Perfect location! That’s what we loved most about this visit - the ability to walk out the door onto the strand and beach. We loved being down the peninsula a little more so that you didn’t get quite as much traffic rolling past. Do know that you will get street noise. Unavoidable as there is only one Main Street up and down balboa peninsula. And the windows on the street side are super thin - so you can sleep with them open or closed - doesn’t matter because they are so thin, when closed it sounds like they are open! To be expected though. Kitchen had everything we needed. Primary suite was fantastic. A couple of inaccurate advertisements for the house. It says Nespresso for coffee so we bought based on that information. Turned out it is a Keurig at that house. Also, it says no bikes there but there were 4 beach cruisers in the garage. AvantStay was a good property manager. They encourage (to be read - require) you to shift over from Vrbo to their platform for the trip - filling out forms, communication, etc. it’s a good platform, but really - if you advertise on Vrbo, it’s nice to use, and expect to be able to use that platform. The place was clean when we got there but expect a heavy dose of cleaning solution smell for the first day/night. It was intense. The house itself is pretty beat up. It’s a rental so it is par for the course. But lots of nicks on the walls and just a little rough around the edges for the price. But it would not deter us from staying there again.

The house was exactly as listed. Easy walk to the beach and town. Property managers were very communicative and responsive to questions. Easy check in. Lots of room for our family to spread out. We'd stay here again.

The location of the home was perfect! Walkable to everything, restaurants, shops, ferry. Of course walking on the beach was awesome.

Our family of six adults and two toddlers had a great time on the beach. The rental was exactly as described, with a few minor dings and bumps that didn't stop the fun.The house is located directly on the boardwalk, which made biking everywhere a blast. We brought our e-bikes and loved being able to get around so easily. There is a fire pit nearby, which was perfect for bonfires. Since it's on a quieter part of the boardwalk, noise wasn't an issue.It was a very hot week and the house does not have air conditioning, but the management company provided extra fans. I also brought a small portable air conditioner for the top-floor back room. The management company left easy-to-follow instructions and was easy to get in touch with. Parking was easy and exactly as described.

Celebrated 60th anniversary with kids and grandkids. We had a blast. I loved every minute

Very enjoyable, entire family was comfortable, good location for bikes, swimming & boating. Love the house.Minor repairs necessary: dinning chairs need screws tightened on bottom of seats or you’ll lose them. Coffee machine listed on internet is incorrect.

We decided to extend our trip from Disneyland and found this listing here on VRBO. Absolutely blown away by the cleanliness, communication, and overall experience staying at this property. The night before, we received a message from the host with instructions, and a message the following day inquiring if we needed anything. When I had questions beforehand, they answered immediately. Grateful to have stayed here and created a great memory with our family. We absolutely recommend staying here.

It was a great location and fantastic home. Communication with the host was great. It was a great place to stay and celebrate.

Place is awesome right on the beach. Just needs a little TLC paint, change the shower fixtures they are old. Otherwise it is awesome and we will stay again.

First we had all the room we needed. The kitchen and main floor was a great location for all of the family to hang, play games and reminisce. The view facing the water was breathtaking, you are literally steps away from the sand. Well stocked and is exactly as described. Lastly great communication from the host. We will definitely come back.

House was great especially if you have dogs.

Everything at this place was as expected. It sits almost right on the sand which leads to beautiful views. The living area was a good size to host our group altogether. Our only issue is that the doors/windows were a little drafty, but we were there in off-season and it's typically not that chilly in Newport Beach.

Home was the perfect size for my family trip. AvantStay was great with communication for our trip. Location was lovely and peaceful, away from the busy town yet close enough to walk to.

This house was perfect! Exactly what we expected. Steps to the beach! The place was clean and comfortable. We would definitely recommend and would consider renting again if we come back to this area. I will say that we stayed during a crazy heat wave. We knew from the listing there was no AC as most of the places on the beach in this location area are the same. The house was well equipped with fans which were our saving grace. Thank you for having everything there that we needed!
