I can't say enough about the gracious and thoughtful hospitality provided by the owners. Their communication was superb and they've offered those seeking the best of Austin the very best of places to stay. A well-equipped kitchen, comfortable sitting areas, and lovely bedrooms are a welcome joy, but the outside sitting areas make this place extra special. From the excellent introduction to the property to the carton of Shiner in the Fridge and PG Tips tea in the pantry, the owners have anticipated and provided for the little touches that make such a big difference for weary travelers. The location is in the heart of the best of ATX with easy access to all the great streets and places and sites, as well as UT and everything happening there. Hook em! Come stay here when you're in ATX - I hope I get to come back again.

The condo is very well done and efficient in the use of a small space. Bathrooms are nice and kitchen served its purpose. Cute outside patio and we didn't really get a chance to use the beautiful upstairs viewing patio as this was a working trip and we were all so tired. Only thing we didn't like was being woken by a trash digger person looking for cans at 5:45 in the morning in the alley right below the bedroom window. No control over that I realize but I guess that is city life. We recommend this for girl trips and couples. Very nice property.

Great spot in Austin! Very easy to communicate with Ted and Janelle and the place was well appointed with everything you would need! Can walk easily to downtown and (longer) walk to Rainey street and many other spots. Would stay here again :)

We stayed here for a short 2 nights and the property was wonderful. It was a close walk to downtown and surrounding areas with lots of options of restaurants and bars. The townhouse was very comfortable and clean. Ted was very easy to get a hold of and accommodating as we arrived early and was hoping to drop off our car before check in which we were able to do and even have early access to the townhouse. We stayed at this property for a trip to Austin and absolutely loved it. There were 5 of us which was perfect for the bed and bathroom arrangements and layout. The rooftop deck was easily the highlight and when weather allowed we were up there constantly. Ted was very communicative and easy to get a hold of which was nice and helpful since we had to drop a car and some stuff off before check in time. He was able to accommodate us which helped our vacation a lot. The kitchen was a little small, but we were still able to make breakfast for everyone in it and had all the supplies we needed. As far as location goes, we were able to walk to almost anything we needed for food or entertainment. We were attending ACL and although it was a long walk, we were able to do it every night in a reasonable time and a safe travel path. Overall loved this whole place and would definitely stay again when we come back to Austin.

I stayed at Ted and Janelle's place while on business travel to Austin for the better part of the week. As advertised, the VR is well located, with food and UT within walking distance (Clay Pit was a great place for Indian food and a business dinner). Check-in and check-out were a breeze with clear instructions and friendly reminder information sent via the Vrbo app. As a business traveler away from home, the friendly note and assorted six pack of beer in the fridge was a great surprise and nice wind down from a day spent traveling. (Thank you!) The home itself was immaculately clean, with a well supplied kitchen, two bedrooms separated by the bathroom (although both upstairs), and a comfortable sitting living room. While I didn't have the opportunity to use it, there is also a marvelous rooftop deck with table and chairs that would be great if I had been traveling with my wife. Despite the Austin heat, the AC kept the upstairs rooms cool enough to sleep comfortably. Overall, I would stay again if business or leisure travel bring me back to Austin. Having stayed in other vacation rentals, this was among the best experiences I've had. The one thing that would make things even better would be keypad entry. While two keys were provided, I'm nervous carrying a metal key when traveling lest it fall out of my pocket in a ride share or while at a conference.
We had a wonderful week in this centrally located townhouse as it met our needs as a family of four to have a nice vacation in and around Austin, Tx.
The house was very beautiful!! Ted met us a little after we got there and made sure we had everything we needed. We had a conference at the AT&T center and the house wasn't too far. Great location for different restaurants too. Overall an awesome place to stay!

Terrific location for two couples to walk and enjoy Austin. Owners were very responsive and wanted to make sure we were comfortable for our three night weekend stay. Enjoyed the ground level patio for morning coffee/breakfast and afternoon wine. A bonus was the roof top deck for another setting. Close enough to easily get to all the activities in the downtown area yet be in a quiet area at the end of the day. Very clean and neat accommodation. We would come back here.
In town for daughter's spring break. We walked to everything we wanted to see and never moved our car. From checking out UT to touring the Capital, catching an Austin City Limits performance to swimming at Barton Springs, and hitting the haunts down 6th to shopping the boutiques down South Congress. We did it all by foot from this wonderfully located townhouse in this magical town while resting at numerous fabulous restaurants in between. If you visit Austin without staying here, you be cray cray.

