LIVING & DINING AREAS:>The second floor of the front main house serves as the primary gathering space, featuring a large sectional sofa bed, side chairs, a gas log fireplace, streaming cable TV, and expansive windows showcasing amazing ocean views. A sliding glass door opens to a large furnished ocean-view deck. The dining area includes a glass dining table with bench and chair seating for six, along with three swivel barstools at the adjacent kitchen counter.

Outdoor spaces for both residences include a rooftop deck with a dining table seating 6 to 8, a market umbrella, a propane gas BBQ grill, cushioned outdoor sofa seating, a conversation area, and spectacular ocean views. Additional outdoor areas include the front downstairs patio with an outdoor dining table for six and a BBQ grill, a private front entry patio with seating, and an ocean-facing view deck just off the living room with cushioned seating.

KITCHEN & AMENITIES:
The front main house kitchen is fully stocked with dishes, utensils, cookware, bakeware, high-end major appliances, and small appliances. The rear second floor residence kitchen is also fully stocked with dishes, utensils, cookware, bakeware, stainless major appliances, and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A window A/C unit is provided in the rear second-floor residence living area.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A washer and dryer are located in the main house garage, with complimentary laundry supplies provided.

Parking: Parking includes three garage spaces plus one carport space, all accessed from the rear alley. Free neighborhood parking may also be available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    I stayed with a bunch of college friends at the property over Labor Day weekend and we had such a great time. The property was large and easily able to fit 13 women. We loved the rooftop and the proximity to the beach and shops and restaurants. When we had an issue with the door codes, the property managers were quick to fix the issue and had a seamless experience from then on. Would definitely stay again, one of the nicest houses I've stayed at on the Peninsula.

    Great location, spacious, nice furnishings. Needs a little TLC as it shows the wear and tear from being a rental. Rooftop cushions need to be replaced. Bare bones supplies (one roll of paper towels, no tissues, no cooking spices/oil) but plenty of towels and tp. Garages are narrow so don’t even think of getting anything but a small car/suv inside. However, you can easily park across the front of the garages. Five stars for the management company!!! Extremely responsive and friendly. They helped us resolve a few relatively minor issues and were a pleasure to work with. You’ll definitely enjoy the property, just temper expectations compared to the photos.

    The location was ideal, steps from the beach. The house was nice but the beds were awful. The bed in the main bedroom was fine but all the other beds were terrible, sagging in the middle. Every one of our guests complained that they could not sleep.
