This renovated 2BR/1BA rear second-floor residence is tucked into one of the most desirable areas of the Newport Balboa Peninsula. While this private retreat does not offer ocean views, its convenient location behind an oceanfront home with direct beach access through a private breezeway provides added privacy and immediate access to the beach lifestyle. Ideally situated between the Newport and Balboa Piers and just steps from the sand, the home places you near local shops, dining, and attractions.

LIVING & DINING AREAS:
The living and dining areas offer a comfortable place to relax after a day at the beach, with a sofa set, streaming TV, and a dining table with seating for four.

BATHROOMS:
- Hallway Bathroom: Step-in shower

OUTDOOR SPACES:
Located just beyond the entry door, the outdoor area includes an electric BBQ grill and beach gear storage. There is no outdoor seating or dining area.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on the property (both 3BR/1.5BA) are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer is located in the carport, with complimentary laundry supplies provided.

Parking: Two back-to-front carport parking spaces are provided and can accommodate most vehicles. One space has 76 clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Property is in a great location, unfortunately is in tha east side/back of the rest of the units, and during the hottest months of the year, the unit it self can up to 92 inside even with little fans inside running..

    Perfect location on the beach and close to pier! House was clean and kitchen stocked with necessary items. It did get hot in the afternoon but we were typically not there during that time. It was great to have two parking spots at a busy time! Enjoyed our stay!

    The location was amazing—just steps from the beach and close to restaurants and shopping! The house was cozy and best suited for no more than four adults due to the small, shared bathroom. While the interior was a bit dated and the lighting could be better, it still met the needs of our family of four. You can’t see the ocean from the house, but with the windows open, you can definitely hear the soothing sound of the waves.

    The actual apartment was updated and clean. The hot water did not work in shower. We asked for help and the said it was working but we tried it every which way and it didn’t. The apartment was ridiculously hot. Since it’s on the back of the building there is no breeze and despite leaving every window and front door open and utilizing the old box fans it was stuffy and sweltering. We didn’t end up staying here despite paying over $1000. I would not recommend.
