Lynne is an exceptional host. She welcomes you and makes you feel so at home. She has thought of every detail to make it a wonderful stay. The place is so clean. We have stayed a few times already and will definitely be back. It is also a great location. Walking distance to the beach and restaurants.

Exceptional property in every way. Located a short walk from the beach. Fantastic host. The included boogie boards, beach chairs, and outside shower were great. We hope to stay again.

Wonderful stay. The apartment was spotless and very well maintained. Everything was high quality — Linens, towels, beds/mattresses, furniture, kitchenware, beach chairs, etc. Excellent location 1.5 blocks from the beach and close to the pier. Great spot!

One of my favorite stays through VRBO. Lynne was such a great host. Every detail in the place was so carefully thought out. The Kitchen and bathrooms were very well stocked. The beds were amazingly comfortable with thoughtfully chosen cozy blankets, fluffy soft pillows and bedding. Such a bonus when you stay away from home and much appreciated. It is truly close to everything and within short walking distance of stores, restaurants and the beach. Also provided are beach towels, beach toys and chairs!Overall we loved it and had such a great time visiting Newport. We would rebook there again and again!

We had a wonderful stay at On Beach Time. The home is beautiful, very clean and in a perfect location-very short walk to the beach. We loved the rooftop area. Lynne and Tommy were very easy to communicate with. I would highly recommend this property.

The house, the location and the host, Lynne was absolutely amazing. Our family of 4 were super comfortable. The kitchen was well equipped. There were beach toys for the kids. It had all the amenities that we needed and more for our stay. We ended up not having to use any of the stuff that we had brought just in case as most rentals don't furnish fully. The home was immaculate and super clean. Would highly recommend.

We have stayed at this property on numerous occasions and it is aways enjoyable. The location is perfect as our the hosts and the property is spectacular. I know it is definitely the nicest VRBO we have ever rented, and I’m picky. Would give it six stars if that was possible.

We just returned from the most perfect family vacation at this beautiful beach house in Newport Beach! From the moment we walked in, we were blown away by how immaculately clean and perfectly maintained everything was, truly spotless. It was a solid 10 out of 10 in every way.The location couldn’t be better. The beach is only a two-minute walk away, and we loved rinsing off in the outdoor shower after a day in the sand. The grocery store is also just a two-minute walk, and there’s even a laundromat about 30 seconds away—so convenient!Lynne, the hostess, was so kind and gracious. She went above and beyond to make us feel welcome, sharing great recommendations for nearby restaurants and shopping.The home itself was fully stocked with everything you could possibly need: beach towels, beach chairs, beach toys, and all the little touches that make you feel right at home. The rooftop patio was absolutely gorgeous, perfect for morning coffee or watching the sunset.We can’t say enough good things about this place. It was the ideal beach getaway for our family, and we’re already dreaming about our next stay. If you’re considering booking—do it! You’ll be so glad you did.

Lynne's place is great and she is a fantastic host! The decor is outstanding with fantastic updated finished and high end appliances. The location is perfect, just a block and a half from the beach and within walking distance of many restaurants. We didn't need our car at all while we were there. We really enjoyed our stay and wish we had booked it for a longer visit. We are already determining when our next visit will be to Newport Beach so that we can be On Beach Time again!

We had a fantastic stay at On Beach Time. Lynne was a wonderful host and accommodated anything and everything we possibly needed. It's a short 2-3 minute walk to the beach with a grocery store and numerous restaurant options nearby. She has all the chairs, towels, umbrellas and beach toys you could possibly need and they are all well taken care of. The living space, kitchen, and bedrooms are all fresh and new. The upstairs deck is spacious and a great place to spend the morning, afternoon or night. The grill is impeccably clean as well and we enjoyed several meals on the deck. Highly recommend!

This was our second summer staying at On Beach Time rental. We have two teenage daughters and the tiki room is perfect for them. The location is perfect, steps from beach, grocery store, restaurants & so much more. We park our car upon arrival & walk everywhere. Saturday & Sundays you can use the free trolley to travel around Newport. Check out the farmer’s market by the pier on Sunday morning (farm fresh fruits, veggies, & fresh baked goods plus local vendors too). The condo has all the amenities needed for a relaxing vacation in Newport. Can’t wait to visit for a third summer in 2026. Lynne and Tommy are great hosts. We 100% recommend this rental.

We loved this place and cannot wait to come back. Lynne and Tommy are always available, and are very pleasant people. The place is stocked very well in the kitchen, and bathrooms. It’s about 2 blocks to the sand and you can see it from the balcony. Although there’s no washer and dryer, there is a laundromat 7 houses away. Looking forward to our next Newport trip.

