whole downstairs unit.

    this was a special weekend for us and the stay here couldn’t be more perfect! the place is extremely well decorated clean and full of all the amenities we could have needed or wanted we definitely want to come back and stay here again great restaurants fun shopping andperfect place to ride our electric bikes if you want a comfy and cute place to stay this is the one thank you

    We really enjoyed our stay in this cute little house. The location, the home, and the amenities were all great. The only thing that we did not enjoy was the mattress. We slept terrible, it was so lumpy. I've honestly never slept on a worse mattress in my life. An upgrade to the mattress is definitely needed.

    First floor of a small, one bedroom bungalow just two blocks to the beach in a very quiet neighbourhood, perfect for a couple. Close to excellent grocery store. Beach towels and beach chairs provided and good, working bbq.

    This was our second time booking this property for our summer getaway to Newport. It works well for a small toddler and couple. The home is clean, cute, walking distance to everything you want to do in Newport, and parking was easy to find on the street. We highly recommend booking!!

    While this house isn't the most expensive house on the block it wasn't cheap by any means. Cons: No ceiling fans in the house. For an area known for no AC having no ceiling fans is a problem. There are 3 floor fans that barely do anything. It was so muggy in the house. Even with all windows and doors open. The worst part is both the living room and bedroom could have fans. The power is there. The floors are very dirty. After about 5 mins our feet were black. The rug in the living room isn't the same as the picture. The current one is made out of the same material outdoor furniture is. My kid scraped his knee on the rug multiple times. Bad enough to bleed. The kitchen is nice but there are a lot of issues. One fridge door hits the wall one hits the oven door. You can only open them about 45% of the way. air and water filter need replacing Can't open the microwave door all the way. Hits the stove. The BBQ has a burner on the side that is falling off The owner lives up stairs and tends to move his furniture around a lot for some reason? He also has a small dog that yaps at people walking by. Woke me up at 6am. The Wi-Fi isn't very strong. The TV won't really connect. The only streaming option that works is Netflix and just barely Pros: Close to the beach Nice patio
