Thoughtfully arranged for a clean, comfortable, and stress-free stay, both residences are bright and inviting, with abundantnatural light and easy access to outdoor living spaces.

SECOND FLOOR RESIDENCE

LIVING & DINING AREAS:
The second floor residence offers a bright and comfortable living area with a leather sofa and loveseat set, a streaming TV with some live channels, and a dining table with seating for eight. A sliding glass door opens directly to the front ocean-view balcony, creating an easy indoor-outdoor flow.

Please note this room is not internally connected to the second floor living areas except via the rear interior stairway, and because it also provides access to the rooftop deck, careful parental discretion is advised when considering this space for children or teens overnight. There are no bathroom facilities on the third floor. Both the exterior and interior stair access doors can be locked.

The third floor rooftop deck provides generous gathering space with three dining tables seating up to twelve, a market umbrella, two chaise lounges, and expansive ocean views.

KITCHEN & AMENITIES:
Each residence includes a fully stocked kitchen with dishes, utensils, cookware, bakeware, and small appliances to support easy meal preparation during your stay. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Pets: This home welcomes a maximum of two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared coin-operated laundry facilities are located in the laundry room along the side walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Parking includes one carport space suitable for most vehicles, plus room for two additional compact-to-midsize vehicles. The carport dimensions are 78 inches high by 95.5 inches wide. Additional metered and unmetered neighborhood street parking may also be used.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
