Great location-condo is nice, clean and plenty of room with good parking.

Beautiful condo with a host that communicates efficiently and promptly. We truly loved our stay and can’t wait to come back. They were building a temporary structure in the parking lot in front of the property that semi-blocks the view, as well as construction employees were blasting their music throughout the day but that was out of the properties control and will only be temporary. If you love to be right in the heart of the peninsula and easy access to balboa this is a perfect location!

Great location. Condo is well stocked, everything you need to make a nice meal. Plenty of seating as well. Parking is easy and secure. People watchers dream. The area has plenty to do and restaurants to eat if you aren’t into cooking. Host left clear, simple instructions and a cute welcome gift.

Fantastic location and unit. Great communication and interaction with Stephanie. Would certainly recommend this unit and will be going back in the future!

We had a fabulous stay. Great location. Very nice, clean condo. Beds were comfortable (great pillow too) and the kitchen was well stocked. Large outdoor space with plenty of seating. Host was very kind. Loved taking walks and bike rides on the boardwalk and easy access to the pier.

Was really impressed with the check-in process, location was awesome, and communication with the hosts was easy when necessary.

The condo is very spacious and exceptionally located. Wonderful corner unit right on the beach bike path/promenade. It’s very well equipped and has everything you could want in a beach unit. Very large balcony perfect for enjoying the outdoors and people watching. Also great are the included beach chairs, boogie boards etc. Hosts are very gracious and accommodating. Highly recommend!!

Absolutely perfect! This beach house was everything we hoped for and more — spotless, beautifully decorated, and fully stocked with everything we needed. The views were breathtaking, the beds were comfy, and every detail was thoughtfully done. We didn’t want to leave. Can’t wait to come back

This place is ideal! Spacious enough for our group of 7 adults (Husband, me, our twentysomething children and their friends). Everything we needed was there! The patio is ideal, proximity to beach, Balboa Pier, Fun Zone is perfect. Plenty of dining options within walking distance. The two included secured, underground parking spots relieves any worry about where to park. If you are looking to book this place for Fourth of July 2026, too bad, we’ve already booked it for next year, we loved it that much!

Lots of space for our family group of five. Steps to Balboa Island and the boardwalk. Lovely stay!

The condo was extremely nice. Great views. Well stocked with anything you might need.

Very awkward key situation. I suggest a better system for providing the key, versus mailing it in an envelope that can rip open and let the key fall out. The key lock box in the garage is hard to see and the keys do not fit well into it.

It was a great vacation spot

We usually stay on the pier once a year as a family getaway. This was the cleanest & most spacious place we’ve stayed. They had everything we needed. Plenty of towels, chairs and beach items, and kitchen was well stocked. Large table inside and great patio space outside. Great location! Thank you we had a great time!

The property was wonderful! And just as described. Super close to restaurants and the beach. Loved the outdoor patio. It had an abundance of chairs along with umbrella for shade. Was perfect for the family to gather. Plenty of extra towels and pillows which was really nice to have. Having assigned parking was a great luxury. We can’t wait to come back!

Love this place! The owners are so friendly and responsive! Listing is exactly as described if not better! Cant beat the location...a short block to Balboa Fun Zone, right on the beach, several restaurants/bars within a block, soccer field/large grass area and park all on the same block. Very nice that our kifs are growing up looking forwwrd to this trip esch year! A special thank you to the owners...we appreciate your continued kindness!

Our 3 generational family gathering really enjoyed this condo… the space is generous, the deck and large tables were wonderful. Being up one floor really allowed excellent sunset views! We enjoyed walking a block down Palm street for our dining and activities. Our first time to Newport Beach was so easy, we’ll gladly return!

Everything was as described, in working condition and clean. Loved how close the property was to the beach and all the activities we wanted to do. Would definitely stay here again!

Wow what an awesome condo. I stayed with my family (2 elementary aged kids) my husband and my parents who are in their 70s. We had plenty of space to sleep and eat, lounge, etc. We appreciated the dedicated parking lot and the amenities included esp in the kitchen. My kids used the beach toys and boogie board! Our absolute favorite part was morning coffee and evening cocktails on the patio people watching as they went by on the boardwalk! So fun! My weekend getaway with my family was in a perfect location in the Balboa Peninsula. Everything you need, from Balboa fun zone to bars, restaurants and shops are within walking distance. Jeff and Stephanie are very attentive and made our stay very welcoming. Their home was very clean and cozy and had all the amenities needed for a great stay. The patio was a favorite for us and has a great view of the beach. Our stay was a 10/10 and I thank Jeff and Staphanie for renting to us

Condo was perfect. Perfect location walking distance to sand, ocean, restaurants, bike path and marina. Super clean. Owners made it stress free. We visited with our 4 teens kids to celebrate my husband’s 50th birthday. It was a great memorable stay.

Our family had a wonderful time at Sandy Toes! The place has a perfect location on the beach and close to the Fun Zone. The apartment has a great layout with a spacious kitchen and living room. Three bedrooms with plenty of space and the kids loved the blunk bed om noe of The bed roms. The deck also had a great size and it was really nice to sit there and enjoy a morning coffee or watch the sun go down. The apartment also has everything you need in terms of appliances. The fact that you have multiple beach chairs, beach toys and body boards included is really a nice add on. Stephanie and Jeff are the best hosts and they answered any questions we had straight away. We had the best vacation ever and could not have chosen a better place!

Beautiful condo! It has everything you need. Right on the boardwalk. Nice big patio. Perfect spot to grill have a glass of wine stare at the ocean and people watch. You all right near cute shops, restaurants, ice cream shop and coffee. I spent my 50th birthday with my family and it was perfect. We would definitely come back!!