The amenities in this property are all top notch and that’s saying a lot as we’re picky! The beds are also top quality and the little extras like the snacks and coffee pods were all very much appreciated. Not sure you will find anything nicer at the price point in Newport Beach. Outside deck up top is also a great place to relax.

We stayed here for a few days before our cruise left from LA. This is hands down the nicest VRBO I have ever stayed at. The pictures really don't portray how nice this rental is. Every detail is well thought out, with beautiful amenities and very comfortable beds. Easy walking distance to the beach, the grocery store, cute coffee shops and lots of shopping. I also love have the rooftop patio to enjoy a glass of wine after the kiddo went to sleep. This place is perfect!

Not much to add. Son and I came during spring break to also visit colleges. Place was very clean and quiet. Also very convenient being within walking distance to beach, multiple restaurants, and grocery store. Has a gas fireplace and weather was cool enough to use but couldn’t figure out how. Covered parking was a bonus and one piece of advice is it was much easier to back into it than backing out.

Lynne is an excellent host and the home is immaculate! Great location close to the beach, a grocery store, and restaurants. This was the perfect stay for our family of 4 - would stay again in a heartbeat!

This was the best VRBO experience. The property was very clean, warm and welcoming. Beds were comfortable, and kitchen well stocked. It was a five minute walk to the beach. We will definitely come back! Thank you for sharing your beautiful home with us!

My husband and I stayed eight nights at On Beach Time and would recommend this beautiful home. The rooftop deck is incredible, the kitchen suits all needs, and you couldn't ask for a more comfortable bed. Lynne made us feel very comfortable and informed about features of the house as well as the town and surrounding areas. I'd go to her with any questions or concerns because she is super friendly and seems to really care about her guests. We took advantage of the beach umbrella, chairs and boogie boards which turned our beach experience up several notches. The only unexpected aspect of our stay was the noise level on Fri & Sat nights. Most of the noise is at the beach front, and the house sits back from there in a fairly quiet neighborhood, but cars and motorcycles can be heard. We had earplugs for sleeping and we'd recommend it if you're not used to that kind of activity. For fresh/organic groceries, there's a Sprouts and a Whole Foods within a short car ride, and a Pavilions (a Vons/Safeway concept) right across the street that had most everything we needed. Great restaurants within walking distance!

This is a lovely property. It’s like a home away from home. The place is immaculate and decorated to the season. The water, snacks and beach accessories is a wonderful touch! Lynne and family is extremely welcoming. It’s not beach front but it’s an easy quick walk to the beach. Look forward to returning one day. Would not hesitate to rent again.

My mom, daughter & I spent 3 nights at the property and absolutely loved it. The location is fantastic, leas than 2 blocks from the beach. And Lynne & Tommy have set it up so well —- attention to detail is impeccable. And they are very gracious hosts.

The pictures on the site dont do this place justice. Lots of natural light and so many anenities especially in the kitchen. The host was super nice and accomadating. The patio was a DREAM! Sadly we happened to stay during the hotest heat wave of the year. This place doesnt have central AC but they one for the master bedroom and that saved me at night. The beach was even closer than it appeared and was beautiful. Hope to stay again some day (preferably not during a heat wave hah)

Lynne and Tommy's place is absolutely perfect for us. It is decorated flawlessly, and has every amenity you could ask for, including snacks and bottled water that are there for the taking. Our stay at this property was truly extraordinary, thanks to the owners’ personal touch and attentiveness. Their care was evident in every detail, from the fully equipped kitchen to the thoughtful extras. It was clear that our comfort was their top priority, making us feel truly valued. The rooftop deck was the crown jewel of the property. It offered a covered shade area and an open space for soaking up the sun. It quickly became my favorite spot with a cozy loveseat, comfortable chairs, a dining table, and portable lounge chairs perfect for sunbathing or enjoying a good book. I spent every waking moment up there when I wasn’t out exploring. The location is incredibly convenient, with the beach, stores, restaurants, and piers within easy walking distance. We only had our car out once, and that was just because we were feeling a bit lazy that day. I can’t wait to return next year!

I can’t say enough fabout this property and the property owners. Hi class all the way! The newly remodeled upper unit is like staying in a 5 star hotel. It has everything you need for a family of four, fantastic deck and is about a block away from a fantastic beach. There are great restaurants and plenty of shopping areas which are all within walking distance. It’s a short bike ride or trolley to get to Balboa Island. It makes you never want to get a hotel room again. We will definitely be rebooking next time we visit Newport.💯

We really enjoyed our stay. Property was great, close walk to beach, restaurants and grocery store. Really nice to have your own parking spot that fit a mid-size SUV. Lynne was a great host, gave us a tour of property and was in contact throughout our stay making sure we had everything we needed. Nice amenities for beach (fresh soft towels, chairs, umbrella, toys for kids). Would recommend to anyone.
