Our 3BR/3.5BA second-floor residence offers the quintessential Newport Beach Peninsula lifestyle, with beautiful beaches, outdoor recreation, and popular destinations all within walking or biking distance. Designed with a casual coastal aesthetic, the home provides a comfortable and inviting setting for a family beach getaway just steps from the sand on 33rd Street. Each bedroom features its own en-suite bathroom and private outdoor deck for added comfort and privacy.

LIVING & DINING AREAS:
The main living area on the second floor features a leather queen-size pull-out sofa and loveseat set, a gas log fireplace, and a TV with streaming capabilities. A dining table with seating for six connects seamlessly to the space. Sliding glass doors open to the front ocean-view balcony, which includes a propane gas BBQ grill, outdoor dining for four, and a market umbrella, creating an ideal indoor-outdoor living experience.

This home offers multiple private outdoor spaces, including a second-floor ocean-view balcony with a propane gas BBQ grill, dining for four, and a market umbrella. Each bedroom also features access to its own private or connected deck with seating, providing additional areas to relax and enjoy the coastal setting.

KITCHEN & AMENITIES:
The fully equipped kitchen includes dishes, utensils, cookware, and bakeware, along with all major and small appliances. A built-in desk area adds convenience for work or planning your day. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one queen pullout sofa is provided. Twin rollaway beds can be rented instead of the sofa by making advance arrangements with our office.

Laundry: A washer and dryer are located in a closet adjacent to the kitchen, with complimentary laundry supplies provided.

Parking: One small single-car garage space is available for compact to mid-size vehicles, along with one additional carport space suitable for any size vehicle. General street parking, both metered and unmetered, is also available. Access to the home is available through the garage via an interior stairway to the main living spaces, or via an exterior stairway on the inland side of the property.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The location is hard to beat. The house was VERY clean even if in need of some work (floors worn, cabinets stick). The price was also accessible. The kitchen was well stocked and good quality for a rental. The three bedrooms, each with their own bathroom was amazing. It rained during our stay but loved that there were chairs and boogie boards available for warmer stays. It was also quite quiet for such a central location.

    We loved this place! We enjoyed how clean it was, each bedroom has its own bathroom and balcony, the open layout, and the location. It's so peaceful to open the windows and hear the ocean waves crashing on the nearby beach. Having two parking spaces was a huge bonus!

    Check-in and text communication was very helpful prior to our arrival. The property is great for families with lots of room to spread out and have privacy. The location is steps from the sand and within a short walk to food and drinks. Also very close by a grocery store. Lots of movies, books and games for use if needed.Supplies in the kitchen were very well stocked and we had everything needed to prepare a few meals during our stay. The kitchen and supplies were very clean. Bedrooms and bedding were comfortable and clean. Windows allow great circulation and we also appreciated plug-in fans. Unfortunately, one bed was broken and couldn’t be slept in the first night of our stay, so we had to move the mattress to the floor in order to sleep. This was recommended by the after-hours emergency service as repair couldn’t be done until the next morning without having to wait awhile for their arrival that night.Shower handle was loose making it difficult to maintain water temperature, as the handle would move around. These two issues were remedied the next morning, thankfully, but we are still waiting to hear back from them about the inconvenience.

    It starts with Newport Beach within 100 yards or so. With 9 of us the many decks gave us space to enjoy each other or a bit of privacy.

    Lots of room and open spaces. Close to beach (few-minute walk). Great parking. Nearby (walkable) shopping and restaurants. One of the better rentals we’ve stayed in.

    One of our favorite family vacations is being able to spend a week at the beach. We are a family of 8. 4 adults (grandparents & parents), 4 children (7-13 yo). The kids shared a bedroom and the parents & grandparents had their own rooms. I have to say that having 3 full on suite bathrooms was one of the best features. Having on sight parking is a plus as well. Our Toyota Highlander did not fit in the garage but we found parking on our street pretty quickly. We had a second vehicle, a Ford F150 PU and it fit nicely in the carport tandem space. We ended up liking the fact that we had the garage to hold our E-Z up, beach wagons, boogie boards, and chairs. We always bring our own, but the property did have a couple umbrellas and beach chairs. The property location is a couple minute walk to beach, a couple streets from a grocery store and just a little over half a mile walk to the shops and pier. If your goal is to spend your days at the beach, you won’t be disappointed with a stay here.

    Such an amazing location and awesome home! Beachview staff are responsive and great to deal with! Our family had an amazing time and felt right at home in this beautiful space. 11/10 recommendation!
