Luxuriously remodeled in spring of 2026, this 3BR/1.5 BA second-floor oceanfront residence is ideally located in one of the most desirable areas of the Newport/Balboa Peninsula, directly on the boardwalk between the Newport and Balboa Piers. With the beach just outside your door and a wide variety of activities, dining, and local attractions within easy walking distance, this is a wonderful setting for a classic Newport Beach getaway.

LIVING & DINING AREAS:
The living and diningareas offer a comfortable place to relax and gather, with a sofa and loveseat set, TV, and a dining table with seating for 4. Sliding glass doors open to views of the beach, bringing the oceanfront setting into the main living space.

OUTDOOR SPACES:
The front balcony offers a true oceanfront setting, with opportunities to spot dolphins, migrating whales, and other sea life just offshore throughout the year. It is also a great place to take in the activity along the boardwalk during the day. Outdoor features include a small electric BBQ grill and seating for up to 6.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for easy meal preparation. Major appliances include a refrigerator, stove, oven, and microwave. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private front balcony. The other residences located on the property, including a 3BR/1.5BA and 2BR/1BA are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer is located in the carport, with complimentary laundry supplies provided.

Parking: Two back-to-front carport parking spaces are provided and can accommodate most vehicles. One space has 76 clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The place was nice for my family and I. There were a few things we didn’t like about it:1) No enclosed garage. Hard with bikes2) The bbq for the upstairs unit was not functional or ideal3) The dryer took forever to dry clothes4) There was a constant humming sound.

    The location is incredible, you could not be closer to beach. The kitchen was fully stocked, lots of towels provided.Unit is definitely older and one of the beds is in need of a new mattress. If you are sharing the rental with other guests, be aware you will hear them.

    We had an amazing vacation. The property was exactly what we expected. The view from upstairs was incredible and a quick walk to the ocean. Also very close to stores and restaurants. It wasn't fancy but very comfy house. Very minimal in the kitchen but perfect if you don't want to cook. Screen doors leading to the balcony needs to be replaced and the balcony itself wasn't big enough to sit out on with chairs.

    We had a wonderful time staying this home in Newport Beach. It was a perfect location for a night at Disneyland and right on the beach. We were lucky enough to see whales playing right outside of our living room window..

    Great location and view. Beachview employees were great to work with. Rental was a little well loved but we spent our time looking at the view anyway.

    Our family of 4 stayed for a week in Feb 2024. The rental company was very responsive with communication before and during our stay. The property location is perfect--right on the beach, just a short walk from the businesses around the Newport Pier. We loved the view from the 2nd story. The property condition was acceptable. It's definitely not fancy, but it has the basics. Dining table has seen better days, vent hood over oven didn't work, part of kitchen faucet was broken, and several light switches seemed to serve no purpose. The appliances are new but cheapest-in-class. I was surprised by how small the balcony is. It's so narrow that you can't even rotate the chairs and need to sit facing sideways in them. I had imagined our family of 4 using the balcony for card games, but this was physically impossible. I was disappointed to find that all of the toilet paper in the condo was wet and moldy when we arrived. It seems like they were stored improperly--I don't think this happened inside the unit itself but more likely in the cleaning company's storage facility. The hosts apologized and fixed the issue quickly. I was very surprised by the host's requirement that dishes needed to be cleaned, dried, and put away before checkout. Most other rentals just require loading and running the dishwasher prior to checkout. This seems like a small thing, but it made our checkout morning very hectic, as I had to hand-wash and dry every breakfast dish and utensil. What a pain in the

    It was a very welcomed and relaxing getaway, after an extremely busy school year! I was pleased that it had everything we needed in the way of cooking and eating supplies. The fridge and kitchen was very clean! The beds were cozy and we had a sufficient supply of towels and washcloths. We had a delightful time! Thank you!

    Excellent beach/ocean view and location near Newport Beach pier. Rental was clean. Comfortable beds but queen beds only. The living room/kitchen was spacious. Could use a dinning table upgrade as well a a better shower. To get hot water required running the shower full on and even then the temp was marginal at times. Only three small spoons. Overall the rental was comfortable and we enjoyed our stay.