Great place to stay if you are going to UT or downtown Austin. Everything is within walking distance and yet the home is on a quiet street with great ambience.
We came to Austin for a wedding which was great but just sorry that we didn't have more time to explore. This house was in a fabulous walkable neighborhood and close to all that we needed. It was comfortable, quiet (except for Mr.Woodpecker who got caught in the window screen!) and really well appointed. Ted and Janelle provide so many comforts of home which made for a very enjoyable and relaxed stay.
Pros: nice location. Polite hosts. Well stocked home with plenty of linens and little details covered. Nicely furnished. Well put together layout. Beautiful shade trees wind around deck and home for a unique feel. Cons: some improvements that lacked were a real need for TVs in the bedrooms. With only 1 tv in a living area and limited cable it made for few options when relaxing with family. The tv wasn't a smart tv either so couldn't access Amazon or Netflix or Hulu. Wifi was good in most of the house but no bars at all in the primary bedroom meaning we couldn't even watch a movie on laptop in bed. No DVD player either meant we couldn't play our child's DVDs. A small investment here could make a big improvement for families. Wish the upper deck which is really cool was accessible from a spiral staircase instead of a ladder. Want to drink and relax up there but then worries about falling down getting down via ladder. Two cleaning issues in an otherwise VERY clean home. Spider webs in living area ceilings and washer had mold all over door seal so we didn't wash clothes in it. Overall we'd stay again but hope the owners make a few small improvements to make this a 5 star place.
We stayed for 4 days in this immaculate, attractive and well-located townhouse. Ted was very responsive to any request. Definitely a winner.
Walking distance to UT, downtown, Congress Bridge, Capital, etc. The owners were wonderful and provided a nice welcome gift to start the stay. We did not spend a lot of time in the unit but when we did it served us well with 2 bedrooms and a sleeper (family of 4 with 2 teenage boys) as well as a very functional kitchen for preparing breakfast or small meals. I would highly recommend this location and will certainly look into staying here when we are in the area again. Thank you Ted and Janelle....
We enjoyed our stay. The owners have great communication and they made sure we were very comfortable. Our 8 and 10 year old loved the little nook that was filled with a lot of board games. We would stay again.
My family enjoyed staying at this town home. The location is perfect. We didn't have to go more than 15 minutes to all the stores, restaurants and attractions we wanted to visit. The home was stocked thoughtfully with all the things we could possibly need or didn't know we need for our stay. Ted and Janelle were very welcoming and accommodating. They also went out of their way to return something we left. Highly recommended!
Let me start by saying that this house has so many great things about it but the best is the upstairs deck. It was simply amazing. The house is very comfortable, it is located in a cool downtown neighborhood and you can walk to so many places. We had a wonderful stay and we were able to visit so many great restaurants, record stores, bars, a speakeasy and all the fun of 6th Street and we walked to every one of those places. You can't beat this location. We will definitely be back.
Centrally located, super clean, hosts very responsive. Rooftop deck is a great addition to be able to enjoy the weather and some local beers! Would stay here again!
A group of four of us just visited Austin for a girls weekend get away. We stayed here for 4 nights. I've used VRBO several times and this rental was the most equipped rental I've encountered. It's VERY CLEAN! The area is safe. Quick ride to anywhere downtown using AustinRide (Austin's version of Uber) or the location is walking distance to the same areas. We are in our late 20's so it was great to have easy access to bars/restaurants but faraway enough from 6th street to sleep in. The loudest noise you'll hear are the birds in the morning. Ceiling fans and full length mirrors in both rooms. Shower pressure in the bathroom upstairs is great! Softer in the bathroom downstairs. Washer and dryer available. Tons of extra towels, pillows, and blankets. You have control of the heat/AC. Two porches (one being an amazing roof deck!) Parking spot if needed. This rental is great. I would highly recommend staying here. Ted is a gem!
This place was close to the University, Capitol and Downtown area so all the places we wanted to see but hidden away in a side alley and a respite from the hustle and bustle. It is located close to shops, grocery stores and restaurants. We had a friend traveling with us who was a writer and he wished that we were able to spend more time here because it was quiet, relaxing and charming place for him to write. The first floor contained a small kitchen and dining table (perfect for us) with a bathroom and living room (with flat screen TV and comfortable furniture) with a small off-shoot that contained shelves of books and games. The second floor had a good size landing, two huge bedrooms and a large bathroom and a ladder that led up to another floor that had a small airy room perfect for reading or writing as a door that led to an enormous rooftop deck perfect for lounging outside or reading. The entire unit is surrounded by beautiful old oak trees but bright and well lighted. This place was super clean and very cute. The kitchen was well equipped and had dishwasher, gas stove, refrigerator etc. On our arrival there was a 6 pack of beer and welcome letter from the Owners (which was quite welcome since it had been a hot day and long drive). Since we were driving and stopping along the way to hike, I wasn't sure what time we would arrive so I arranged with Ted (owner) that I would text him when we left the last park and had cell phone service and when we got closer to the house. Ted met us at his place which was in front of the rental unit and instructed us where to park and various items in the house that we needed to know. Our stay was wonderful and it was nice to have such a great place to come back and rest after spending time roaming around the area. We would stay here again if in the area.
We stayed in this property for the Austin marathon weekend. It was a beautiful townhome in an excellent location. Everything was very clean and well maintained. We really enjoyed working with Ted and hope to stay here again in the future!

