LIVING & DINING AREAS:
The expansive living and dining area offers a bright, open setting with wall-to-wall windows showcasing beautiful bay views. The living space features a large sectional sofa, matching side chairs, and an additional set of four chairs, all arranged around a TV, sound system, and a shared back-to-back gas fireplace. The dining area includes a bamboo octagonal table with seating for eight, complemented by matching chairs, a sideboard buffet, and a tea cart. A pass-through granite counter connects to the kitchen for easy entertaining, while sliding doors from both spaces open to the front patio, creating a seamless indoor-outdoor flow.

The interior courtyard offers a private, garden-style retreat with comfortable outdoor seating, a BBQ grill, a ping pong table, a canopy, and a tranquil fountain. Additional conveniences include garage access and an outdoor shower, perfect after a day on the water. Please note: regularly scheduled gardening maintenance takes place throughout the property, including the courtyard, on Mondays.

KITCHEN & AMENITIES:
The chef’s kitchen is thoughtfully designed and fully stocked with dishes, utensils, cookware, and bakeware, featuring top-of-the-line appliances including a refrigerator, dishwasher, stove, oven, and microwave. A butler’s pantry with a secondary fridge/freezer adds extra convenience and storage, while windows offer a pleasant view out to the courtyard. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods, with essentials like salt, pepper, olive oil, and coffee provided to get you started.

GUEST ACCESS:
Guests will have private and exclusive access to the entire two-story 4BR/4BA residence. This includes all interior spaces, the bayfront patio, and the interior courtyard. The property boat dock and the gazebo are off-limits to guests and are for the sole use of property and boat owners. The rear upper 1BR/1BA apartment is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. There are several public boat docks throughout Newport Harbor, including one right near this property, which is especially convenient for picking up your guests on a rented Duffy electric boat or other watercraft. There is no overnight docking on public docks. For longer-term docking, mooring, or anchoring, please call the Newport Harbor Master for locations and pricing.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans have been provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the utility area next to the kitchen, with complimentary laundry supplies provided.

Parking: One space in double-car garage accessed via rear alley, standard-size vehicles only. Dimensions: 18ft deep x 17ft wide x 6ft high.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The best house to entertain in on the Balboa Island! And the location is AMAZING! The kitchen is STOCKED with anything you could ever need to throw a brunch, lunch, or dinner for a large family or group. There are so many places to sit and gather including TWO outdoor dining tables as well as an indoor one. The views are EPIC and the sunsets are Stunning! The decor has major character, but hasn't been updated in quite some time. Some rugs and furniture have seen better days, for example, not a bad thing necessarily just a real lived-in vibe to be aware of. There's also no A/C- which isn't a big deal at night but during the day it can get a real toasty if you don't open up all the windows.

    Wonderful location. Quaint Island and town. Definitely a fantastic holiday destination.If you have a rental car it’s perfect for getting to sights in LA and Anaheim. Lovely home with classic vintage decor.

    Great location, with a ton of space in the main living areas to enjoy the vacation. We didn’t feel crammed in there, even though a lot of houses on balboa island are small. Highly recommend, we will be coming back!

    We have been coming for years to Balboa and this house by far had the best outdoor patio with plenty of room and an amazing view! The house is somewhat old but very roomy and had everything we could need!! Loved the location!

    I absolutely loved this property. I could have sat in that back patio all day and all night watching the people walk by. We enjoyed the patio, the beach, and the convenience of the location. The property is very dated.. like a trip back in time to 1979.. old but very well kept . The house is not ADA compliant, and the property management company was up front about that which we acknowledged. We were with my mom who uses a wheelchair 100% of the time and it was very difficult for her to maneuver through the narrow hallways and small downstairs bathrooms. Wheelchair assessable yes, but if you use a wheelchair full-time, I do not recommend this property. Being that this property is listed wheelchair assessable, I suggest they clear out the downstairs closets. Not only were we trying to maneuver someone with a disability, but there was nowhere to put any of their personal items. It was extremely cramped, yet there was plenty of empty storage upstairs. Speaking of the upstairs.. it was AMAZING!!! Loved it! The master suite was too cute!! Again very dated, but for me it added to the charm. I loved it! We had 5 Adults, and 2 teen's. There was plenty of space in the family and dining room for us all to sit together comfortably. The property management company was very responsive (although we didn't have any issues) but when I did call with question's they were very helpful.

    Great vacation, enjoyed time on the water. Could walk to great restaurants and activities. Home was older and a bit dated but worked out fine. Needs to be a welcome book explaining the operation of the tv. With 4 remotes, it takes some trial and error to get it going. Thank goodness for the younger people.

    Very spacious, amazing views, was nice being able to cook for my family right on the water. We would stay here again. We had a wonderful vacation.
