Open-concept living and dining area featuring an L-shaped sofa centered around a flat-screen streaming TV. Dine comfortably at the table for six, with expansive sliding glass doors opening to the oceanfront patio for seamless indoor-outdoor living.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground-floor 3BR/2BA residence. This includes all interior spaces and the private oceanfront patio. The upstairs 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are available, with complimentary laundry supplies provided.

Parking: One car in the garage, right side only (77 clearance). Mid-size/minivan vehicles recommended; no large SUVs. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Great stay, wonderful communication with host, very accommodating. Only wish they could have provided the door codes further in advance - not for earlier access - just as a travel manager, I need to relay this information to other people and I've never had to wait until the exact minute of the start of the reservation to receive the door code.

    Perfect location since we were with additional family 3 doors down. We love these properties. It was perfect for us; very clean. Negative: did not like having body wash, shampoo and conditioner all in one.

    The property was tired, dinged, shabby and old. What furniture there was was beat, tired and worn. The few towels that were provided were old and thin, something that would be use for cleaning cars. The general decor was minimal to none, cold and dated. Worst than a college dorm. The residents above were loud and made it hard to sleep. For the price per night I feel extremely disappointed and would never recommend this property to anyone.

    My family and I were extremely excited to stay in this rental for our trip to the beach/Disneyland and had spent hours researching the best available rental in the area that we wanted to be in. We loved the online pictures, location and size of this rental as it would allow our whole family to have a great experience. Our experience went downhill upon check-in. The reason being is this property is located on the promenade/boardwalk right by the balboa pier. Sounds amazing right??? Wrong lol. There was several hundred feed of green fencing directly in front of the property (less than 40 feet away) spanning in both directions. The reason being is the city of Newport is building a lifeguard training station there. And I would be totally fine with that…if there was ANY mention of the construction and green fencing anywhere in the property description, pictures of the property or the numerous emails that were communicated from the property management company to us. I went back and checked about 10 times to see if anything was mentioned at all…spoiler alert…there wasn’t. So we called the property management office. That was an LOL. They will tell you (as they told us) that it was our responsibility to find and know that the city of Newport has this construction going on in the area. Maybe I could get on that train…but the construction won’t be complete until fall 2023(the signs on the project/green fencing itself is where this is found). This isn’t a temporary project that would last a week or two as was told on the phone call to us. I’ve checked a lot of other Vrbo listings where if there is construction happening for an extended period of time, it is included in the actual listing, whether as a side note or in the pictures and sometimes even in the listing description. Kind of makes sense, right? Why be misleading to potential renters/tenants? We were told over the phone that the price is reflective of these changes…uhhhhh no it’s not. The price is comparable (or even higher in most cases) to every single other property in the same area lol that is not under construction….so nope can’t play that game/excuse either. Instead of trying to actually be understanding of the situation and the comically misleading nature of the property listing, the property management company will inevitably respond back to this absolving themselves of any and all responsibility. I will then follow up directly with VRBO itself and make sure that this is taken down

    This place was clean and adequate for our stay. Location is great. Biggest complaint is you can hear a pin drop upstairs, and they woke up early! Also, not great ventilation so, no ac made it difficult to sleep at night.

    The property management company was professional and got information to me before check-in as needed. The property we booked was located at Balboa Pier in Newport. Online pictures displayed this property as presentable and clean. However, upon entry to the unit things were not what we expected. The first thing was that there was a smell, which we concluded to be cigarette smoke. The couch was stained, paint was peeling from the walls, a mirror was cracked and tapped, the walls and baseboards were filthy. My daughter walked across the floor and her feet were covered with dirt. My son became sick from being inside, vomiting and dizzy. It was such a disheartening situation, as it was our family’s only summer vacation and we splurged and spent a bit more than we normally would have. We were there for a short amount of time, less than three hours, and packed our things and left. It was not some place we felt like we could stay overnight much less several days. I contacted the property management company the next day and was surprisingly informed my concerns were unfounded. My advise would be to look closely at this property before listing it for your family’s future bookings. This was not the accommodation that was advertised or what we were led to believe we were getting when we booked; description and pictures did not match real life.