This is the best rental unit I've ever stayed in. Not only is the house clean, cute, and well designed, you can tell that the owners have put a great deal of thought into their guests' comfort. The house is well stocked with bedroom and kitchen linens (including pillows), toiletries and toilet paper in the bathrooms, lots of games and puzzles, and everything you need in the kitchen to cook. What's more, the kitchen utensils and pots/pans are ones you'd actually want to cook with. We had a house full of cooks and everyone was impressed with how well-organized the kitchen was. The location is great. You can walk to the Capitol in 15 minutes and down to 6th street in about 20 minutes. The hosts also provide a great tongue-in-cheek overview of the neighborhood bars, restaurants, and places of interest. I know I'll be back during my next trip to Austin. Parking hint if you have more than one car at the house: Austin charges for street parking, but you can pay through a mobile app so you don't have to worry about feeding the meter. Also, parking on 11th limits you to only adding three hours at a time but parking on Rio Grande allows you to add time in five-hour increments. Parking is currently $1/hr so parking for a full day (8 am to 6 pm) is $10. Not bad.
Thoroughly enjoyed our stay over New Years eve in Austin. The property was beautiful, secluded, nestled among ancient live oaks in a very nice neighborhood. Best of all, it was an easy walk to the downtown restaurant and music venues. Owners couldn't have been more accommodating meeting us for a short tour through the townhouse and getting us settled. The home was very clean, mattresses in both beds were very comfortable and all the amenities for our stay were anticipated by the owners. Tremendous value.

