This 3BR/3BA oceanfront ground-floor residence offers an exceptional Newport Beach escape, complete with an expansive patio and spectacular, unobstructed views of the Pacific—the perfect vantage point for spotting frolicking dolphins, migrating whales, and other marine life. Designed to showcase the coastline, the open-concept living space is lined with wall-to-wall windows that frame the ocean and slide open directly to the oceanfront patio for seamless indoor-outdoor living. Set just off the boardwalk, this rare retreat offers a sense of privacy while placing you right on the sand at iconic 48th Street Beach.

LIVING & DINING AREAS:
The open-concept living, dining, and kitchen layout is designed to showcase stunning ocean views from every angle. The living area features a plush sectional paired with two armchairs and two flat-screen TVs positioned on opposing walls, while wall-to-wall sliding glass doors open to the oceanfront patio—creating a seamless indoor-outdoor living experience.

- Primary Bedroom: King-size bed, flat-screen TV, ceiling fan, and en-suite bathroom, with ocean views visible through frosted French doors that open to the living area

OUTDOOR SPACES:
The oceanfront patio offers unobstructed views of iconic 48th Street Beach and is set just off the boardwalk for enhanced privacy. Thoughtfully designed for coastal living, the space features an outdoor dining table for six with a market umbrella, additional lounge seating, and a built-in BBQ grill—perfect for gathering and entertaining. A built-in lounge area with a fire feature creates an inviting setting for sunset evenings by the sea, while an outdoor shower located along the exterior walkway provides a convenient spot for rinsing off after the beach.

KITCHEN & AMENITIES:
The dining area includes a table for six, complemented by a bar-height table for two with a secondary sink nearby—perfect for cocktail hour and entertaining. The contemporary kitchen is appointed with granite countertops, crisp white cabinetry, and stainless-steel appliances, and comes fully stocked with dishes, utensils, cookware, and bakeware for effortless meal preparation. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods; salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the hallway, with complimentary laundry supplies provided.

Parking: One designated parking space is available in a shared two-car garage (left side only). Additional street parking—both metered and unmetered—may also be available nearby.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    this property was everything we were looking for. From the minute we booked till the minute of checkout, we couldn’t have been happier with this property! Everything wasn’t working order and well stocked. The layout was nice and open and allowed for a peaceful and enjoyable stay! The beautiful kitchen, outdoor seating And fire pit or some of our favorite features! We would absolutely try to stay here in any future visits! thank you so much to the host for the wonderful home!

    We booked this property for my parents birthday. It is in a great location and the decor is really nice. We had a lot of issues. First off the check in instructions misdirected us to the wrong lockbox, eventually we were let in, then the sliding door was stuck shut, maintenance came and fixed it, then the garage door would not close, maintenance fixed that too. The house needs some maintenance overall, and it isn't really how we want to spend our vacation, we can do that at home. The sink has a broken sprayer, there is a rusted pipe in the fire pit that almost lit my sister on fire, there is no cold water in the master bathroom, the hallway bathroom has a plugged sink, there is a broken knob on the front door. We paid $13000 to stay there and for that price things should be in good working order. Pretty disappointed overall.

Overall, I recommend this vacation rental. Reviewer Comments: My husband & I held a work retreat at this oceanfront location. It was SO MUCH BETTER than a hotel for our small, close-knit staff. To fall asleep/wake up to the sound of the waves, grab a morning coffee & take a walk on the sand, eat all meals al fresco on the beautiful large outdoor patio or watch the sunset/moon rise around the roomy outdoor fire table...I couldn't have asked for more. Regarding the inside of the home, comfortable beds, large, fully stocked kitchen, smart tv's, easy access to wifi/technology for our meeting times, spacious living room adjacent to the patio...again, met or exceeded all my expectations. Will definitely book this location again next year for our next meeting!

There were a few areas of confusion with our upstairs neighbors, but they were resolved for the most part ( think it was their kids who got a bit fiesty, not the couple actually renting the unit). We won’t be able to stay again as wenow have a dog, and this unit doesn’t allow dogs.
