Welcome to one of the most iconic spots on the Newport/Balboa Peninsula: the Retro A-Frames of 15th Street. This rear second-floor studio, complete with a bonus loft, has been thoughtfully restored and tastefully furnished for comfortable coastal getaways. Ideal for singles, couples, or small families, it offers easy access to both the beach and bay at an affordable price.

STUDIO SPACE:
The space features a queen-size bed, a leather loveseat, and a streaming TV, creating a comfortable place to relax. A writing desk offers a convenient workspace, while a breakfast table for two is perfect for casual meals. Sliding glass doors open to a spacious outdoor deck, bringing in natural light and extending the living space outdoors.

LADDER LOFT:
The loft bedroom features two twin-size beds, offering a cozy and unique sleeping space. Please note that access is via a steep ladder, and the area includes an exposed opening at the top. This space is not suitable for young children. Guests are asked to use caution at all times, and parents should use their discretion when considering this accommodation.

BATHROOM:
Combination shower/bathtub, large walk-through closet, and storage area

OUTDOOR SPACE:
The spacious, sun-filled deck offers a perfect setting for outdoor living, featuring a dining table with seating, a market umbrella for shade, and a propane gas BBQ grill for easy meals and relaxed gatherings.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans and tower fans are provided throughout for your comfort.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: There are no laundry facilities, but there is a convenient laundromat in the area.

Parking: There is no designated parking. General street parking, both metered and unmetered, is available. All paid parking in the city of Newport Beach is free after 6 p.m. until 8 a.m.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Very cute cozy clean home, great location, close to both ocean and bay. Kitchen and bath were adequate and well-stocked. Only drawback was that it's an upper unit, with 12 very steep steps to get in and out, which somehow I missed when booking. Otherwise a charming place and very good rental company to communicate with!

    Great location for a quick stay. The balcony was a great place to have coffee and play some cards. There is no air conditioning, but the fans were more than enough to keep it comfortable!

    The second floor was very creaky and is all open with no privacy. It worked for us bc we're family. There is no a/c and we used the place during a heat wave. It makes sleeping at night hard if you need a/c to sleep. We know that places in the area don't usually have a/c bc they don't need it often.

    I really enjoyed the location of the property it’s a block away from the beach and the host was quick to answer questions. My biggest complaint is it was not well stocked. There is 0 seasonings or any extras in the kitchen at all just some dishes and toaster, no extra towels, a kuerig but no coffee. It’s nice to stay in a VRBO because it’s convenient to have things a hotel doesn’t have. It is also tough to have a 3pm check in and 10am check out time.

    Incredible location in Newport Beach right across from the beach. Truly a treasure and plan to return. The kids stayed up stairs where there are two beds and I stayed downstairs. Great little kitchen and BBQ which we used over and over and worked great. What a find! Highly recommend as a home base for an easy and memorable beach vacation.

    We loved the location of this property in relation to beach access, as well as all the other attractions on the peninsula. We could walk to restaurants and shops. We felt safe, and the location was at a premium spot for where we needed and wanted to go. The airport is close by so that was convenient as well.

    To start with the positives, it’s a great location. 15th has great access to the beach and easily can reach either pier in the area. Cleanliness within the unit was good. The patio was nice and shaded well. And to be honest, the patio is the highlight of the location. The A-frame style is pretty fun as well. They do a good job to maximize the usable space. Now for the negatives. Walking up to the unit, the smell of full trash cans rolls over you. You basically have to squeeze by the numerous full trash cans to get into the unit. Very unbecoming and really would hope the entrance was not walking by that. The unit was HOT! Weather while we visited was only 81 at the high. However, when we showed up it was at least 15 degrees hotter inside than out. Why wouldn’t the company make sure the unit was comfortable for us on check in? None of the fans were on. All the windows were shut. And to be honest, this problem persisted even with us opening all windows and turning on all fans. You will get no breeze coming through the place because it sits 90 degrees to the typical wind direction. We had a beach chair that was ripped on arrival and when we called to report it, it took a full day for them to replace it. In the loft, there are no handrails to prevent anyone from falling down the ship ladder from the top. And the floor was so unstable up there, I’m not sure I would want to be up there or even put a kid up there. Definitely not safe. Also, nothing was plugged in. No lights, nothing. Other weird things were tinfoil on every cooking surface, including the BBQ. Or windows missing screens. Or the dead plant on the patio. One of our emails prior to checking said the wait would be worth it. I wouldn’t agree. So if all you care about it location, good spot. Otherwise, maybe look elsewhere.
