Just steps from the sand, this freshly upgraded ground-floor 3BR/2BA residence of our popular corner duplex offers the perfect coastal retreat for families eager to enjoy the 45th Street beachfront and the many ocean activities along the Balboa Peninsula. Even better, local favorites, including restaurants, shops, and everyday conveniences, are just a block or two away.

LIVING & DINING AREAS:
The inviting living and dining area offers multiple sofa sets for large groups, a streaming cable TV, and a dining table for 6–8, with sliding glass doors that open to an expansive oceanview front patio.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground-floor 3BR/2BA residence. This includes all interior spaces and the private oceanview front patio. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared coin-operated laundry facilities are located in the laundry closet inside the property wall along Seashore Drive. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One exterior, semi-covered parking space (15'D x 7'W) on the far left side between the sidewalk and garage, accessible from the rear alley. Fits most vehicles. General street parking, both metered and unmetered, is also available. Please follow the posted street sweeping signs and restrictions.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The location was perfect- the amenities were quite sparse Management company was very quick to respond.This was over Christmas. It would have been a step above to have a holiday decoration somewhere.

    We had a wonderful time! The home worked well for us and everything was good. I will say that we’ve been going to Newport for 10 years and this is the first time we have ever rented a place that had a garage but did not allow us access to the garage and it was a little bit inconvenient to not have a space to put our bikes in beach stuff. The suggestion was to put them on the front patio instead, but we have had bike stolen right off our patio even cutting locks in the past so we won’t ever leave our bikes out especially overnight so that was a little bit inconvenient for us. I wish the listing would’ve specifically stated that there is no access to the garage for the rent renters.

    The home is one house from the beach and has beach views. The management is very responsive. The home is older, but functional. Plenty of seating in the living room and kitchen area. Comfortable kind beds in all bedrooms. It could use a mirror over the 2nd sink in the bathroom. Some of the electrical outlets do not work.
