Thoughtfully prepared with comfort and convenience in mind, this inviting coastal retreat places everything you need within easy walking or biking distance.

LIVING & DINING AREAS:
The spacious living area features a large sectional leather sofa arranged around a streaming cable TV with Wi-Fi, creating a comfortable space to relax after a day at the beach. French doors open to the front patio with ocean views, allowing for seamless indoor-outdoor living. The adjacent dining area includes a table with seating for four.

BEDROOMS:
- Guest Room 1: Two sets of twin bunk beds
- Guest Room 2: King bed and streaming cable TV
- Primary Bedroom: King bed, streaming cable TV, and en-suite bathroom

BATHROOMS:
- Hallway Bathroom: Tub/shower combination with access door to the side walkway

OUTDOOR SPACES:
The front patio offers a dining table for six, a propane gas BBQ grill, and ocean views—perfect for enjoying meals and coastal breezes just steps from the sand.

KITCHEN & AMENITIES:
The kitchen is equipped with a basic supply of dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the garage/carport. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One space is provided in the shared double carport, accommodating most vehicles (some SUVs). Garage dimensions are 83 H and double wide. Additional general neighborhood parking is available (metered and unmetered).

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations of 30 nights or less) as mandated by the City of Newport Beach.

    Perfect location, lots of space, nice bathroom amenities, plenty of towels for families, close to grocery store, super close to beach. Quiet and great for families!

    We had everything we needed, the location was perfect but you could yell things were a bit run down. It was nice to have three showers in addition to the one outside. Parking was tricky but that is to be expected this close to the beach. We really appreciated the beach chairs and boogie board. My granddaughter had a blast in the ocean with that.

    House is worn out. It needs updating. Ceiling fans in bathrooms don’t work causing everything to be wet and damp. No proper towel rods in bathrooms makes things worse.I would not rent this property again.

    Quiet street away from the hustle and bustle but close enough to walk and teens to venture off. Great communication with host. Nice big patio to hang on.

    Location was fantastic. Pictures were somewhat deceiving on the listing. Needs remodeling, things were worn out, vacuum didn’t work.
