Our downstairs 2BR/1.5BA beachfront home sits directly on the soft sands of Newport Beach, offering a private and peaceful coastal escape. This sought-after stretch of shoreline is perfect for everything from family-friendly swimming to sunbathing and beach volleyball. Enjoy effortless access to nearby restaurants, shops, and local excursions, all just moments away.

LIVING & DINING AREAS:
Convertible sofa sleeper with additional seating and a flat-screen streaming TV. The open-concept layout flows into a dining area with seating for five, while sliding glass doors open to an oversized oceanfront patio.

BEDROOMS:
- Primary Bedroom: Queen-size bed, ceiling fan, closet
- Guest Bedroom: Twin-over-full bunk bed, with a twin-size trundle, ceiling fan, and a small closet

BATHROOMS:
- Hallway Bathroom: Walk-in shower
- Half-Bathroom: Powder room

OUTDOOR SPACES:
Right on the sand, this oceanfront patio features a large dining table for six beneath a market umbrella, plus additional lounge seating around a propane fire pit with a second umbrella. Take in the expansive beach and ocean views while grilling on the gas BBQ.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have access to the entire ground-floor 2BR/1.5BA residence. This includes all interior spaces and the oceanfront patio. The upstairs residence is not included in this listing. Please note that the oceanfront patio is considered an easement, and guests in the upper residence may use the patio to access the beach at any time.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Disclaimers: This neighborhood is primarily residential and extremely peaceful/quiet. Guests must adhere to the strict Newport Beach Municipal Codes regarding noise, maximum occupancy, parking, etc. Guests who disturb the neighboring residence will be subject to immediate eviction without refund.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A stacked washer and dryer are available, with complimentary laundry supplies provided.

Parking: One designated parking space in the shared garage. Mid-size vehicles only, no oversized SUVs or trucks. General neighborhood street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This was a great property. I slept like a baby in the Queen room, the bed was very comfortable and my daughters enjoyed the bunk beds. We live locally so we really just enjoyed the beach and patio for a couple of days.

    Very nice place with a walk out patio that goes right to the ocean and close enough to Disneyland and Hollywood Studios without dealing with all the traffic. We had a few small issues and the support staff was all over everything immediately. Great service!

    Would love to say we enjoyed our stay but was a lot of issues while on the property.First getting to the property it lists parking is available and no oversized vehicles will fit. We do not have an oversized vehicle and we still could not fit in the property cause the owner chose to put a storage rack on the wall that makes it so only compact vehicles will fit. We would not have rented if we were going to have to fight with finding a parking spot.Upon getting into the property and checking in we also noticed there was absolutely zero cell reception. Luckily they had wifi but if you are like me and prefer to not have to connect to a local unprotected wifi for security reasons good luck. As soon as you walk outside there was reception so this should be noted.During the first night of our stay we were laying on the couch and had a mouse run across the floor and under the couch. It ran under the fridge and we had to hear squeaking all trip. Lastly we had to take all the food off the counter cause there was ants in the property.The location of the property is fantastic but the lack of care/upkeep on the property far out ways the positives.Also might be a good idea to remove a ceiling fan that is directly above the bunk bed and if your kid simply just sits up in bed will be hit in the head. I dont blame the host for my kids mistake but this seems common sense to a host.

    What a great, amazing place!Booked it for myself and my husband and hosted our traditional baseball Anaheim beach dinner. location is amazing! The boys loved just literally walking to the sand and our traditional life guard picture.The unit was great, clean and easy access to everything.Would definitely rent againKeep in mind, this is OC so parking can be really easy or depending on the time of day not so easy.Great location, great placeThank you!!!

    A wonderful place for a family vacation to relax and reconnect. Most of our time was spent at the beach very comfortable beds - we weren’t sure whether it was the day at the beach, relaxing or the beds that had a sleeping so well! Would highly recommend this property.
