Located 1/2 block from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within easy reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:

LIVING/DINING AREA:

FRONT PATIO:
- Outdoor dining table w/ seating for 6-8

- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

Primary Bedroom: King bed, streaming cable TV, en-suite bathroom

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

BATHROOMS:
Primary Bedroom's Bathroom: Step-in shower
Hallway Bathroom: Tub/shower combo; Exit/entry door to outside walkway

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83 H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).

LAUNDRY:
Shared coin-operated laundry facilities are located along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.

ALSO:
The upper 4 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

    Property management was very responsive with issues but nothing was fixed. There were super loud crickets in the wall behind the fridge that made it loud at night and the bathtub in the hall bathroom didn’t have warm water. Our almost 4 year old and six month old really struggled with the noise at night and the cold bath. We had to give them showers which they hated. We thought maybe the water heater ran out of hot water after for the first bath so we didnt know it was an issue until we were leaving the next day. We didn’t want maintenance to come when we were leaving the next day. The only solution they had for the crickets was to spray for bugs but with kids crawling around the floor it didn’t seem like that was a safe option. The location was great and we really enjoyed how close we were to everything. I just think they needed to do a better pre-stay inspection. We loved Newport but not sure we’d stay at this house again.

    We really enjoyed being so close to the beach and having a roomy living and dining space (as well as porch) for family and friends to drop by. It was perfect for our stay. The outdoor shower was also much appreciated.

    We had a wonderful stay! The home had everything we needed and was very clean and comfortable. The location was steps to the beach and shops and restaurants were within close walking distance. We enjoyed having the downstairs patio to hang out and bbq. The management company was great with communication and check in/out was super easy. We will definitely be back!

    The location of the house was super convenient to the beach and it was it a very nice, quiet neighborhood. The property is very well maintained and had everything we needed. I would not hesitate to stay there again in the future.