This was a great rental. Ted and Janelle were very accommodating and the townhouse provisions were super. For me, it was all about location and walking distance to my son’s apartment but it provided so much more than that and is an awesome rental. It has two bedrooms and two bathrooms as description highlights but the living area easily sleeps 2 on comfortable ikea couch/beds. So "sleeps 6" is very accurate. The kitchen was great; it had the basic essential cooking ingredients stocked, and was well outfitted with cookware. My stay was very short, only two nights but is sure was nice on arrival to have coffee supplied, cold water in the refrigerator and a nice surprise of cold spirits. Cute little shaded deck is off the living room that you don’t really get an appreciation for in the pictures. Nice and quiet location, great for sleeping. Bedrooms were upstairs with the ladder you see in the pictures leading to a really neat roof top deck. Note, if you have issues with stairs it could be a challenge and more elderly individuals are not going to get to rooftop deck. Probably the most attractive part for those visiting Austin is location to downtown and the awesome parking spot right next to unit. Lets you have the benefit of a vehicle for day trips/excursions while being able to walk and enjoy the wonderful festivities of downtown during the evening. I just can’t say enough about the unit. Clean, welcoming, and again Ted and Janelle are great. Thank you for a great visit. This rental is on our short list of places to consider when visiting Austin!
Beautiful place!! A group of 6 of us stayed here for a wedding and could not have been happier. The home is beautiful inside and out. The rooftop deck was such a hit and so enjoyable after exploring the city. Ted and Janelle packed the house with more ammenities than you would see In a hotel! While it is technically a 2 bedroom home, the living room does have a door to close it off from the rest of the house, so there is plenty of privacy for someone utilizing the sleeper sofa. The location is perfect and we were able to walk every where. I would stay here a thousand times over again and hope we get the chance to revisit sometime soon!
Great property. I would recommend this place to my family and friends. You will love it. No big complaints. Owners are fair, easy to deal with, and very nice. Place is clean (spotless) and very comfortable. We had 6 people. No kids. Youngest was 29 y.o. and oldest was 40 y.o. Others were in their 30's. We had two couples & two single guys. The two couples slept in the two bedrooms while the two single guys shared the downstairs sleep couch (IKEA) which they loved and had plenty of space. The two beds were very soft & comfortable w/ ceiling fans in each room. Kitchen was adequate for making small meals and brunch. Would be hard to make a large family size meal. But when you're on vacation, you typically find yourself going out and eating at one of the many great restaurants Austin has to offer. So it was not an issue for our group (no kids). Bathrooms were large, water pressure was fantastic. House A/C made it very comfortable. Linens were clean and plentiful. All of the furnishing was new looking, very clean, and comfortable. Price was fair and Ted was a delight to negotiate with and very understanding if you can back up anything with research and comparable properties. Owners are very nice and sweet. Greeted us with a smile. Check-in/out procedures are simple. There's a washer/dryer that's useful for small/medium loads of laundry. They have a smaller dish washer available w/ instructions. The fridge came with a complimentary gift (I won't spoil the surprise by saying what it was for us, but it was very thoughtful and well appreciated by our group). The rooftop patio is a big plus. Large in size, and it has a good view of downtown & the top of the capitol building. The oak trees around the property give it character & reason behind the property's name. It's proximity to downtown (for SXSW) and 6th street (aka Pecan St.) was just a short walk or Uber/Taxi ride. Local restaurants (i.e. Bacon, Counter Café, 24 Diner, etc.) have some absolute superb breakfast/brunch options. Plus there is a Wiggy's and Whole Foods (recommend) nearby. It was safe. Never felt like we were in any trouble or a bad neighborhood. A great property. Myself (engineer) and my friends (also engineers) had a blast and really enjoyed staying here for SXSW 2016.
What a delightful place to stay! Immaculately clean, perfectly appointed with everything you might need during your stay (including both regular and decaf coffee grounds in the fridge, and travel-sized toiletries in the bathrooms) and a wonderful, walkable, quiet location right in downtown Austin. Our stay at this home for the ACL music fest was just perfect. There were 2 couples and we could not have been more comfortable. Our host had thought of even the smallest details and even went out of the way to accommodate our need for early check in. The home was immaculate and tastefully decorated. A great Austin experience!
The house was so nice and spatous! The roof deck was such a great add to the house. We spent most our nights going up there to relax. The house had everything you might need. The owners offered a lot of towels and covers which came in handy since we forgot our towels. It was in a wonderful location. It was only a 5-10 min walk to downtown depending on where you were heading too. During our stay we always walked downtown there was no need to use our car. It was very nice of the owners to leave us recommended restaurants and grocery stores as well. During our stay the cable and wifi weren't installed yet and the owner had let us known about it beforehand but we didn't mind at all. We were outdoors for most our stay and they provided a lot of board games for us that came in good use. Overall this house was wonderful and the owner was very easy and friendly to work with. We really enjoyed our stay and will definently rent this house again. We have even recommended it to our friends
The property was very clean and everything was in new condition. The kitchen was well stocked. Everything you needed was provided.....except food of course. But there were some cooking things........olive oil, spices, vinegar, coffee. I have never rented such a well stocked VRBO as this one. The host and hostess went out of their way to make sure all amenities were provided. Included was a notebook of all the good restaurants and grocery places in town. An added plus was that adjacent parking was included with the townhouse. It was very convenient to the downtown area and we were able to walk to nearby restaurants. In conclusion, the house and location were perfect and the owner was exceptionally accommodating. The next time I am in Austin, I will rent this house again. I recommend it highly.

We met for a girlfriend weekend and had a great time here. We walked or UBERed everywhere and really enjoyed being in a quiet neighborhood. There is really nice outdoor space on the roof and also the side deck. It was very clean, with all the needed conveniences. Don't miss a walk over to the Hope Outdoor Graffiti Park. My first time renting a property and it set the bar! Ted and Janelle are so lovely, the townhouse is better in person. They stick it with everything you could possibly need. There were 6 of us visiting Austin for a bachelorette weekend. The location is fantastic, so close to everything. We spent time on the side patio in the evening before heading out and on the roof in the mornings. It was perfect!
